Join us at the small playground (tot lot) on Saturday for this free, fun, family event andcatch up with the neighbors now that the summer’s heat is over! This year, FamousDave’s BBQ will be catering the event. We will have a live DJ, contests, prizes and more. If you’d like to help with set-up, we will be starting at 9:00am. The event is restricted toimmediate family members and residents of Finley Farms South.

Board approves 2.7% increase in dues for 2011Presented with a 2011 budget and facing the prospect of having to use reserve fundsto cover costs, the board approved an increase of $1.00 a month. The new total perquarter will be $112.00 from $109.00 starting January 1, 2011.
The Board has kept the same budget the last two years, but with increased costs,painting and granite replenishment the board felt they had no choice. If you have anyquestions please call or email Vision or attend the next HOA board meeting.

In May, 2010, the HOA Board of Directors approved the WallCommittee’s recommendations to address ongoing common wallrepairs. This new policy will be posted on the Vision Managementwebsite. Multiple notifications will be sent out prior to work, andagain if work is perceived to be the fault of the homeowner. Thecomplete policy as well as sample notification letters are online onVision’s website.
Homeowners can also call the Town of Gilbert for a FREE wateraudit. They will help adjust your sprinklers, saving you money aswell as water (and our common walls). Homeowners are expresslyforbidden from doing work or hiring a repairman to do work oncommon property walls that belong to the HOA. If you check yourwall and find damage please contact Vision Management.
Our CC&Rs clearly state that if homeowners are found to benegligent in this matter, they will be assessed for the cost of re-pair. The CC&Rs that address this issue can be found on the backpage of your last newsletter from April or on our Facebook page.

RECONSIDERINGFFS PARKING RULES - IN EFFECT 12/15/05
While we are looking at revising our current park-
ing policies, homeowners should know that they
are responsible for their vehicles and that they
must be parked in the garage or in the driveway.
a. Parking and/or storing vehicle(s) of all types
and purpose on the community streets is prohibit-
ed unless for the purpose of loading or unloading.
e. Overnight parking on the community streets
between the hours of midnight (12:00) A.M. and
six (6) A.M. is strictly prohibited. Residents
planning gatherings or parties at their home which
would require on street parking are to contact
Vision Management prior to the event.

BEAUTY ANDTHE BULK TRASHYou may have noticed that residents arestill putting out bulk trash the wrongweek and leaving it sitting on the curb.This is bad for two reasons: It looks badfor the community and it gets residentsfined, which is never a welcome thing.
Please help us by reminding neighborsand by checking the cut-out section ofthis newsletter which lists bulk trashdates for your convenience!
Reconstruction and repainting ofour common walls continues...We hope that this vital project willlast us another decade but it didn’tthe last time we had it done. We areusing better paint and hoping moreconscientious work will create alonger lasting paint and moreunified color.
At the August 2010 Board of Directors meeting, another $20,000 was unani-
mously approved towards the continuing repair and repainting of our com-
mon walls. Progress can be seen up Columbus from Warner and along Warner
East to Greenfield until the entire community is complete.
Homeowners should know that crushed granite/ground cover replenishment
has been suspended until our reserves can be built back up. The Board has made
these improvements without raising HOA dues this past year. Walls damaged in
the future by water due to careless homeowners or broken landscaping will be
charged to that homeowner according to our by-laws. More on page 3 >>
