A family owned-business, A&P is built on a history of quality, integrity and teamwork. Now

Page 4: A&P 2014 Overview

From Humble Beginnings, A National PresenceIn 1946, George Adolfson was a bricklayer, traveling the states to find work. Gordy Peterson, a naval engineer, had just completed his military service. For both, hard work was a key to survival. A&P was started without any clients and without support from a bank or creditor. Integrity and creative problem-solving were essential to success.

George and Gordy never asked someone to do something they would not do themselves. Subcontractors were hired on verbal promises and A&P understood strong relationships would be the foundation of the company. The respect shown to workers was reciprocated and from the firm’s earliest beginnings loyalty and quality have been fundamental to the services A&P provides to each client on every project.

In 1946, the first A&P project was completed. George and Gordy’s honest nature and commitment to the highest quality construction has led to hundreds of satisfied clients in the generations since. Today the company remains a family-owned business, managed in part by George Adolfson’s grandsons Scott and Kent Weicht.

Through the years, A&P’s priorities have remained to exceed client expectations through strong relationships with design partners and subcontractors, application of the latest technologies and firm-wide commitment to exceptional quality.

Collaboration is the CornerstoneA fully integrated team provides exceptional value to the owner in the form of greater control of the overall design visioning and implementation processes. For the architect, the benefit of continual, real-time cost estimating is that the cost implications of design iterations are understood. Designers avoid projecting false expectations to the client and eliminate the need for a value engineering process. The greater benefit, however, is a more efficient design process with limited need for revisions. For the owner, A&P’s role in design improves construction quality, reduces errors and the need for change orders while also greatly mitigating the risk of incorporating new technologies and innovative design solutions.

Lean Construction, Putting More of Your

Money in Your BuildingA&P embraces a lean construction culture that seeks to streamline the end-to-end design and construction process. We make it our mission to provide owners with more cost-effective construction, shorter schedules and safer jobsites while continually raising the bar on our own measure of success. Working within an over arching principle of project-based production, our process revolves around three primary objectives:

Leveraging Team Experience: Harness the collective experience and wisdom of the owner, design team and our construction experts to make holistically effective decisions.

Streamlining: Implement design and jobsite construction practices that maximize to possibilities for smooth, uninterrupted flow of work from one subcontracted team to the next.

Increasing Tangible Value: Maximize the value built into the facility in terms of material quality, design and construction innovations, and long-term operational efficiency while minimizing the costs associated with labor inefficiency, material waste and operational overhead.

LEAN CONSTRUCTION

Lean Construction Strategies

Last Planner System (LPS): A collaborative scheduling exercise that improves sequencing, prefabrication opportunities, material delivery, storage, handling and assembly.

Choosing by Advantages (CBA): A decision making process that identifies specific advantages of one choice over another.

Nothing Hits the Floor: Increases productivity by limiting the amount of material that is onsite (reducing double-handling), ensuring material is on easy-to-move carts and by having workers work at proper ergonomic heights.

Plan, Do, Check, Act Cycle (PDCA): The cycle of improvement begins with planning, continues through initial execution, is verified in place and finally either accepted as a more effective way to complete a task or rejected through testing.

A&P’s lean construction processes reduce waste, streamline decisions and increase the impact of dollars invested.

Nothing Hits the Floor and leveraging prefabrication opportunities are simple, direct strategies to streamline production on site.

Page 14: A&P 2014 Overview

Virtual Design and Construction Another way A&P adds value decision making is by using the very latest construction technologies. Building Information Modeling (BIM) improves document coordination and visual presentations (3D), schedule integration (4D) and real-time cost estimating (5D). Web-based quality control software, real-time file sharing/editing programs and new communications platforms increase the quality of collaboration, enhance decision making and reduce conflicts, all of which ultimately results in a higher-quality, better value building.

VALUE BEYOND BUILDING

Design and Preconstruction

During design, Virtual Design and Construction technologies facilitate team coordination, detailed constructability reviews and an in-depth value analysis of proposed systems, building materials and design iterations.

BIM enhances estimating with detailed material, building systems and equipment costs tied directly to long-term performance with absolute transparency. System coordination eliminates the possibility of internal clashes or conflicts, thereby reducing re-work and material waste while providing a higher-quality, more efficient construction process. BIM also supports the development of a highly detailed construction schedule. Careful scrutiny allows precise subcontractor scheduling to eliminate conflicts caused by overlapping scopes. Key subcontractor involvement during design facilitates prefabrication opportunities, reducing both costs and the need for staging and storage space on the site.

Virtual Design and Construction enhances communication, coordination and performance.

In The Field

A&P improves performance in the field by using Smartboards in our job trailers and iPads at installation sites, allowing us to use BIM as a true coordination and management tool. High-end construction requires exacting precision and rigid quality control. Construction Documents are made portable by tablet technology, allowing by Superintendents, Foremen and QA/QC team members remote access to project details.

Post Construction

After construction, A&P can incorporate the model into O&M manuals. Additionally, A&P is able to apply equipment information, model and serial numbers, warranty information and maintenance data to the model to aid in the management and maintenance of the facility. By having a system that is able to proactively anticipate maintenance schedules for building equipment, facility managers can realize additional long-term efficiencies.

Page 16: A&P 2014 Overview

More Than Constructors, Community BuildersA&P is quite proud of our experience building client-focused relationships and community-centric facilities. Our commitment to Value Beyond Building is continually rekindled by the passion, determination and civic goodwill of the clients who hire us. A&P makes a sincere pledge to exceed their expectations in every regard.

As we reach deep within ourselves to compel the very best of who we are as construction professionals, we are equally proud of the people who work for us and the exceptional commitment the A&P team makes to the communities where we live and work. Each year, A&P employees volunteer countless hours and donate substantial amounts of money, goods and services to the many different charitable organizations that touch our hearts.

Excellence Recognized

VALUE BEYOND BUILDING

Procurement Position

Honoring the commitments we make is the foundation of our success. Our ability to guarantee construction quality, delivery schedule and cost is accomplished by selecting the highest qualified subcontractors at the most competitive price and overseeing their performance to achieve premium quality.

“We came to know A&P when they arrived to build our

new high school. Initially we had our reservations about

the big boys from out of town, but our fears proved to be

groundless, as A&P quickly showed they were not your

typical out-of-town contractor focused only on making

a quick buck and then skipping town. All throughout the

project they have gone to great lengths to involve local

subcontractors and make use of local resources.”
