• Find one real investor to work with and you will have a client who will buy and sell many homes in a year. By helping them do this every year, and the more value you bring to your investors, the more investors you’re going to have wanting your deals.

What is a REAL Investor?

• Stage 1 Looking for a great investment. hear about all the real estate investors who have

made a bundle flipping houses, so they go out and buy the first run-down house they see. Not prepared for all work involved. months to completion. Emotionally attached.

• Stage 2 are always looking for an investing edge. for them, it’s all about being in the right place at the right time, and taking a chance on the house getting rich. If today’s investment doesn’t work out, there will always be another one tomorrow. He doesn’t always invest smart. Can be emotional or controlling. Maybe 5 homes per year. May have a team.

• Stage 3 Have money. Generally pick a single investing area, and become an expert in that

area. They can make money in his chosen investment area during any market — hot, cold, or in-between. They know their investment area inside and out. Less emotional, not controlling. They have a team. Instead of just buying and selling homes, they have a plan.

Where do I find them?

• They are everywhere.• Ask your REAs• Check with everyone in your base.• Ask lenders, loan officers, and Title• Check for auctions. County and Sheriff• Check the newspaper• Advertize on you site

Key points• Find investors in your area. Know your market.• Continue to market and add a page just for investors on

your website. Visit the court house steps if needed.• Know what you can produce and do it well.• Always be professional, punctual, respectful, flexible but

firm.• Work as a team, because this ain’t goin’ away folks.

It is your choice!• Once you’ve made the decision to focus some or all of

your effort on working with quality investors you’ll start seeing the business in a much different light. Sure, investors can be difficult at times but so can traditional homebuyers and sellers, right? Investors are just a whole lot easier to find, they’re not nearly as emotional, they take up a lot less of your time and they buy and sell more often than your average home buyer and seller. All you have to do is decide whether there are enough reasons for you to devote some of your energies to working with this unique group.
