Below is important information and updates regarding your community & HOA
COVID-19 and Twin Mill Farms Management Team
We wanted to address the recent concerns about the transmission of Coronavirus (COVID-19)
and its effect it may have on our operations. The safety of our residents, tenants, and employees
are of paramount importance in a time like this. We are currently working from our homes for
safety reasons, but we are still conducting routine community inspections. Until Further notice,
all upcoming events have been cancelled.
Pool Updates:
The pool is scheduled to open on May 1st, 2020 however, this will change with CDC’s
restrictions regarding COVID-19. We will make sure to keep you up to date on when the pool
can safely open to our residents. Daily cleaning of the pool area began on April 1st, 2020. We are
focused on making sure all repairs are complete as well as ensuring the water quality is pristine
by the time the pool is allowed to be opened.
Reminders:
• Every household gets their first 2 pool cards free of charge, each additional card is
$25.00. Restroom keys are free of charge. If you are in need of a new card and or
restroom key please let me know.
• Pool Rules and Pool Party Reservation Forms (for 2020 Season) can both be found on the
HOA’s Website
• Pool cards have been made but they are taking a bit longer due to shipping issues
with the current pandemic. If you did not receive a pool card in your welcome
packet or need a replacement, they will be available soon.

Landscape Update:
Summer flower selections will be decided by our landscape committee and installed accordingly.
Certain black spots and missing grass around community was brought to attention of the
community manager. A meeting with our landscape provider has been scheduled to discuss, and
propose a solution.

Violations / Deed Restrictions:
It is always great to see kids playing basketball outside, but when the goal is not in use,
remember that we have certain guidelines on how the basketball goal can be stored/placed. Here
is an excerpt from our Deed Restrictions: Per section 9.18 of the Twin Mill Deed Restrictions,
Basketball Goals, backboards, and nets shall only be permitted if the Committee approves them
in writing with reference to their location and material. Professionally constructed portable
basketball goals such as those obtained from an athletic sporting goods retailer are acceptable.
The basketball goals may be placed between the garage and the midway point of the driveway.
At no time shall the goal be placed in any street right of way or cul-de-sac or in such a way as to
endanger those persons utilizing the goal.
Trash Cans:
We have begun sending out Friendly Reminders about the correct placement of city trash
containers. This topic was discussed at length by our local code compliance officer at the last
HOA meeting. Please remember to store your trash cans out of sight. On the side of your house
is a perfect spot. They cannot be stored in your driveway facing the street.

Home Improvement & Approval Request Forms
Spring time is upon us and this is the time to start doing projects around the house. Remember to
use approval request forms on the community website before undertaking projects like adding a
pool, building a shed, or altering your fence. This is a free service to our residents and will save
you time and trouble by making sure the changes to the property abide by the deed restrictions. If
you have any questions regarding changes to your property, feel free to ask at any time.

Lawns:
As we are all in crazy times with new health and safety precautions as well as all of the rain we
have gotten lately, we did not write up violations on this week’s inspection. We do understand
that normal day to day life isn’t going on these days. However, please try and keep your lawns
mowed. We will be resuming normal violation right ups on next inspection. We are in hopes that
this will allow time for you guys to get a little more used to our new day to day life.
We do still offer our HOA lawn assistance program for those who may need it. Please contact us
for further information.
We very much appreciate everyone’s effort in keeping the community beautiful during these
trying times!

9.15 Landscaping. Each residence shall be landscaped on the front and side yards within one
hundred twenty (120) days after the date on which the carpet has been installed in the
residence. The landscaping of each Lot shall be principally grass sod or a landscaping theme
as approved by the Committee. The Owner shall keep the yard sufficiently watered to insure
adequate growth of the grass.

9.11 Garbage; Weeds. No Lot shall be used or maintained as a dumping ground for rubbish,
trash or garbage. All garbage shall be kept in city-approved containers. All garbage containers
shall be placed on the street in front of their dwelling on the day of collection and shall otherwise
be in compliance with applicable ordinances of the City of Fort Worth.
If after ten (10) days of written notice, an Owner in the Declarant and/or the Committee’s
opinion shall fail to: (i) control weeds, grass and/or other unsightly growth; or (ii) remove trash,
rubble, building and construction debris; or (iii) exercise reasonable care or conduct to prevent
or remedy an unclean, untidy or unsightly condition, then Declarant or the Board shall have the
authority and right to go onto said Lot for the purpose of mowing and cleaning said Lot and shall
have the authority and right to assess and collect from the Owner of such Lot a reasonable sum
not to exceed Five Hundred Dollars ($500.00) for mowing or cleaning said Lot on each respective
occasion of such mowing or cleaning. The assessments, together with interest (at the highest
permitted lawful rate per annum) thereon and any costs of collection thereof, shall be a charge on
the Lot and shall be a continuing lien upon the Lot against which such assessment is made. Each
such assessment, together with interest thereon and costs of collection thereof, shall also be the
continuing personal obligation of the Owner of such Lot at the time when the assessment occurred.
The lien securing any such assessment shall be subordinate and inferior to the lien of any mortgage
and any renewals or extensions thereof existing prior to the assessment date.
If you have any questions on the above, please let us know. Your cooperation in keeping your yard
up and abiding by the rules is not only greatly appreciated by all, but you also save yourself a
potential fine/lien, your yard will look great and will help the community as a whole look great.

Community Park / Common Areas Update:
• The new playground area is complete! It is currently closed due to the COVID-19
pandemic, but is scheduled to open asap.
• Brightview has added new playground area to maintenance responsibilities.
• Please make sure and clean up after yourself and or your pets in all common areas.
• Pet stations posted throughout for your convenience with waste disposal bags
New HOA News:
• Congratulations to our April Yard of the Month Winner, 5304 Thornbush Drive! Thank
you for helping to keep our neighborhood beautiful!
• We will be on the lookout during inspection for next month’s winner! Please feel free to
reach out to us with suggestions.
• Until further notice, Pool & Landscape Committees meetings will be scheduled through
via the Zoom app. Our next meeting will be held on Tuesday, April 28th at 6:30pm. We
would love to see new faces so please let us know if you plan on being a part of the
meeting.
Upcoming Events:
Due to the CDC’s recommendation regarding social distancing and limiting groups of people,
all upcoming events for the month of May are to be determined (TBD). We appreciate your
patience, and look forward to enjoying these events at a later time.

HOA Dues:
Due to the COVID-19 Pandemic, the late fee grace period will be extended until May 1st, 2020.
Our goal is to make sure all residents who have not paid HOA Dues understand that late fees will
apply after May 1st, 2020. You are able to request a payment plan for your annual dues, which
will split the total of $480 into 3 easy monthly payments. There is a one-time payment plan fee
of $20 which will be added into your total. This must also be done by May 1st, 2020. After May
1st, 2020 a late fee of $25 per month will be added to your total. Lien warnings will be sent out
in June 2020, and Liens will be filed at the beginning of July 2020. It is our goal to have all
residents either paid in full by May 1st, or to have a payment plan scheduled so we can help
everyone avoid late fees all together. The easiest way to pay dues is still through your resident
portal system PAYHOA, but you can also mail in your payment or use the PayPal link on our
community website, Twinmillfarmshoa.com. If you have any questions about the payment
options, PAYHOA resident portal system, or payment plans please don’t hesitate to reach out to
us at our email ([email protected], [email protected]). We will get
back with you as soon as possible and help solve the issue! We appreciate all our residents who
have paid so far. Having our dues paid makes a great difference in our community budget as well
as our ability to function effectively as an association.
