After bringing home a bubbly baby boy or girl, it can be hard for par-ents to imagine that a day will come when their kids are off to college and then onto their own apartment or house. After spend-ing decades nurturing and caring for children, parents are then left with a suddenly quiet house and probably much more time to spare. If saying goodbye to the kids also means extra house, there’s the op-tion to downsize or make that extra space more useful.

Homeowners who choose to stay put can renovate vacant rooms into spaces that meet their newfound needs.

• Hobby haven: If you’ve always meant to set up a crafting room,

home-brewing station or an art-ist’s studio, now is an ideal time to do just that. Figure out which supplies you will need and begin reworking that former bedroom into a new sanctuary for leisure interests.

• Guest suite: If you’ve never had a spare bedroom to entertain guests, a child’s former bed-room can �t the bill. It may not be that dif�cult to transform such spaces into relaxing and inviting rooms for overnight guests. Be sure there is at least a queen-sized bed and a dresser or chest of drawers to stash belongings. Select paint colors and linens in neutral tones so the room will be inviting to guests.

• Living room redo: When there’s

an entire soccer team coming over to hang out, that large sec-tional sofa or modular seating may be ideal. Now that the kids are out of the house and their friends are no longer coming over for movie night, living rooms can be made more intimate with small-scale seating. A small sofa and two comfortable chairs may be a more �tting option.

• At-home gym: Save on gym membership fees by building a mini studio right at home. Choose one of the larger bedrooms and then �ll it with some �tness equip-ment, such as an elliptical trainer, a bench press bench and some free weights. Store rolled-up mats in the closet for yoga or Pi-lates sessions.

• Expanded bathroom: If space has always been at a premium in the bathroom, borrow area from an empty bedroom and turn it into a spa. Install a soaking tub sep-arate from the shower, and �ll the room with other amenities, such as a warming lamp or even a small sauna.

• Home of�ce: Working from home a few days a week may be more plausible when nearing retire-ment, as it will be a smoother transition from heading to the of-�ce each day to spending more time at home. Turn a bedroom or den into an of�ce space with a new desk and bookshelves.

An empty nest can be a bittersweet experience, but parents can make such situations work for them by transforming their homes to better re�ect their current needs.

The tiny house movement has trans-formed the way many people look at housing and how it can help them downsize not only their residences, but also their lives.

Living small has been embraced as an eco-friendly way to cut costs and simplify life. According to the tiny house resource The Tiny Life, the typical American home is 2,600 square feet, while the typical tiny house is between 100 and 400 square feet. Many tiny homes are smaller than the average urban apartment. Propo-nents of the small house movement say that living the tiny life isn’t really a sacri-�ce, but a way to experience a simpler, fuller life that frees them from expensive mortgage payments and unnecessary clutter.

One of the advantages of tiny house liv-ing is that buyers are often able to buy their homes (whether stationary or mo-

bile) outright, eliminating the need to �-nance their purchases. Tiny homes also boast much lower utility bills than more traditional homes. Out�tting tiny homes with wood-burning appliances can keep heating costs to a minimum. In some in-stances, tiny homes are completely off the grid, harvesting electricity through solar panels and employing rain-cap-turing technology to supply water.

According to the resource Living Big in a Tiny House, the tiny house movement is eco-friendly. Small homes create much smaller carbon footprints than large homes. In addition, the resources need-ed to build and sustain such homes pales in comparison to those needed to build and maintain more traditional homes. Furthermore, with less interior space, residents of tiny homes are less likely to acquire items they don’t neces-sarily need, reducing clutter and saving money.

The following statistics, courtesy of The Tiny Life, paint a picture of the tiny home lifestyle:

• Sixty-eight percent of tiny house peo-ple have no mortgage, and 78 percent own their home.

• The average cost to build a tiny house is $23,000 for do-it-yourselfers.

• Eighty-nine percent of tiny house dwell-ers have less credit card debt than the average person.

• Tiny house owners earn an average of $42,038 each year.

• Many tiny home owners are age 50 or older.

Those interested in the tiny house life-style can �nd many companies that now specialize in these dwellings. Emp-ty-nesters looking to downsize may �nd tiny homes are an affordable way to simplify their lives.

gens, such as pollen, mold or ragweed, can aggravate allergies. Therefore, if windows are being cleaned, do one at a time and then promptly close the win-dow. Having the air conditioning running can help �lter the air as well.

Use exhaust fansThe AAAAI recommends using an ex-haust fan in the kitchen and bathrooms to reduce the levels of moisture in these rooms and �lter out potential allergens and odors. Moisture can eventually lead to the growth of mold and mildew, which isn’t healthy for anyone, including allergy sufferers, to breathe in.

Invest in a HEPA �lterVacuums with HEPA �lters can trap al-lergens that are so small that they pass through regular vacuum �lters. That means instead of containing them, these small particles are only being shot back into the air where they are easily breathed in. WebMD suggests vacuum-ing once or twice a week to keep carpets and �oors as clean as possible. Plus, don’t forget to vacuum upholstered fur-niture and drapes as well.

Launder with hot waterWhen it comes time to wash linens, do so in hot water, which can kill dust mites residing in sheets and blankets. Em-ploy mattress covers to further protect against dust mite allergies.

Shampoo smartShampooing a carpet may cause mois-ture to become trapped in the carpet �-bers, leading to increased dust mites or mold growth. Spot-clean stains instead. Otherwise, hire a professional cleaner who will clean and dry the carpet as quickly as possible.

Damp dusting is betterWhen cleaning up dust or home ren-ovation debris, use a damp cloth or a vinegar solution to wipe down surfac-es. This helps trap small particles in-stead of sending them into the air.

Treat mold issuesMold can trigger allergic reactions, so it is best to keep it out of a home. Solutions that contain at least 10 percent bleach can be effective at killing mold, but it’s best to prevent mold from growing en-tirely. That means keeping tabs of any moisture issues and addressing them immediately.

Allergies can be problematic, but routine home cleaning in the right way can help alleviate symptoms.

As temperatures drop and thoughts once again turn to lighting �res and sit-ting down with a good book, it’s import-ant to revisit chimney maintenance. Even though chimneys do not require daily upkeep, regular maintenance efforts help chimneys operate safely and pre-vent deaths and injuries while protecting homes from �re.Various problems can arise when chim-neys are not well maintained. Such problems include chimney �res, carbon monoxide poisoning and early failure of the chimney and heating sources that the chimney vents. Carbon monoxide can be scary, as it is virtually invisible without a proper detec-tor. The National Vital Statistics System says that, in 2015, 393 deaths resulted from unintentional carbon monoxide

poisoning in the United States. When carbon monoxide is breathed in, it builds up quickly and combines with the blood, reducing the blood’s ability to carry ox-ygen. The Canada Safety Council says that body tissue and cells can’t function without oxygen.Chimney �res are another potential by-product of poor chimney maintenance. The Chimney Safety Institute of America notes that chimneys expel the byprod-ucts of combustion, including smoke, water vapor, gases, unburned wood particles, hydrocarbon, tar fog, and as-sorted minerals, which can condense on the inside of the chimney �ue. The resi-due, called creosote, is highly combusti-ble. With the right conditions, a chimney �re can occur.To avoid chimney �res and other risks, take these precautions, courtesy of CSIA, HomeAdvisor and Popular Mechanics.

• Have chimneys inspected annually and properly cleaned by a profession-al chimney technician.

• Make sure tree branches and other obstacles are cleared away from the top of the chimney.

• Use seasoned hardwoods that have been split for several months to a year. “Green” wood creates more creosote.

• The top-down method of building a �re produces less smoke. This means using larger pieces of wood on the bottom and the smallest twigs and kindling at the top. The �re will burn from the top and down, ignit-ing the wood beneath as it goes.

• Put a cap on the chimney to keep out rain, snow and small animals.

• Keep �res small; otherwise, the intense heat may damage bricks and mortar in the chimney. Repair any damage
