How did you get into property?After leaving school I felt that university wasn’t for me. Ibegan working with a training company called TrainingPlus. One of the placements was at Castle Estates where Ibegan as a receptionist. A year later the property managerleft and Castle Estates approached me asking if I wouldtake on the position.
How has your career progressed?Initially it was daunting to be dealing with new properties,but I’ve developed much more confidence within the role.I have taken ARLA exams and am now a registeredARLA property professional. I enjoy meeting new clientsand striking a friendly note with landlords and tenants.
What is your new year’s resolution?I want to travel more. I’m busy saving up for a trip to NewYork later this year! The first thing I want to do there is go to the top of The Empire State building, I can’t wait!

Q My mother has recently died and she owns a retirementflat. I am now dealing with the sale of the property and asI don’t know any information about the property, couldyou let me know what I am likely to encounter.
A I gather if are dealing with the sale then Probate hasbeen granted for your mother and named you as Executorof the Estate. Most Executors have limited knowledgeabout the property they are selling and therefore I suggestthat if you are completing any information forms on theproperty you advise “not known”, unless of course you areaware of something from your mother.
You will have to continue to pay ground rent and servicecharge payments to the management company until theproperty is sold. Failure to keep these up to date is classedas a breach of the Lease.
A Home Information Pack (HIP) will have to be preparedand paid for by you. Your estate agent or Solicitor will beable to help in this respect. The cost will be approximately£400.00. In addition to this, you will have to provide repliesto leasehold enquiries which your buyer’s solicitor will raise.The managing agents will have to provide replies to theseenquiries but they will charge a fee. Normally this is in theregion of £150.00 plus VAT and this will have to be paid tothem before any replies are provided.
Fees will of course be charged by your estate agent andSolicitor acting on your behalf in connection with the sale.These are normally discharged from the sale proceeds.
Most retirement flat Leases contain a clause to the effectthat a percentage of the sale price has to be paid back tothe Management Company. In most cases this is a minimumof 1% but then a further percentage can be added for thenumber of years the flat has been owned. Normally this is amaximum of 5% but each Lease will differ. Your Solicitorwill obtain this information from the managementcompany prior to completion and this will have to be paidfrom the sale proceed.
The management company may also suggest a retention bemade from the completion monies which will be held in thesolicitors client account until the current years accounts forservice charge have been finalised. This is normal practiceand once the accounts have been published to show eithera surplus or deficit, then these funds will be used towardsthis and the balance sent to you.
I cannot comment any further but the Solicitor acting onyour behalf will be able to advise you further when youhave instructed them.

What’s your favourite room inthe property?That would have to be the livingroom, because of the view we haveover the whole city. It’s where wespend a lot of time and it’s wherewe have our 37” Toshiba TV,which is probably the most useditem in the apartment!

And the bedroom?Again, City Residential provideda double bed, two bedside tables,a wardrobe and chest of drawers.The room is themed with darkbrown wood and leather.

The wallsare decorated with a canvasprint of the New York skyline. That’ssomewhere I love and would really like to go again.We also have pictures of Vietnam from when Markvisited there.
The kitchen is well used by Mark ashe is really into his cooking,particularly spicy things. The unitsare integrated and in off-white andthe worktops are a grey colour.

You grew up in Kirkbyand trained at the Kirkbyclub. That must havegiven you a greatgrounding in boxing?Yes, absolutely. The clubwas originally in the oldRAF camp in Fazakerleybefore it moved to KirkbyStadium in 1963. I started atthe age of 10 and it wasreally intensive.
Were you always confidentyou could reach the top?Not really, I was justconfident that I could give100 per cent. I always knew
how much I could give. Youhave to be committed andset out to do your best.
What do you miss mostabout those days?I don’t miss it. It was agreat time then but it’s inthe past. The sport hasadvanced since my time. Iwatch it now and see allthese young lads comingthrough and there’s loadsmore titles to compete for,more challenges and moremoney available.
Does any of the currentcrop of Liverpool boxersstand out for you?David Price could go a longway if he stays focused. He’slooked after quite well, he’sdedicated and he’s got thepower. I can’t say that Ifollow the sport all thatclosely though, just ingeneral. Some of the bigfights I’ll watch specifically,like the Haye vs Valuevmatch or the MannyPacquiao bout.
Who was your idolgrowing up?Joe Lewis. I sawMuhammad Ali when hefought Joe Bugner in Las
Vegas and when he fought inIreland. I believe he was thegreatest fighter of all time,but Joe Lewis was my idol.
Your son is a professionalgolfer. How is his careerprogressing?He’s still trying to breakthrough. He’s been playingsince he was seven andhe’s got a real talent but it’sa tough sport. He’ll keeptrying though.
How would you rate yourown golfing talents?I’m not bad. I play off ahandicap of 12 now but Istill have to work at it. Youhave to change your style ifyou want to get better. Youtry and develop your ownstyle but really you needto go back to the basicsyou were taught in thefirst place.
When it comes to a roll call of Merseyside’s sporting royalty,boxing legend John Conteh can be mentioned in the same breath as such luminaries asDixie Dean and Bill Shankly. The former light-heavyweight champion of the world was
back on his old stomping ground to donate treasured artefacts from his career to the newMuseum of Liverpool. The objects will be displayed in the Creative City gallery of the
museum, which is due to open in the spring of 2011.

Over 6,000 items are currently in storage for the newMuseum of Liverpool, many of which have never been ondisplay before. The Boxing Clever exhibition will displayJohn Conteh’s WBC title belt, and the boxing gloves and
boots he wore during the successful challenge of the titlein October 1974. Also featured will be the red gown Johnwore for his title defence in 1977 and the Lonsdale Trophy
awarded to him following the win.

When The Almond in WestDerby opened last year, therewas great excitement as theowner, Kate Ravenscroftbrought her experience frontof house at the Hilton to thevillage. Over lunch withLeanne Gaunt, the branchmanager at Northwood estateagents in West Derby village,who’s visited the restauranton a number of occasionswith work colleagues, weagree that the stylish menuadds glamour to the villageand the busy community.
Having worked atNorthwood for over four years,Leanne is well-acquainted withthe area and with theLiverpool property scene –although she herself continuesto commute from Bury, whereshe lives with her fiancé. Theestate agent franchise, openedby Peter Bellamy at thebeginning of 2006, managesproperties to let and for saleacross the whole of the city,with a total number of estatescurrently at around 250. ForLeanne, the move towards acareer in property wasprecipitated by the desire to trysomething new and, knowingPeter from her previous role,the opportunity came up at
Northwood. Says Leanne, “Itwas challenging but thetraining and support fromhead office is excellent and Ifound that I learnt a lot reallyquickly. I enjoy the customer-facing side to the role, meetingnew people, and theopportunity to progress withinthe firm has been enjoyable. ”
Over spicy parsnip soup forLeanne, served with freshlybaked bread, and sage andonion stuffed chicken andhandcut fries for me, wediscuss the firm’s success ingrowing last year, and the risein lettings, as well as growthwithin the company as awhole: “We’ve just recruitedtwo new staff to do viewingsat our branch, and thecompany across the UK is alsodoing well. Since we opened,the number of UK brancheshas more than doubled to 71 –and there’s a new branchopening in Wirral which isalso going to be great.”
Training and personaldevelopment is valued atNorthwood, and Leanne iscurrently taking a BTECProfessional Diploma inResidential Lettings andManagement, Level Four –alongside organising her April

Leanne comments,“Lettings are very popular atthe moment and we’re alwayslooking for three bedroomunfurnished properties to let tofamilies. Desserts at The Almondchange regularly, withcheesecake, fudgecake, cookiesand apple crumble all popular.Over cappuccino, Leanneinforms me that the branch isalso becoming a one stop shopfor property. A mortgageadvisor, who visits the officeevery Monday or throughoutthe week by appointment, is onhand to give advice and thefirm also has contacts withsolicitors and contractors toassist their clients.
