The holiday season is the worst for home burglariesand even owners in ‘secured’ environments such ascluster developments or residential estates needto take special precautions at this time to avoid

“With many owners away on holiday, it is all too easy for security levels in gated communities to slip at thistime of year and for the homes within to becomeeasy targets for criminals,” says Jasper Coetzee,General Manager of Sabreal Property Management.

“And once again, owners in such communities need totake into account that this is not just a problem for the individuals that may be burgled, but a collective one

Most importantly, he says, the HOA should make sure that the security committee remains fully functional duringthe holidays - which may mean appointing alternatives

“This committee is usually responsible for ensuring thatthe perimeter security systems - the electric fence andgate , the intercom system and any a larms -are maintained and regularly tested, and it is importantthat this routine is not neglected. The HOA also needs to decide what action will be taken - and who will take it - if there is a breach in security during the holiday season

HOA members may also decide that it is worth increasing security at this time, perhaps by hiring a security company to post guards at the gateor to conduct patrols around the estate, even if it does mean a higher monthly assessment during the holidays.

And finally, says Coetzee, owners that will be away should inform the HOA security committee, ask neighbours to keepan eye on their homes, and ensure that the gateguard will not allow any ‘visitors’ through until they return.
