We have a track record of delivering successful schemes for our clients in the property and development industry which is second to none, including many award winning projects. Many of our projects are high profile and are at the forefront of the economic recovery.

Over the last two years, our planning permissions have helped to secure several hundred million pounds of investment and over 10,000 jobs. We are actively working on schemes that will deliver over 40,000 homes.

The home of British motor racing, Silverstone Circuit is a world famous venue that generates substantial economic benefits for the UK. Terence O’Rourke has assisted the circuit since 2000 to secure a number of substantial planning consents to redevelop and upgrade facilities, enabling it to compete more effectively with newer circuits abroad.

In 2012, Terence O’Rourke was a key part of the team responsible for gaining outline planning consent for the Silverstone Masterplan. The masterplan includes over 400,000 sqm of development, incorporating a business park, technology park, education campus and three hotels. It also includes spectator facilities, motorsport museum, welcome centre and other leisure spaces. The practice provided town planning advice during this project and prepared the planning application which included a complex environmental impact assessment.

Terence O’Rourke is currently assisting MEPC to realise its vision to create a high-performance technology and motorsport business estate at Silverstone Park through the submission of new outline planning application. This new development will build upon the very real synergies with the circuit, creating new connections with the Silverstone brand, businesses and suppliers together with the innovation and knowledge sharing that such close networking will generate.

Lloyd’s Register appointed us to work on the redevelopment of the University of Southampton’s Boldrewood Campus to create a Maritime Centre of Excellence (MCE). Opened in 2015, the MCE is a collaboration between Lloyd’s Register and the university and provides a world class centre for innovation, business and education in maritime engineering, engineering sciences and other relevant maritime disciplines.

The building includes bespoke office accommodation, a Maritime Institute research facility, new university teaching and research accommodation in an attractive campus setting. The MCE is key to the university’s aspiration to remain one of the UK’s leading education and research institutions with an established international reputation. The scheme also contributes to Southampton’s status as an international maritime city.

Our role included the coordination, preparation and submission of a comprehensive planning application and necessary supporting information, including the management of a dedicated project website.

2011: International Hotel Awards - Best Hotel Architecture and Best Small Hotel Design

Client: Chewton Glen Hotel and Spa

Terence O’Rourke has a long-established relationship with this award-winning independent hotel and spa on the edge of the New Forest National Park.

We originally devised an estate-wide master plan for a number of development projects on the estate, based around a new golf course. Following this, we gained full planning permission for a new bedroom wing adjacent to the sensitive southern façade of the original hotel building, and more recently for bespoke luxury treehouse suites, designed by our team of architects.

The practice has implemented a political strategy, in the context of restrictive planning policies and environmental constraints that has ensured continued support for development at the hotel. In January this year, the strategy also delivered planning permission for a cookery school and tasting floor, in association with celebrated chef James Martin.

In 2012 Terence O’Rourke was commissioned to prepare a new masterplan for Marwell Zoo providing a framework for the future development of the wildlife park. A series of projects have followed including a new immersive Wild Explorers exhibit housing three endangered species (white rhino, scimitar-horned oryx and grevy’s zebra) and is due for completion in summer 2015. A dramatic new state of the art Tropical House and Energy Centre will follow in 2017.

Leading teams of specialist consultants, the practice have been responsible for the concept and detail design of the largest and most complex exhibits the zoo has undertaken to date.

The zoo is set in the sensitive South Downs around the listed Marwell Hall, and our planning and environmental skills have been instrumental in providing a smooth planning process.

The exhibits look beyond the creation of architecture to a landscaped theatrical experience that immerses the visitor into a different world that provides heightened viewing and awareness of these precious endangered species.

DaimlerChrysler identified Brooklands in Surrey, the site of the world’s first purpose built motor racing circuit, as the ideal location for its flagship UK Mercedes-Benz World. Owing to its position in the metropolitan green belt, its designation as a conservation area and scheduled monument, and concerns over flooding and traffic impact, the development raised significant planning considerations.

Working closely with Elmbridge Borough Council we led the process of consultation, environmental impact assessment and overall project design to gain planning consent and avoid a public inquiry. The project’s many benefits include a 24-hectare community park, improvements to local flooding and highway problems and the production and implementation of a conservation plan in association with English Heritage .

We continue to work in close association with Mercedes-Benz and Elmbridge Borough Council to ensure that Mercedes-Benz World is able to evolve and adapt to meet changing market expectations.

The BMW Group required a new world headquarters and manufacturing plant for Rolls-Royce cars. A site close to the famous Goodwood motor circuit was chosen, for which we prepared a comprehensive planning application and full environmental impact assessment.

The submissions to Chichester District Council illustrated compelling economic reasons for the scheme to go ahead quickly despite the significant planning constraints applicable to the chosen site. Planning permission was granted in a very short time, with widespread local support and without the need for a public inquiry. The company quickly generated up to 500 jobs as well as providing the basis for support activities vital to the local, regional and national economy. The building is topped with a curving, living roof reflecting the topography of the site and assimilating it into the surrounding sensitive countryside.

Terence O’Rourke was originally appointed by the University of Surrey in 1996 as planning consultants and to provide master planning and environmental impact assessment for a new campus to expand teaching facilities and student accommodation. We secured a development allocation for university purposes in the local plan which involved removal of 70 ha of land from the green belt. Care was taken toprotect a scheduled monument and views to and from anearby Area of Outstanding Natural Beauty. The masterplan was granted outline planning permission in 2004 and we continue to be involved in a series of reserved matters and full planning applications for student residences, sports facilities, academic buildings and ancillary development. About 1,750 new student residences have now been built, plus a Post Graduate Medical School and the impressive new Surrey Sports Park building. Current projects include associated sports pitches and creation of accommodation for a new School of Veterinary Medicine.

Client: Warner Bros. Celebrating the incredible craftsmanship that went into producing the Harry Potter series of movies, Warner Bros. Studio Tour London – ‘The Making of Harry Potter’ ™ opened in March 2012. The tour celebrates the artistry and cinematic excellence of the highly skilled production team, which brought to life the most successful film franchise in history, at Leavesden Studios in Hertfordshire.

Over the last years, Terence O’Rourke has supported Warner Bros. by providing planning consultancy, environmental and landscape architecture services for the Studio Tour, and the refurbishment and extension of the Studios within which it sits. We delivered the planning consent without the need for environmental impact assessment and without the application being ‘called in’ by the Secretary of State, and continue to work closely with the Warner Bros. team.

The economic value of film related tourism attractions is well documented, and we worked closely with Screen East in advancing the very positive local and national economic benefits of the scheme and ensuring the educational aspects of the scheme were promoted.

Since opening, the Tour has won various awards including: Best UK Visitor Attraction – Group Leisure Awards 2012 and the Outstanding Achievement Attraction 2012 from the Themed Entertainment Association.
