This obsession to exceed the cus-

service offerings. Our results con-

With over 24 sales agents in the

Dont settle for less than perfect service
Sadly, the South African consumer
seldomcomplainsaboutsubstandard
service. Perhaps thats becausewere
trying to be polite, or because were
concerned our commentsmay not be
well received.
Its a shame really because, by our
silence, we really condone poor serv-
ice.
Imwriting this while in Australia
at a Harcourts International Confer-
ence.Wecanlearnathingortwofrom
the Australian consumer.
One thing thats instantly obvious
when you arrive in Australia is that
thegeneralservicestandardisimpec-
cably high.
Thereason?Constructivecriticism
when the customer experience is
poor. Itscalledfeedback,andwithout
it a business owner will be oblivious
to the problems that need attention.
Thekey is in theway theconsumer
expresseshimself.Iveseenfirst-hand
how the customer expresses his dis-
satisfactionfirm,polite,andcontrol-
led. Whats even more impressive
though, is the way management ac-
cepts the feedback - almost welcomes
it - and does something about it.
Theprocessisbeneficialbothtothe
consumer and the business owner,
who is thenconstantly improvinghis
offering. Yes, I know we have this in
South Africa too. But Ive also seen
how management gets defensive,
makes excuses, and minimises the
consumers opinion.
The same is true in real estate. The
generalserviceofferingfromAustral-
ian real estate companies is excep-
tional. Its theproduct of years of con-
sumer feedback and theway its been
positively received and acted upon.
In South Africa we have seen serv-
ice level improvements in some are-
as, but its often at a very slow pace.
Sohowcanweaccelerateit?Bypolite-
ly speaking up when were not satis-
fied and expecting the situation to be
fairly resolved.
Ifmanagementdoesnttakereason-
able steps to rectify the problem then
take your business elsewhere.
Its simplynotaccept-
able to make empty
promises and avoid the
consequences of non-
delivery.
Property sellers are
entitled to receive the
marketingoftheirprop-
erty that an agent prom-
ises.Theyare entitled to
regular andhonestmar-
ket feedback.
Theyareentitledtoan
honestestimationofthemarketvalue
of their property not some fictional
figure pulled out of the sky.
And when it comes to negotiating
offers, both seller and buyer are enti-
tled to an honest and
transparent process.
This is not the place for
games and scheming.
Thereneedstobeaforum
of trust and respect upon
which fair negotiation
can take place.
In many cases estate
agents deliver exactly
this - but not always. If
youre not getting what
you deserve then speak
up. Expect a resolution.And if youre
not happy, then take your business
elsewhere. This process will help im-
prove service levels. Ask for more.
You deserve it.

Val de Vie the epitome of luxury
Val de Vie, described as one of the

110 kW at 3 600 rpm and 371 Nm of
torque between 1 800 and 2 400 rpm,
drivability is exceptionally refined
especially due to the low and wide-
spread torqueavailability.Coupled
to this, a class-leading towing ca-
pacityof 2 500kgemphasises thePa-
trol Pickups abilities as an all-
rounder for work and leisure pur-

Featuring Euro-2 compliancy
and 500 ppm diesel compatibility,

The tried-and-trusted 4x4 system
is a part-time setup, enabling the

standard rear differential lock, the
new Patrol Pickup features high-
and low-range four-wheel drive,
withmanual hub locks andamanu-
al override function. The new Pa-
trol Pickup also features wider
tyres for improved grip, as well as
a widened rear track which better
aligns the front and rear wheels for
improved stability and control, es-
pecially in sand driving conditions
off-road.The combinationof a flexi-
ble rear leaf spring suspension de-
sign with longer stroke on the
springs also results in improved
ride quality and comfort.
Forming part of its significant
upgrade, the interior features en-
hancements which match the exte-
riors rugged and modern looks,
whilestill subscribingto theprinci-
ple of fuss-free simplification. Ap-
propriately uncluttered, the interi-
or features air conditioning, power
steering and a tilt-adjustable steer-
ing wheel. New features include
electric windows, intermittent
windscreen wipers and warning
buzzers for opendoors andkeys left
in the ignition. Safety equipment
includes two airbags, three-point
safety belts andABSwith the venti-
lated front disc brakes.
