This presentation is a training tool for those wishing to use the LCCA Tool, and train others in its use.
This presentation and the accompanying notes (using ‘Normal’ rather than ‘Slideshow’ view) explain how to operate the spreadsheet by explaining its contents and showing example calculations.
They also show you how to use the tool as part of the building procurement process.

Notes on Using LCCA Tool for Buildings
PLEASE NOTE: We have kept the tool as simple as possible.
• As buildings are very complex and vary hugely the tool cannot tell you all you need to take into account.
• A whole range of costs may need to be summed up in one entry.
• You may need to devise your own checklist for tenders that is relevant to the particular building type and construction type.
• Ideally, this should be done in consultation with your maintenance staff.
• Example 3 in this presentation will explain this further.

Replacement cycle and servicing
Unless you are comparing temporary buildings the replacement cycle for a building would be longer than 25 years.
However, individual elements may need replacing. These may include:
• Windows and doors
• Floor finishes
• Façade cladding
• Paint finishes
• Mechanical services
• Renewable energy installations
• and others

Replacement cycle and servicing
As replacement cycles vary for the different building elements, break costs down into annual costs and factor into maintenance
Also ask for cost of annual maintenance for specific services installations e.g.:
