Capability Statement 2016 - 2017

Fleetwood Architectural Aluminium is a specialist contractor involved in the design, manufacture and installation of façades,

curtain walling and rainscreen cladding.

Our mission statement to manufacture and fit ethically sourced high quality building envelopes that are delivered on time every time. With our market leading innovation backed by continuous investment in both

our people and processes we commit to a service that exceeds the expectation of our customer.

The company, which was founded in 1984 and has 160 direct employees, prides itself on the excellence of the service it

provides to its customers. There are only a few companies in today’s facade industry that can provide the same level of

in house capability as Fleetwood. In the spring of 2010, the directors of Fleetwood took the decision to consolidate the company’s operations, previously

spread across three locations, onto a single impressive new site in Slough. The aim of the move was to increase operating

efficiency, provide an enhanced service offering for its clients and expand manufacturing capability not just in terms of

volume, but also by handling pressed metal work and undertaking full pre-treatment & Powder Coating of metal in-

house. It would also allow for the expansion of Fleetwood’s unitised operation so enabling the company to compete

directly with large European fabricators.

This relocation involved expenditure of £1.5 million on refurbishment and some new machinery, a significant

investment for a privately owned family company.

Our unified management structure enables a consistent and flexible level of service to all clients with the benefit of our

experience being brought to bear on each and every project.

While we pride ourselves on our flexible, collaborative and consensual approach we remain uncompromisingly focused

on delivering the best for our clients.


Our Services

As you will see from the enclosed documentation Fleetwood are one of the country’s leading designer, manufacturer

and installer of aluminium curtain walling, windows and doors. As well as the traditional stick built we also are able to

offer the design and manufacture of unitised curtain walling systems.

In April of 2010 we moved to our new 80,000 sq/ft office and factory unit based in Bath Road Slough. The new facility enabled us to carry out all our production under one roof and also allowed us to hold stock of finished material as well as base material. We are currently approved manufactures of Schuco, Reynaers and systems however where required we are able to provide bespoke solutions. Fleetwood have grown to be one of the largest privately owned facade contractors with a turnover in excess of £20 million and have an impressive reputation for delivering the most demanding projects. As a sub-contractor we have maintained a financially secure balance sheet to support the reliance that clients can place upon our warranty.

Our Commitments

› Our Commitment to Sustainability

Where possible all materials are recycled including aluminium and paper and packaging from

the office and warehouse operations. Our aluminium profiles, being mainly supplied by Schuco

UK and Reynaers, embody a low carbon footprint we also offer a whole range of bespoke

sections.

› Measuring Customer Satisfaction

Fleetwood has designed its own feedback form to monitor the response from customers and

measure the level of satisfaction achieved. The form is sent out twice during the course of a

project, first at the midway stage and then finally upon completion. We urge our customers to

answer honestly because we recognise that only by identifying weaknesses, can we strengthen

our overall level of service.

› Our Attitude to Partnering

We recognise the advantages to both our business and our customers of partnering agreements. We have our own supply chain of

specialist installers with which we work very closely. As a CWCT member, Fleetwood maintains close links with CWCT and attends

product seminars and training sessions.

› Our Responsibility for Health & Safety

Like every responsible employer, Fleetwood takes the health of its employees and the safety of its working operations very

seriously. The company has achieved Achilles 5 Star, Beyond Zero and CHAS, ISO 9001, ISO 14001 and ISO 18001. We hold regular

health & safety training sessions to encourage staff to think about safety issues and we work constantly to promote a safe working

culture both on-site and in the office.

› Our Approach to Training and R & D

We have developed a training matrix for all employees and conduct six-monthly performance reviews. We support and organise

regular CPD sessions involving outside specialists who have been trained to instruct and motivate staff. All employees attend product

awareness seminars on a regular basis.

Section 01 — Introduction to Fleetwood


Section 01 - About Fleetwood

› Profile Fleetwood Architectural Aluminium design, manufacture and install commercial aluminium glazing

products to the UK construction industry. The company is privately owned and was established in 1984

and now employs over 150 staff. Our current turnover is in excess of £20m GBP with a target turnover

of £25m GBP by 2018. Fleetwood is an ISO9001, ISO14001 and ISO18001 registered organisation.

› Geography Fleetwood have successfully delivered schemes from as far north as Manchester, as far south as

Plymouth and as far west as Swansea. Our operational boundaries are now considered limitless for

the right scope of works. Our regional centres are based at either end of the M4 corridor in Slough

with additional offices in the Midlands.

› Facilities

We currently have a manufacturing facility in Slough (Berkshire) of 80,000 square feet, complimented by a separate 20,000 square foot facility that is

dedicated to pressed metal work, powder coating and welding based in Reditch. Across the sites we have a total of six CNC linked cutting centres,

two 7m CNC machining centres, four crimping centres, a Schuco Isomat, end milling facilities along with various bead saws and punch tools. The

pressed metalwork facility is also equipped with two 4m CNC break presses, two 4m guillotines along with a CNC Turret Punch and Plasma Cutter,

welding bay, powder coat line and oven. In addition to the hardware Fleetwood have also developed bespoke operating software to manage the

quotation database, production and site based operations.

› Staff Delivery of projects is dealt with by an Operations Manager, Design Team Leader, Draughtsman, Quantity Surveyor and a Buyer as well as a number

of Project Managers and Site Managers. Sales and estimating, accounts and HR are centralised in Slough. Subcontract labour is occasionally used but

always controlled by FAA staff. All of our subcontractors are thoroughly vetted as part of our in house QA for new subcontractors.

› Products and scope Fleetwood have successfully completed the installation of windows, doors, curtain walling, unitised systems, multiple rainscreens, brise soleil and fire rated products. We are currently approved fabricator/installers of Reynaers, Schuco and leading cladding systems.

The new 10,000sqm facility rises to three storeys and is organised around two internal atria that focus the public facilities of reception,

exhibition space and the new 100-cover first floor restaurant for staff and visitors. The plan form whilst responding to a generic ‘BCO’

standard office shape (1.5M space-planning module; maximum 18M deep wings; 2.8M headroom; fairly conventional servicing

distribution) also derives from the functional and operational requirements established by the client’s brief. A tiered series of building

wings unified by the enclosed three-storey circulation and break-out space facing on to the approach road emerged as the optimum

plan solution that synthesised the client’s requirements.

Wood Lane Studios will regenerate the run down Woodlands site at 80 Wood Lane, W12. Construction is now underway and the

first phase will provide high quality postgraduate studio accommodation and key worker apartments to meet the growing demand

from Imperial College postgraduate students.

Wood Lane Studios will eventually form part of a new campus for Imperial College. The Campus will be expected to generate and

maintain over 2,450 jobs and will accommodate in addition to the postgraduate and key worker accommodation, a range of uses

including research and teaching facilities (such as the world class School of Public Health), a new business incubator for the

companies created through Imperial Innovations plc and management offices for the College.

Special Features: complete envelope will consist of — Natural stone and pre-oxidised copper panels to bring quality and natural

texture to the elevations. Double glazed aluminium windows and ceramic tile cladding provide a high quality engineering contrast.

Overview

The Harlequin design team has successfully delivered a visually

striking, environmentally aware, and contemporary office scheme

by taking a tired 60’s building ‘back to frame’ and reimagining it for

the 21st Century workplace. The site is located in Southwark, South

London- an area undergoing substantial regeneration. Harlequin sits

comfortably within this context and delivers a BREEAM excellent,

high quality, contemporary office scheme which exceeds the client’s

brief and delivers fully on the original aspirations for the project. The

original building had many constraints - poor architecture, poor

structure, poor floor heights, environmentally unfriendly and badly

serviced. We have addressed these constraints imaginatively and

used them as positive design drivers. For example the scheme now

employs a dynamic structural solution that informs the architectural

language, a bespoke services solution allows good floor heights,

natural daylight penetration and positive environmental benefits.

This approach has allowed us to successfully deliver a building that

stands out from its competitors. The successful delivery of this

project has meant that the team has risen to a number of challenges

and by doing so we believe we have reflected many of Fleetwood’s

core values. The project whilst visually striking and design led is

equally commercially aware - initial tenders were significantly above

budget and the team worked imaginatively to deliver an engineered

project that improved value but retained the design aspirations

whilst exceeding the original client brief. A tight urban site with

difficult ground conditions dating from the original Victorian

buildings and an existing building fabric that was demonstrably

worse than originally expected meant the team had to adopt a

flexible and creative design approach at all stages and react

positively to the challenges that arose. As lead consultant the team

has provided leadership to a diverse team of professionals and given

direction to ensure the original goals were successfully achieved.

Work on Phase 1 of the development – the construction of Athletes Village, including homes, shops, hotels, offices and community

facilities – is due to start in mid-2008, with handover to the Olympic Delivery Authority scheduled for early 2012. The 2,818 homes at

the Athletes Village will include 50 percent affordable, designed for key workers or people on low incomes. Of that 50 percent, most

will be for rent, although some homes will be available to buy through innovative schemes like shared ownership. The Athletes Village

will provide a wide range of homes, offering something for everyone.

An international call for architects in May 2007 attracted 434 entries from across the globe. These entries were then narrowed down

to a panel of 47 architects. A dozen teams have so far been appointed from this panel to work on different components of the project.

But all of the homes will be close to shops and other facilities, and will have access to green and open space, whether that’s a private

garden, balcony or roof terrace, or a communal garden or courtyard.

Homes will be grouped together into a number of distinct areas. High buildings with shops, cafes and bars nearby will provide all the

buzz of modern city living. There’ll also be quieter, open streets and more secluded, smaller streets lined with town houses and

apartments.

City Peninsula is the first new-build residential development at Greenwich Peninsula, London. The £32m scheme will provide 229 new

homes – a mix of luxury and affordable apartments and town houses, just a few minutes’ walk from the O2 Arena and a two-minute tube

journey from Canary Wharf. The scheme is being constructed in three blocks, which vary from two, up to 11 and 19-storeys high. The 19-

storey block features triplex luxury penthouse suites with private roof gardens and breath-taking 360º panoramic views. The majority of

the stunning

1, 2 and 3 bedroom properties enjoy unrestricted views of the river Thames and the London skyline and most living spaces have a balcony,

terrace or winter garden combination. In addition, 53 apartments and three town houses will be available for shared ownership or rent

through registered social landlord London & Quadrant Housing Trust. Car parking has been created at ground floor and first floor level.

Overview

An academy is a new type of school which brings a distinctive approach to school leadership and draws on the skills of the sponsor;

in the case of the Harris Boys Academy it is Lord Harris of Peckham. Lord Harris of Peckham is already the major sponsor of a group

of innovative City Academies in South London. Collectively known as the Harris Federation of South London Schools. Lord Harris is

also the sponsor for a group of 6 specialist schools in the South London area. Lord Harris’s vision is that rather than working in

isolation, these schools should work together as a federation. This will enable the schools to use their combined resources and

collective expertise in order to assist each other and so reach standards faster than would be the case with schools working in

isolation. Section 2 explains in a little more detail the

‘ethos’ behind the Academy concept and its application to this particular project. The concept is very simple for the new Academy.

A series of parallel bookcases, in the direction of North to South, positioned in the South Eastern corner of the site. The first bookcase

faces the park and the second parallel bookcase is separated by an agora (which forms the interactive fusion space between the

bookcases). The rear bookcase is deeper than the front to allow a variety of uses. The rectilinear form maximises the external

frontage to the main facades. The design approach places the majority of occupiable rooms with an outside view onto the tree lined

park or over the rear playground areas. The rear bookcase can be divided up at upper levels with occupiable rooms concentrated

on the external elevations. Alternatively deeper plan rooms can be planned. The third bookcase sits on stilts to the rear so as to

maximise the ground level for benefit of the external outside areas. The building incorporates design features such as the ‘Agora’ &

the roof light above, which allows the penetration of natural light into the heart of the building, this light spills into the rooms that

are situated alongside the Agora space. This feature is made more prominent by the large north facing glass façade that also serves

as a feature to promote the secondary entrance. This large façade also allows the natural light to fill the Agora space.

Environmental Policy Statement

The Fleetwood Architectural Aluminium Group of companies manufacture and install structural aluminium and curtain walling systems for the building industry at their production facility in Slough. We recognise the need to ensure that future generations have access to a high quality environment and to limit the impact of its activities on the environment. Therefore we will endeavour to:

Improve energy and water conservation and management at our premises and at all the sites on which we are working

Reduce air, land, water and noise pollution from our activities

Reduce the transportation of goods to our site and our client sites in order to contribute to a reduction in traffic congestion, noise and air pollution.

Use local suppliers in order to support the local economy and encourage growth and investment for future generations.

Reduce our consumption of goods and materials

Avoid waste and whenever possible conserve, re-use or recycle materials and resources.

Aim to prevent or limit environmental accidents and have contingency measures in place to limit damage in the event of their occurrence.

Encourage our staff to be aware of their environmental responsibilities and our endeavours to improve the environment.

Comply with all relevant legislative and regulatory requirements.

Will strive to continually improve our performance in Environmental issues by putting in place an Environmental management system incorporating organisation, planning and the setting of standards and objectives.

Quality Policy Statement

The Fleetwood Architectural Aluminium group of companies manufacture and install structural aluminium and curtain walling systems for the building industry and it is our policy to work closely with customers to provide them with effective, attractive and reliable products that comply with their specification, as well as all legal and regulatory requirements, all within an agreed timescale.

The Companies maintain a culture of flexibility, cooperation and communication, with staff, customers and suppliers and continually strives to improve both the level of customer service and our methods of working. We will strive to develop and improve both our staff and our working methods. As part of the improvement process we set appropriate improvement targets and monitor our progress towards these targets at the regular Management Review Meetings, resetting the targets as necessary.

All of our staff are encouraged to accept responsibility for the quality of their own work and to identify and highlight potential problems or possible opportunities for improvement. To achieve the Company’s quality objectives Management has established, documented, implemented, maintains and continually improves the effectiveness of a quality management system that is designed to comply with the requirements of ISO 9001.

This is considered to be the minimum standard to be achieved by the Companies to ensure that the requirements of their Customers are adhered to in all respects.

Health and Safety Policy Statement

In accordance with its duty under section 2(3) of the Health and Safety at Work etc. Act, 1974, and

in fulfilling its obligations to both employees and the public who may be affected by its activities,

the Directors of Fleetwood Architectural Aluminium have produced the following statement of

policy in respect of health and safety.

It is Fleetwood Architectural Aluminium’s aim to achieve a working environment that is free of

work related accidents and ill health and to this end we will pursue continuing improvements from

year to year.

We undertake to discharge our statutory duties by:

Identifying hazards within the workplace, assessing risks related to them and implementing

appropriate preventative measures

Providing and maintaining safe methods of work and equipment

Establishing and enforcing safe methods of work

Recruiting and appointing personnel who have the ability, skills and competence to

commensurate with their role and level of responsibility

Ensuring tasks given to employees are within their skills, knowledge and ability to perform

Ensuring that technical competence is maintained through the provision of refresher

training as appropriate

Promoting awareness of health and safety and of good practice through the effective

communication of relevant information

Furnishing sufficient funds needed to meet these objectives

All employees on their part will actively contribute to this policy by promoting a safe working

environment, which is free from accidents and ill health.

Fleetwood Architectural Aluminium will ensure that this policy is reviewed annually to monitor its

effectiveness to ensure that it reflects changing needs and circumstances.
