INTRODUCTION

This guide is to help you understand how to process an initial registration of interest to

explore business opportunities with TfL.

Transport for London are responsible for the day-to-day operations of London’s transport

network, including London Underground, Buses, Roads and public spaces. With thousands

of people passing through our spaces every day, our property portfolio offers a range of

unique and exciting commercial opportunities across London.

Whether you are looking for a property or you are interested in developing your business,

you will need to submit a proposal to tell us about you and your business.

This presentation offers information about what to put into your proposal, alongside an

example plan and helpful links for developing new or existing businesses.

YOUR PROPOSAL

We would like to see a proposal which includes key details about your business, which should be

submitted to [email protected]. See an example from slide 6. This should cover:

Background:

Company overview and information about who you are. Provide information about experience trading

and details of any existing stores.

Planned business offer:

Summary of what the retail offer is. Information on what areas you are interested in, what the target

market is, the product range, the customer experience, how it will be operated and what type of size you

would need.

Strategy:

The longer term strategy for growing the company and your future plans.

Store Environment:

Visuals on how you envisage your retail units looking, covering the exterior and interior where possible.

WHAT HAPPENS NEXT?

Once you have returned your plan, our Retail Development Team on [email protected]

will review it and hold it on file. As and when a suitable space becomes available, we’ll take your

requirements and target audience into account and be in touch.

Please note that our spaces are popular and demand for space is much higher than supply, so it could

take a while to find you a suitable site. When units become available, we look at protecting the range

and credibility of the existing retail mix, so for each unit we will only be able to consider certain

categories depending on the size of the unit and other retailers already on the station.

When you view a property, get to know the area and be sure to take a builder to identify costs that

would be required to fit-out the unit.

OVERALL PROPOSITION

‘Quality speciality coffee on the go’

Zone Coffee is a brand new independent speciality coffee business offering premium coffee, hot

drinks and refreshments to North West London’s busy commuters, residents and tourists.

We are obsessed with high quality coffee and wish to bring this to busy Londoners in places where

all too often choice is either a low quality, insipid coffee or one of the larger coffee chains. Our

proposition is all about bringing that independent coffee house quality when time is precious and

speed of service is essential.

We are interested in retail units/kiosks in North West London, min 100sqft.

We have a real passion for making great artisan coffee and believe we can make a real difference by

significantly improving the coffee available to the locals and visitors in the local area of North West

London.

We have a fantastic Italian coffee which is currently only available in high end restaurants and

hotels, and are keen to share this with a wider audience.

We will hire and employ a local team, paying the London living wage and provide training in

customer service.

WHY US

Transport for London Commercial Development

We have over 15 years experience of managing multi-site coffee operations from large

high street locations and busy transport kiosks for a major branded coffee chain and for

developing the coffee offer across Jamie Oliver Ltd.

This experience led us to develop coffee carts which we trialled at several locations.

The success and positive feedback means that we are keen to progress with small

coffee kiosks at local stations.

FUTURE GROWTH PLANS

Zone Coffee has a slow, considered expansion plan opening a single unit a year until

2018, all focused around local areas. There will be a unit manager for each site.
