MACCORMAC ARCHITECTS CAPABILITY STATEMENT 1. MACCORMAC ARCHITECTS We are a medium sized practice undertaking large scale work. We are a core group of 8 professionals led by father and son combination of Kym and Nicholas MacCormac. Kym has 35 years of experience in the work of an Architect and Nicholas has 13 years. We undertake a limited number of projects each year and offer a personal service with only minimal delegation during the progress of each project. Kym MacCormac Nicholas MacCormac We have specialised knowledge of mixed use buildings including Commercial Offices, Retail and Multi-storey Apartment Buildings. Kym has also advised MRWA on aesthetics and prepared their standard guidelines for Tenders on public structures including road bridges, tunnels and walkways. MacCormac Architects are fortunate to have the wise counsel of Consultant Architect James Taylor who has extensive experience in the industry spanning 45 years. He was President of the WA Chapter of the Royal Australian Institute of Architects as well as the National President. He was a senior member of the Government Building and Construction department for many years and has an extensive knowledge of government operations.


2. RECENT PROJECTS Projects undertaken since 2000 1. EQUUS Mixed Use Development 29 Level Apartment, Office and Retail building with 136 Apartments, 8,000m² office, 2,000m² Retail and parking for 250 cars in 6 elevated levels and one basement. Construction cost $85 million. Project is currently under construction with 24 months of a 30 month contract run.


3. 40 – 50 St Georges Terrace, Office Refurbishment New cladding to two 12 storey office buildings at 40 and 50 St Georges Terrace and new canopies and new entrances 40, 44 and 50 St Georges Terrace. New Retail arcade at St Georges Terrace level of 50 St Georges Terrace. Construction Cost $27 million. Project has been submitted for a Building License and will be tendered in February 2009.


4. Grosvenor Square, 339 Hay Street, Perth 13 Level Office building of 12,500m² constructed adjacent to two storey heritage hotel with parking in 2 basements for 80 cars accessed from Hill Street. Low rise office component facing Hay Street with ground floor cafe and 3 storey section to acknowledge low rise nature of the hotel DA Obtained 9 December 2008.


5. St Martins, 325 Hay Street ST MARTINS OFFICE AND RETAIL 625 HAY STREET PERTH WA 6000 COMPLETED: October 2004 COST: $9.2M BUILDER: Broad Construction Services VITAL STATISTICS: 2,500m² Offices 1,250m² Retail DESCRIPTION: Construction of a new Office space over 3 levels and 2 levels of Retail to replace defunct Cinema strategically located opposite David Jones Department Store in Hay Street Mall. Designed to respond to David Jones project undertaken by MacCormac Architects as Principal Architects. Connection to existing 33 storey office Tower at two upper levels created large floor plates at those levels which correspond with the lower two floors of St Martins Tower. Major tenant Borders Books occupies the two retail floors at Hay Street and St Georges Terrace levels


6. David Jones COST: $25.0M (shell) BUILDER: Consolidated Constructions VITAL STATISTICS: Construction of 22,000m² of Retail Space DESCRIPTION: Conversion of existing 4 level Aherns store and addition of new 4 level Department Store for David Jones located in a strategic position between Hay Street and Murray Street Malls. Large central atrium escalator banks. Incorporation of existing frontage façade of Alexander Buildings in Murray St Mall and the upgrading of the 1913 Savoy Hotel were included as part of the overall project


7. Septimus Roe Piazetta SEPTIMUS ROE PIAZETTA 256 ADELAIDE TERRACE PERTH WA 6000 COMPLETED: February 2007 COST: $3.6M BUILDER: Broad Construction Services VITAL STATISTICS: 400m² New Retail 560m² Refurbished Space DESCRIPTION: Upgrade to forecourt of existing 1970’s Office building with introduction of new Retailing and Entry Statement / Canopy and public art in New Piazetta.


8(i) 134 Main Street Offices, Osborne Park – (Stage 1) Three separate office buildings constructed sequentially form south to north over 5 years. Each building is 2 storeys high with parking for 10-11 cars at rear accessed from a ROW. Only the last building (north end) has a single left with the other two featuring central decorative stairs accessing the Upper Floor. COST - $1.6m Completed - 2005


8(ii) 136 Main Street Offices, Osborne Park – (Stage 2) Two storey office building with central entrance designed as the centre piece of a three staged building group. COST - $1.8m Completed - 2007


9. Roger Seller ROGERSELLER SHOWROOM 153 BROADWAY NEDLANDS WA 6009 COMPLETED: March 2005 COST: $950,000 BUILDER: Dawn Express VITAL STATISTICS: 300m² New Showroom and Offices DESCRIPTION: Complete renovation of two existing retail premises combined to form one new showroom for a major supplier of luxury Bathroom fixtures, fittings and accessories. Grade parking at rear.


10. St Johns Square, 16 Aberdeen Street, Northbridge Conceptual design for 3 storey Offices of about 2,000m² with attached Church Hall of about 600m² along Heritage Lutheran Church in Northbridge. Parking for 60 cars in Basement accessed from rear Lipfert Street at lower level. Extended EPRA approvals process saw DA obtained in July 2008 after 13 months of discussion.


11. 3 Campbell Street, West Perth Conceptual design for 4 level office building with 2 rooftop Penthouses. DA Obtained October 2007. Second Stage office building of approximately 4,000m² large site with rear decked parking for 168 cars. Connection at Level 1 to Stage 1 office building known as Gayfer House.


12. 32 St Georges Terrace Offices Concept for office extension to existing building. 9 new levels of 550m² floors totalling 4,800m² stepped in section to ensure larger floor areas at highest possible level. Carpark unchanged. DA received 2006


13. Waratah Avenue, Mixed Use Development Concept for two levels of 10 apartments in 2 and 3 bed configuration facing Waratah Avenue above 700m² Ground Floor retail with parking for 54 vehicles below and at rear as well as a 2 storey pair of houses facing Alexander Street. Awaiting site rezoning by City of Nedlands.


14. The Peak Apartments Concept for 54 Apartments in one and two bed configurations over 15 levels with 4 levels of Carpark above ground for 72 cars. DA obtained 2005.


15. 313 Hay Street, Mint Garden Apartments Concept for 57 Apartments over 9 levels with decked Carpark at rear for 69 cars over 4 levels with café at Ground floor level. DA obtained 2006.


16. 208 Adelaide Terrace Apartments Concept for 149 Apartments over 26 levels in 2 and 3 Bedroom configurations with decked carparking at rear for 238 cars. DA obtained 2007.


17. 54 Kings Park Road, West Perth (Mixed Use Development) Ground Floor plus 4 levels of Apartments above 4 levels of Offices with 2 Basement Carparks (for 26 cars). The 4 Apartments are single floor apartments of 165m² in 3 Bed Configurations. Each office occupies a single floor and is approximately 1,105m² in average. Construction Cost Estimated $7 million. Project has DA and is currently being priced before submitting for Building License.


18. Apartment Building at 18 The Esplanade (in JV with BatesSmart Architects) 40 Level Apartment Building containing 60 Apartments generally with 2 apartments per level with some whole of floor apartments and a 3 storey Penthouse. Parking on 5 levels for 150 cars at rear of site and a single part basement for Services. Construction cost $90 million Project has a current DA and is on hold while being re-designed to respond to changing market expectations.


19. Swanview Offices 3 levels of office above Ground Floor, retail with parking at rear showed with Swanview Apartments. Construction Cost - $16M including Apartments Completed - 2005


20. Swanview Apartments 29 Apartments facing Swan River over 5 level sin 2 and 3 bedroom configurations with rear Carpark for 150 cars over 3 levels shared with Swanview offices. Rear Swimming pool. Construction Cost $16M including Offices Completed - 2005


21. 83 Canning Highway, East Fremantle (Mixed Use Development) Ground Floor plus 3 levels of Office / Residential, Mixed use located above and behind an existing heritage retail building. 2 Apartments (1x3 Bed and 1x2 Bed) on the top floor and 4 Offices over 2 lower levels with carparking for 16 cars (8 cars in carlifters). Construction Cost Estimated $3 million Project has DA and is currently awaiting Building License while being tendered.


22. 190 Stirling Street, East Perth Concept for 16 Apartments and Ground Floor Office of approximately 470m² space with Basement parking for 21 cars. DA obtained in May 2008. Expansion and refurbishment to existing 2 storey Showroom Offices for Book supply store adjacent on site. Project undertaken with PRA Architects


23. MRWA Advice on Aesthetics. In addition to the work identified above, Kym MacCormac has been engaged by MRWA since 1985, to provide advice on aesthetics of public structures like road and foot bridges, abutments, tunnels, portals, approaches, noise walls, public art and landscaping coordination. B.Arch (Hons) Curtin University of Technology, Perth WA Associate Director of MacCormac Architects Qualifications Nicholas MacCormac received a Bachelor of Architecture from Curtin University in 1998 where he graduated with honours. He has been a registered Architect since 2005. Nicholas was the winner of the 1997 Architectural drawing prize for student awarded by the RAIA. Professional Expertise Nicholas has worked at MacCormac Architects for over 8 years and has also worked with other firms including internationally renowned architects Skidmore Owings & Merrill in London, and locally with The Cox Group and Parry and Rosenthal. Nicholas has worked on prestigious international projects that include the NATO headquarters in Brussels and a fit-out of two levels of the Swiss-Re tower in London (also known as Lord Norman Foster’s ‘Gherkin’) as well as local projects that include the Perth Convention & Exhibition Centre, the Old Swan Brewery and the Motorola R+D Institute. Nicholas has also completed 8 semesters of part time work at Curtin University where he has tutored a variety of units in the Architecture stream.
