Eightyears,whata journey!
The first of September is not only
spring day, its also the birthday
of Rose McFall Properties.
Last Monday we celebrated eight
years of Rose McFall Properties with
sunshine, a glass of bubbly and a few
friends at our new home, 167 Main
Road, says Rose McFall. It was a glo-
rious Boland afternoon, spring was of-
ficially here even though our moun-
tains had a dusting of snow, it was one
of those days that remind me of how
lucky I am to live in SomersetWest, do-
ing what I most love to do.
In 2005 when I started the journey,
mycolleaguesand friends toldme Iwas
crazy and that I would never make it,
but my passion for this beautiful town
and my love for real estate told me
otherwise, says Rose.
I knew inmy heart that I was some-
where special and that Somerset West
wouldbecomeoneof themostdesirable
locations in the Cape.
Rose says she also knew that she
could offer a level of professional dedi-
cation which would be appreciated.
What I didnt know was how fast we
would grow. In a timewhen theworlds
economy was turned upside down, we
have shown fantastic year on year
growth, have joined themarket leaders
in our industry, swelled our ranks to
nearly twenty and purchased our new
home, the landmark building on Main
Road.

Makesureyoukeep the rent current
Most landlords agree that al-
though it is vital tobe super-care-
ful when selecting a tenant, it is
just as important to do what is
necessary to keep a good tenant
who pays on time and takes good
care of your property.
And the best way to do that, of
course, is to keep the rent at the cor-
rect level as market conditions and
rental property demand patterns
change, says Berry Everitt, MD of
theChasEveritt International prop-
erty group.
Writing in the Property Signposts
newsletter, he notes that frequent
changes of tenant are time-consum-
ing and costly in advertising, clean-
ing and painting expenses, and per-
haps vacancy time, but for tenants
to stay, they have to be satisfied that
they are getting a fair deal.
Obviously, the income or budget
of the tenant will be the primary
driver of the decision about where
andwhat to rent. Most tenants have
limited funds and at different times
of life they will also have different
needs to meet with those funds.
Some might want a swimming
pool in their apartment complex, for
example, while others want a home
near a good school and yet others a
townhouse on a golf estate.
However, Everitt says, changing
economic conditions can have an
even bigger effect on tenants deci-
sions to stay or go, so landlordsneed
to track their local rental market
regularly, compare rentals with
what others are asking for similar
properties,andbeawareofanything
andeverythingelsethatmightaffect
their tenants ability or willing-
ness to pay the current rent and
any future increases.
In the past two years, for exam-
ple,hikes in transport costsandutil-
ity charges have made it more diffi-
cult for tenants to make ends meet,
and more difficult for many land-
lords to raise their rents without
running the risk of losing their ten-
ants.
On theotherhand, thesechanges
havealsomadethoseproperties that
are close to public transport routes
and those that are equipped for
green livingmoredesirable,which
could mean that tenants are willing
to pay higher rentals for them.
Other factors which can affect de-
mand andmay thus require rental
adjustments - are local job creation
and new people moving into a town
orarea,andthenumberofnewhous-
ing developments in the area.
And finally, Everitt says, land-
lords should not neglect property
maintenance.
Peelingpaint, a leakyroof andan
unreliable stove are hardly like to
make tenants feel like they could
stay for ever.

Buyers, strengthenyour
offerbypre-qualification
In the good old days the
banks were falling over them-
selves to give buyers home
loan finance.
A buyer could obtain a pre-ap-
proval from their bank, which
guaranteed finance for the pur-
chaser up to a certain value.
When the economy crashed in
2009/2010, these pre-approvals
quicklydisappearedandhomefi-
nance became hard to get.
In the period since 2009 it was
almost the norm for a buyers
bond to be declined with well
over 50% of transactions falling
through due to finance issues.
This has a severe effect on prop-
erty sellers as they are unable
move on with their lives until a
final bond grant is issued.
In addition to this, their prop-
erty would effectively be taken
off themarket for theperiod from
acceptance of the offer to the declin-
ing of the bond application which
in some instances could be 4 to 6
weeks.
In thatperiodotherpotential buy-
ers are lost with harsh financial
implications in a tough market.
Latest statistics from ooba show
that banks approval rates in the
WesternCapeare justover50%.The
approval rates through ooba are
higher, at nearly 70%, but this still
means that between 50%and 30%of
all sales fall through due to finance
problems.
The good news is that ooba has
just launched a pre-qualification
service that buyers can use. This
means that, even before you start
your search for a property, you can
have yourself pre-qualified by ooba
for a mortgage bond. Whilst this is
still no guarantee that the banks
will grant the bond, it is a really
strong indication that, as a client,
your scoring should satisfy most of
the banks.
A thorough process is followed
that now looks at not only your ITC
record, but payment and credit pat-
terns,andall theotherindicators
that banks will check before
granting you a home loan.
Its important as a purchaser
that you make sure, not only of
theamountof financeyoushould
qualify for, but also the loan-to-
value or the percentage of the
selling price, that the banks will
finance.
The benefit to you as a buyer
is thatwhenyoumake your offer
on a property and you have been
pre-qualified it significantly
strengthens your offer.
If you are competing against
another buyer for a property and
you are pre-qualified while they
are not, a seller will almost cer-
tainly view your offer as more
likely to succeed.
The additional benefit to you
as the buyer is that you aremore
likely to obtain your finance and
spare yourself the disappoint-
ment of having your bond applica-
tion declined and your purchase
falling through.
If you are a serious purchaser I
would strongly recommend that
you speak to anoobahome loancon-
sultant and have yourself pre-quali-
fied. You will, in any event, have to
provide all this information when
you make your home loan applica-
tion so why not do it now and sig-
nificantly increase your chances of
success?

Smart engineering for greater ef-
ficiency

Powering the two new Nissan
Sentra models is a 1.6-litre normal-
ly-aspirated petrol engine which is
mated either to a slick-shifting five-
speed manual gearbox or a smart,

ously variable transmission). Pro-
ducing 85 kW at 5,600 rpm and 154
Nm 4 000 rpm, the more-than-capa-
ble engine features a smooth power
delivery, excellent throttle re-
sponse and 15% enhanced efficien-
cy. Not tomention the usual Nissan
reliability and durability.
The efficiency enhancements
come courtesy of several integral
changes to the engine, including a
dual injector system with four
valvespercylinder, twinVTC (vari-
able timing control), beehive-
shaped valve springs with reduced
inertial weight and friction reduc-
tiondue to theuseofanewDLC(dia-
mond-like carbon) coating on the
valve lifters.
Thebenefits are impressively low
carbon emissions and prominently
low fuel consumption: the new Nis-

km on the combined cycle while the
Sentra 1.6 Acenta CVT automatic
consumes even less at 6.2. Carbon

Special attention to the new Nis-
sanSentrasaerodynamicsalsocon-
tributes to the enhanced efficiency,
the underbody in particular featur-
ing smoothed-out panels and deflec-
tor flaps for optimal air flow. New
Sentra also features a super-low
drag coefficient of just 0.29 Cd.
The all-new Nissan Sentra fea-

available. The long list includes the
