    A Vision for a Brighter Future

    A world where everyone has adecent place to live. This might seem like anidealistic statement to most and it should be; it isHabitat for Humanitys vision statement. A visionis something we are all working towards; acommon goal that helps us focus on what isimportant and needful in our world.

    There is a lot of darkness in our world.We have the darkness of tragedies like the SandyHook Elementary School shootings that havedeeply saddened our hearts over the last week.Our hearts and prayers go out to everyoneaffected by this senseless violence.

    Darkness is also manifested in the tougheconomic times which have caused so many tolose their jobs and as a result their homes. Somany families are struggling to survive in rentalapartments that are moldy, unsafe and hard toheat in these dark winter months. They are facedwith only a dim future of repeating their livesfrom paycheck to paycheck with no hope ofbreaking the cycle of poverty that they findthemselves in.

    At the Habitat office we hear stories ofchildrens blankets freezing to exterior walls andhomes that are making children sick. Homeswhere parents are not able to provide properclothing and school supplies due to high rent andutility payments.

    With so much darkness in the worldwe really do need bright and idealistic visions toshine the way to a brighter future! Wedesperately need a world where everyone has adecent place to live!

    I will be the first to admit that Habitatfor Humanity is not the only answer to the

    darkness in the affordable housing crisis that ourneighbors are facing. We are one of the manylights shining in the darkness. Our missionpropels us to put Gods love into action bybringing people together to build homes,communities and hope. Each partner agency,funding partner, in-kind donor, church,organization, business, individual donor andvolunteer that come together in this mission addsa light to the darkness. I am encouraged everyday by your efforts to make this world a betterplace! Thank you for partnering with us this year

    BUILDING STRONGERHOME . . . OWNERS

    North St. Louis County Habitat forHumanity is thrilled to announce that wehave received a Thrivent Builds grantfrom Thrivent Financial for Lutherans tobuild a home in Hibbing in 2013. Thoughthis is the 7th Thrivent Builds grantreceived by North St. Louis CountyHabitat for Humanity, it will be the firsttime that a Thrivent Builds home will beconstructed in Hibbing! With theaddition of this seventh grant, Habitatwill have received over $450,000through the Thrivent Builds program andmatching funding from area Lutheranchurches to build homes in North St.

    Financial goes much deeper than afinancial sponsorship for 50% of thefunds needed to build the home. Alongwith the grant money comes the supportof area Lutheran churches that provide a

    We plan to begin constructionof the Thrivent Builds home in June 2013at 1216 15th Ave E. in Hibbing which isthe site of the recently redevelopedBrooklyn School site. The site wasdonated by a generous individual andredeveloped in partnership with the City,IRRRB, DEED.

    Participating in the ThriventBuilds grant program has strengthenedNorth St. Louis County Habitat forHumanity in many ways. It has improvedour organizational infrastructure byhelping us work more closely withLutheran churches and Thrivent membersto build volunteer supporters andfinancial contributors. It has alsoincreased our capacity to build morehomes each year by increasing our

    answer session.As the family support VISTA Ihave been developing a curriculum touse at these meetings. Topics we havecovered so far include; budgeting, fallmaintenance, and publicity. My goal is tocreate an 18 month rotating schedule oflessons that will be reused year afteryear to help families as they make thetransition from renter to homeowner.

    We have seen relationshipsdeepen between Habitat and our partnerfamilies through these monthly sessions.

    There is more open communication, andbetter partnership. I am excited to seethese stronger relationships, knowing thatthey will continue after the home iscomplete helping to reduce delinquent

    payments and keeping families involved inhelping others build their homes. Anotherbenefit we have discovered from thesemeetings is that our partner families arebonding with each other and comingtogether to help on each others houses. Itis encouraging to see families schedulingPartner Family Workdays to team up andcollectively build on each others homes.This new approach to family support andnetworking is helping us build strongerhomeowners along with their affordablehomes.

    This past year has been a dynamic year forNorth St. Louis County Habitat forHumanitys Family Support Program.Instead of having just one individualmentor, families now have a monthlyfamily support meting, which includes all

    NSLCHFH has a strategic plan in placewith the goal of enhancing its capacity tobuild more homes. The affiliate has gone

    from building two homes in 2002 to abuilding program of five homes per yearwhich it has sustained since 2008. Sixaffordable homes were built in 2012 andthe organization is planning to sustain thisbuilding level on a yearly basis by 2014.

    As the organization has grown,many challenges have presentedthemselves including:

    Serving a large area which coversCotton to Orr and Hibbing to HoytLakes

    Moving to a year round buildingschedule

    Managing tools and equipment forfive projects throughout North St.Louis County

    Storage of building materials anddonated items

    Of f i ce space needed toaccommodate three staff membersand office volunteer activities

    Since its founding in 1995Habitat has moved its offices four timescausing disruption to productivity andconfusion to the public. Currently,building materials are scattered acrossNorth St. Louis County in variousstorage facilities and board membersgarages.

    Building a permanent office andwarehouse space has been identified as a

    There are many ways you canassure your values are sustained andhelp Habitat build more homes. Plannedgiving is simply taking the steps now toassure that the remaining assets afteryour death are used in such a way tofurther your values and do what youwould be proud to do in helping familiesin need to get a hand up and out of thetrap of sub-standard housing andpoverty.

    Most of the steps are quitesimple to put in place. Insurance policiesand retirement and savings accounts onlyneed a designated beneficiary to makesure the resources go where you want.Other assets can be designatedspecifically in your will or you candesignate your favorite charity (likeNorth St. Louis County Habitat forHumanity) as a beneficiary of your estatealong with family members or othercharities. Simply have your insuranceagent, financial advisor, banker orattorney make the necessary changes to

    make sure your values are sustained withyour estate.

    Other tools for planned giving(such as Charitable Remainder Trusts,Living Trusts and Charitable GiftAnnuities) can be more complicated butcan be very helpful to make sure you haveenough for your current needs and seethat what is left goes to sustaining yourvalues. If you are interested in learningmore about these types of investments

    How You Can Help

    Name North St. Louis CountyHabitat for Humanity (NSLCHFH) as abeneficiary on your life insurance, savingsor retirement accounts as sole beneficiaryor as a percentage of the assets.

    Name NSLCHFH as a beneficiary inyour will.

    Donate specific properties or building

    lots to NSLCHFH in your will. Establish a Charitable Gift Annuity orTrust with NSLCHFH.

    Talk with family members orthose managing your assets, letting themknow of your desire to leave some ofyour assets to NSLCHFH and make planstoday to be sure your values are sustainedinto the future.

    North St. Louis County Habitatfor Humanity is a hands-up, self-helpChristian housing ministry intended to

    Mesabi Tech College Students build Megan Manleys home in West Eveleth,

    Three homes in Eveleth, Hibbing and Virginia built with student volunteers!

    VolunteersHabitat homes are built by hundreds of volunteers. In the 2012 buildingseason, we estimate that 992 people picked up a hammer, saw, paintbrushor rake to enable six more families to become homeowners. Homeconstruction was also supported by 298 other volunteers who prayed forour projects, served meals to volunteers, provided devotions, helped withmailings and office work, or served on the board of directors and Habitat

    committees. Thank you!Construction Six homes were built during the 2012 building season, a milestone

    year for NSLCHFH thanks to our wonderful supporters!

    Three homes were built in partnership with area schools andstudents. The Manley home in Eveleth is being built in partnership withthe Mesabi Technical and Community Colleges Second Year CarpentryClass. The Peterson home in Virginia is being rehabbed with studentsfrom Virginia and Mt. Iron High School. The Harder home in Hibbing isbeing built by the Chisholm and Hibbing High Schools Constructionclasses. Electrical systems for two of these homes are provided by the

    Hibbing Community Colleges technical students. The 50th home to be built in North St. Louis County with the Hartfamily in Hibbing, it was sponsored by the Wells Fargo Foundation. Withthis milestone, NSLCHFH has partnered with you to provide housing to a

    total of 202 of our neighbors! Two rehab projects were started in 2012. A home in Virginia (with

    the Peterson Family and the high school) and a home in Babbitt inpartnership with the Myers family. Both homes were donated by agenerous families and were sponsored by St. Louis Countys CDBGprogram and received many hours of restorative labor by community

    volunteers. The Richards home in Virginia was sponsored by the Thrivent Buildsprogram. A total of 221 volunteers supported the project with 55% ofthem coming from Lutheran congregations. 40% of the volunteers wereThrivent Financial for Lutheran members. This was a record year for

    volunteer support. Thank You! All homes in 2012 were built according to the Minnesota GreenCommunities Guidelines making them some of the most energy efficient

    and easily sustainable homes in North St. Louis County!

    Sources of Funding

    Community individuals, businesses, churches and organizations

    contributed $104,700, which includes $68.500 of gift in-kindcontributions of building materials, professional services, and abuilding lot from the City of Eveleth.

    NSLCHFH raised $60,400 through three fundraising events: anannual dinner with a silent auction, a fundraising letter, and theHabitat Minnesota 500 bike ride.

    Local Community Grants of $217,600 were received from UnitedWay of NE Minnesota, Thrivent for Lutherans, the AEOAHomeowner Assistance Program, Wells Fargo Foundation, USBank, and MN Catholic Daughters of America,

    Government and Agency grants totaling $150,455 were receivedfrom US Softwood Lumber grant, the Community RevitalizationProgram, the USDA 502 Rural Development Program, theCommunity Development Block Grant Program and the FederalHome Loan Bank.

    Grants from the Iron Range Resources and Rehabilitation Board and the Minnesota Department of Employmentand Economic Development, in the amount of $393,300, were restricted for environmental cleanup of theBrooklyn School site in Hibbing, providing six additional lots for building homes. This was a one time extraordinary event.

    Homeowners repaid $101,900 through monthly payments on their mortgages, furnishing a source of funding for

    construction of additional homes. During the year, one homeowner sold their home, and paid $29,900 toNSLCHFH, canceling the first and second mortgages on the home. This transaction is included in Other.

    NSLCHFH leverages its mortgage portfolio by participating in Habitat Minnesotas 21st Century and GreenMortgage programs. During the fiscal year ended June 30, 2012, it borrowed $205,800 in additional funds.

    Cash Expenditures

    One home was started in fiscal year 2011, and completed duringfiscal year 2012. Three homes were completely built during fiscalyear 2012. In addition, three more homes were started during fiscalyear 2012. The cost of construction materials and professional laborin FY 2012 for these seven homes was $368,900. One building lot

    was purchased for $4,900, and a $1,000 down payment to purchaseanother building lot was made.

    NSLCHFH made 21st Century loan payments totaling $46,400 andpaid loan fees of $13,200. Payments totaling $35,300 were made toHFHI for home building materials in undeveloped countries.

    Expenditures for the environmental cleanup of the six lots in theBrooklyn neighborhood in Hibbing totaled $404,300 during the year.

    The remaining program expenditures totaled $135,000, bringing total program expenditures to $1,009,000.Administrative expenditures were $49,600, and fundraising expenditures were $37,600.
