Overnight Parking Violations:

We have been doing overnight inspections again these last few months asthe numbers of homeowners violating our parking policy have increased.

Finley Farms South CC&R’s prohibit homeowners parking in front of their homes without prior authorization from Vision Management. If you are having friends stay overnight or parking an RV, boat or trailer in the streetovernight, please call Vision prior so that you are not assessed a fine.

NEW COLLECTION POLICYA new collection process has been established to help us with homeowners lateon paying dues. This new process has been the subject of multiple HOA boardmeetings. It should not only make it easier for us to collect deliquent dues, butshould save us money as a community, while also helping homeowners who arein financial difficulties save thousands of dollars in legal fees.

All Finley Farms South homeowners should be receiving a letter in the mail explaining the new program, and documents can also be found on the VisionManagement website under Entire Community Directory, Finley Farms South,Community Documents.

In May, 2010, the HOA Board of Directors approved the WallCommittee’s recommendations to address ongoing common wallrepairs. This new policy will be posted on the Vision Managementwebsite. Multiple notifications will be sent out prior to work, andagain if work is perceived to be the fault of the homeowner. Thecomplete policy as well as sample notification letters are online onVision’s website.

Homeowners can also call the Town of Gilbert for a FREE wateraudit. They will help adjust your sprinklers, saving you money aswell as water (and our common walls). Homeowners are expresslyforbidden from doing work or hiring a repairman to do work oncommon property walls that belong to the HOA. If you check yourwall and find damage please contact Vision Management.

Our CC&Rs clearly state that if homeowners are found to benegligent in this matter, they will be assessed for the cost of re-pair. The CC&Rs that address this issue can be found on the backpage of your last newsletter from April or on our Facebook page.

e. Overnight parking on the community streets between the hours of midnight (12:00) A.M. and six (6) A.M. is strictly prohibited. Residents planning gatherings or parties at their home which would require on street parking are to contact Vision Management prior to the event.

For beautiful lawn and shrubs/gardens:

A SOIL PH METER measures soil PH quickly and fairly accurately. If you growanything from grass to flowers, you MUST get a soil PH Meter and use it at leasttwice a year. Don't buy home-testing kits. Buy a probe instead.

Lawns can be fertilized monthly with a complete fertilizer using an analysissimilar to a 29-2-4 with iron, or 28-0-4 with iron. Feed the lawn monthly untilit is thick and dense.

One way to keep weeds out of your lawn is to maintain a thick, lush lawn whereweed seeds cannot penetrate to root. Trimming your lawn more frequently willactually help it thicken up by sending up more grass blades.

Healthy Palms and what to do about browning fronds

Queen palms like moist roots and usually suffer from iron and manganese defi-ciency. Best to feed them every few months. Mixing 2-3 tablespoons of Epsonsalt into the soil 2-3" deep near the root line should also help. Queen Palms maytake 3-6 months to recover so don't grow discouraged if they don't immediatelygreen up.

Although soil applications of manganese sulfate are effective, you can also spraythe foliage with products to achieve more rapid, though short-term results.

Queen Palms take vital minerals out of yellowing fronds. Until the frond dies,the Queen Palm is not finished feeding on it. Learn to feed yellowing palmsrather than trimming them which will create a weak point that is a convenientplace for the palm to break new fronds during strong winds. Over-pruning seriously effects the stability of queen palms in Phoenix.

If you excessively trim the yellowing lower fronds, the palm will often react bytaking these essential minerals from the next lowest set of fronds, beginningthe yellowing process on these fronds as well. This yellowing condition can be asign of disease or insect problems but more often than not, it is a mineral defi-ciency and is easily treated.

If you haven't yet planted one, mexican fan palms, or pygmy date palms seem todo much better in our dry alkaline/clay soil and require less water and care.
