EQUITY MATTERSEquity is simply the marketvalue of your home, less thedebts owed on it. Increasingthe equity in your home willenable you to increase themarket value if and when youdo come to sell, and there area number of ways to achievethis. Paying off as much of themortgage as possible, asquickly as possible is a suremeans to increase equity. A 15year mortgage term will ofcourse leave you with heftiermonthly repayments than themore popular 25 year term butwill also bring you closer tooutright ownership if it’swithin your means. Paying offmore on your existing loanmay also be an option, although early repaymentcharges will apply to manymortgages.

BRANCHING OUTA more palatable option maybe to get busy around thehome. There are a number ofhome improvements that willmore than likely increase theequity in your property, oftensignificantly. Not all the workor the money spent around thehouse will be reflected in itsvalue however, although itmay broaden the homes appealwhen you come to sell. Wherepractical it would be moreeconomical to do as much ofthis work yourself as possible, although the larger jobs, andthose most likely to increaseequity, will more than likelyrequire some professionalassistance. These includeextending the size of theproperty, introducing it tomore lucrative markets in theprocess. Mike Black, fromBlacks Estate Agents inLitherland, commented: “Themain way to increase the valueof a property is by addingbedrooms, by either minor ormajor work. Two bedroom

houses are hard to sell, whereas three bedroom housesare a lot more popular andfour bedrooms are always indemand as they are rarer. Theway to do this without majorextensions would be to do aloft conversion, preferablywith an en-suite. If you cannotafford to do the above withoutadding to your mortgage thenyou should consider a generalupgrading of the property.Although decor and flooringdo not add equity to aproperty if it helps to sell it,when you decide to do so, it isthe easiest and cheapest way tomake improvements, which isalways recommended.”

HOUSE PROUDThe addition of high qualitymaterials to the property, suchas hardwood flooring ratherthan carpet, is more likely toyield an increase, but mustagain by weighed against theinitial outlay. Adding windowsto the side of the house willallow more light in to the

property, which should makeit more attractive toprospective buyers. Thegeneral appearance of theproperty’s exterior is also animportant consideration whenit comes to selling. You shouldensure the roof is in goodcondition and that the driveway is well maintained, whilerelatively straightforward taskssuch as attending to theexternal paintwork are morelikely to catch the eye ofbuyers. A landscaped reargarden is also likely to addvalue to the home.

ROOM FOR MANOEUVREWhile areas such as livingrooms and bedrooms can betended to over time, renovations to kitchens andbathrooms can causesignificant disruption to ahome, particularly families.Ensuring the attractiveness ofthese vital rooms will increasethe equity in your property.James Kersh, director atSutton Kersh, commented:

Paying off the mortgage in its entirety may seem like a distant dreamfor the majority of us, but increasing the equity in your property is a readily

attainable goal. Your Move looks at ways to increase the equity in yourhome in the current market.

HOT TOPIC

“Modernising your kitchenand bathrooms can add valueto your home. The kitchen is afocal point in manyhouseholds due to itscommunal nature. Muchsocialising and time is spent inthis area of the house and so amodern and spacious kitchenis often very attractive topotential buyers and can assistin generating more interest.General maintenance andrepair work can also assist inretaining the equity in yourhome. By preventing problems

such as dry rot and keepingleisure areas such as thegarden or swimming pool ingood condition, not only willyou make your homeaesthetically more appealing, but it will also mean that abuyer will have to spend lessmoney on improvement worksshould they buy it and so willgive them less scope tonegotiate.”

COST EFFECTIVEIf you are seeking to increasethe equity in your home the

key considerations should bewhich undertakings willachieve the desired effect andwhich of those are financiallyviable. Jane Murray, operations director at GoodMoves in Woolton Village, commented: “Don’t overspendon any improvement projectand research your decision toimprove to check you’ll get areturn on investment. Don’tembark on a costly projectthat’s not essential. You mightwant a garage conversion toget extra living space, but will

a buyer be put off becausethere’s no garage? If it’sobvious that your propertyneeds a major expenditure, check with the selling agentthat you can still get a goodprice in its present conditionand let the buyer sort out thework. This will keep yourmoney in your own pocketwhich you can then use toimprove your next home – theone you will be living in, notsomeone else!”

Don’t embark on acostly project that’snot essential

YOUR PROPERTY DILEMMAS SOLVED

You shouldn’t be afraid of a listed building. I am always surprised at the amount of buyers

who shy away from buying a listed property simplybecause it’s listed. In older parts of Liverpool thereare lots of listed properties. Gateacre village has themost listed buildings within its small square footage,of any small village in Britain. So if you buy one ofthese buildings what do you need to be aware of?

If a building is listed this usually means that youwill not be able to alter the exterior of the building inany way without going through a rigorous andexpensive planning process involving not only theusual planning office, but also a conservationspecialist and in some cases, English Heritage.Contact your local planning office and speak to theconservation officer and engage a property consultantand an architect who specialises in listed buildingrenovations, or who have had plenty of experience indealing with these types of projects.

Maintaining a listed building means matchingexisting finishes and materials and this can add toyour maintenance bills, so this would need to befactored into your running costs budget. Internalalterations may also need permission. Most listingsare Grade II and do place certain restrictions on theowners and therefore owners need to have somesympathy with the building’s history, but owning alisted building need not be any more onerous thanowing a non listed building.

I’m a first time buyer and I’ve seen a lovelyhouse I want to buy, but I have been told it’s

listed. What does this mean to me?

I am moving away from the area for workand have decided to let out my property. I am

unsure whether to ask the letting agent to providea tenant find only service or pay for a fullymanaged service?

Q

ASK THE AGENT

SUBJECT:CHECK LIST SUBJECT:WHICH LETTINGSSERVICE?

A

Q

LETSBUYS

Whichever service you decide to use youragent should advertise the property and conduct

viewings. They should also reference any applicantsto ensure they find a suitable tenant. The agentshould then prepare a full inventory and tenancyagreement.

If you decide to use a tenant find only service it isusually just a one off fee that is paid to the agent, however when the tenant moves in to the propertyyou are then responsible for everything and you willnot have any assistance from the agent. This may bedifficult, especially if you are moving out of the areaand you haven’t let out a property previously.

If you decide to use a fully managed service theagent would usually deduct a percentage of the rentcollected each month and a set up fee for each newtenant placed in the property. By using a fullymanaged service the agent will be fully up to datewith all current legislation and ensure that correctprocedures are followed. They will then collect therent for you and chase arrears on your behalf, ifnecessary. They will also know the correct legalprocedure if a tenant does need to be served aneviction notice or even worse, legal action is required.

It may seem like a good idea initially to use the thatyour property is in good hands whilst you are away.

“I believe it is good to helppoorer countries but we alsoneed to remember how peoplehere in the UK are strugglingcurrently. I feel small business'such as my own are definitelyfeeling a knock on effect fromcuts as there is so little moneyabout or grants available tohelp/further business' and forpeople who are actually wantingto work hard and not just milkthe tax payers.”

“I can’t help thinking that we shouldget a bit of perspective on this issue.Even in the current economic climatewe are still far better off than mostaround the world. Aid, foreign orotherwise, is a responsibility ofdeveloped countries, not something tobe viewed as a luxury that can beturned off when times are hard.”

YOUR VIEWS ON BIG ISSUES

The government has committed to spendingbillions on international development in thecoming years, but with budget cuts across theboard should charity start at home?

“The banks are not lending, thegovernment is not spendingand there is no investment inour economy so a double dip isinevitable and will be harsh.Blue chip money is alreadygoing overseas where labourand manufacturing costs arelow. Where there is hardship wesend our own money tosubsidise infrastructures whichare poor or corrupt. Any life is alife worth saving, but who isgoing to save our country? Weare doing what is morally rightbut where are others’ morals inthis financial mess?”

Heather Summerspartner JST Lawyers

“It is important to distinguishbetween emergency aid fornatural disasters and aid fordevelopment. There can be nodoubt about the validity of reliefaid for earthquakes and the like, but development aid has a trackrecord of fostering dependency, encouraging corruption andreducing the ability of recipientnations to manage their owneconomies. A strong case can bemade that reducing aid forcesgovernments to ease curbs onbusiness, develop better relationsfor foreign investment withemerging powers like China andIndia, and raise more moneyfrom international markets.”

Peter Stoneyhonorary senior fellowUniversity of LiverpoolManagement School

“I don't see why the overseas' aidbudget is any more deserving ofspecial treatment in times whenthe whole country is having towatch the pennies. I think somepeople assume that the moneyhas to be spent by government, forgetting all the good workdone by charities on the ground.£9.1 billion is more than enoughfor a government to be spendingof our money, especially whensome of that cash ends up in thehands of corrupt militarydictators. UK pensioners are farmore deserving.”

What drew you to One ParkWest?I wanted to get an apartment in a new build and this is justthe location. Everything isright on your doorstep and

there’s real peace of mindfrom the concierge and

the security ingeneral. Living

here saves me afortune in taxis!

Tell us aboutthe apartment...

It’s a two bedroom apartment with a terrific view. I don’t

think there’s much chance ofthem knocking anything downor building anything in front of it. It’s pretty quiet and it’sonly a 15 minute drive fromwork. I’ve bought a parkingspace here, which is reallyhandy to have.

Where didyou get theinspirationfor thedecor? The interiorwas designedby FrancisGuinan fromDesign ThatRoom. He’s

worked with quitea few of the apartments at

One Park West. He works to thebudget you set and even pickedout things like the kitchen packand the prints in the hall for me.It took a good couple of monthsto get it just the way I wanted itbut I’m really pleased with theway it’s worked out.

What’s your favourite room?I love the living room and how open plan it is. All the photos of friends and family have gone up now to

really make it feel like home.

What’s the theme?Reds and greys have been used extensively, while the kitchen is charcoal grey with whiteunits. There’s a charcoal grey and red floral rugfrom IKEA and a grey sofa which I love. A lot ofthe interiors are from Next, such as the red lamp, while the large black unit is from IKEA.

What’s your favourite itemin the apartment?

I love the sofa and the large mirror in the hallway.

Any future plans for theplace?I could do with buying a fewmore plants. The one I bought

for the livingroom is doingtoo well!Other thanthat I’m reallyhappy with it.

Tell us about the bedrooms...It’s the same furniture in both rooms. I love the wallpaper in the bedroom. It’s sort of a metallic crocodile skin design. Suzie’s is bigger although mine has the en-suite!

It’s a big change from four years of being a student! There are fittedwardrobes, so there’s plenty of space.

Following a four year “sabbatical” in Paris, Garry Christian reunited with the band thatbears his name in 1999 and, to the delight of fans, has been performing with one ofLiverpool’s most critically acclaimed groups ever since. The band which produced chartsuccesses such as “Harvest for the World” will return to the Philharmonic in September.Ahead of the gig lead singer Garry discussed The Christians’ musical journey.

You play a real cross-section of venues. How much consideration goes into theparticular arena? We just like playing. In a way it could bedetrimental to our profile but I just believe inplaying. If somebody wants us to play thenwe’re going to play, whether it’s a little pub inthe middle of nowhere or someone like thePhilharmonic Hall.Do you always look forward to playing inLiverpool?Well Liverpool’s my home town so it’s a greatplace to play. Ever since we started people herehave been coming to see us. We’re very relaxedabout it all now. Twenty years ago it was allabout the pressure of doing great performances,so that got in the way of the show and got in theway of us enjoying ourselves on stage. It’s greatnow because we don’t have people at the backwith their little black books. We don’t reallycare. We just do our thing and peopleunderstand that.Considering the impact of The Beatles,do Liverpool bands have to work thatlittle bit harder than other acts?I don’t know. I always refer to The Beatles. Myolder sister Pam had all The Beatles’ stuff. Sheeven went out with John Lennon for a fewweeks in the early ‘60s. It’s kind of like they’vebeen with us all my life. Thank God that theycame from Liverpool because I don’t think theywould have been The Beatles if they hadn’tbeen from Liverpool. I’m very proud that theywere from Liverpool. How old were you when you andyour brothers were becoming interestedin music?I started singing when I was 12. There was somuch music in the house all the time andyou just find yourself singing along. It was agood upbringing musically. Even though Iwasn’t classically trained it was just great to

listen to various types of music from an earlyage. I wanted to sing and that was that.Nothing was going to stop me.What’s the situation with the next album?I always say “it’ll be in a few months”. Thatstarted about three years ago! Time justseems to get in the way and other thingscome up. We’ve got the tracks but we’re notsigned to a label and we’re kind of gladabout that. Things have changed so muchover the years. I don’t even know what recordcompanies do anymore. It used to be a threealbum plan where they develop the music, get you into the studio and pay foreverything. These days it’s like a kind ofconveyor belt. I don’t like the way it worksthese days. I just see a record company aslike a bank. That’s why we’re doing a lot oflive work. You lived in Paris for four years. What wasthat experience like? That came about in the summer of ’95. Wewere getting together to work on our fourthalbum and I had this thing in my head that Ididn’t want to do it with these guys anymore -not for a while anyway. I just wanted to go offand do my own thing for a bit. I left for Parisand the others carried on with their thing. That went on for four and a half years. A guycalled Pete Murray asked me to come out andrecord an album which I was really excitedabout. I had a lot of songs that I didn’t wantto give up as Christians’songs and went outthere and just had a great time really. I cameback at the end of ’99 and we decided to put atour together. It was 32-date tour and it soldout, so we thought there’s life in the old dogyet! Basically I haven’t stopped since. Are you happy with the way thingsprogressed? It could have been a much bigger careermaybe if I’d lived in London and been at the

centre of everything and all that kind of stuffbut it’s not my thing really. I’ve just beenhappy doing what I’ve been doing. I’ve gotkids and there’s been a nice balance in mylife. My eldest son is playing saxophone anditching to have a little spot with the bandwhich is really great. My daughter Pippaplays piano and she’s just been taken on by amodelling agency. Things are panning outreally well for the kids and I’m really happyand relaxed and just carrying on doing what I do.Could you pinpoint the proudest momentin your music career?Probably meeting Paul McCartney! Thecircumstances were tinged with sadness but itwas great to meet Paul and for him to bearound the microphone in the same booth. For me he’s one of the greatest eversongwriters. He was just there being anordinary guy.Even The Beatles have their detractorsbut The Christians seem to beuniversally liked and respected.Do you get a sense of that?I think it’s because we’ve stayed out of thelimelight. We never got into that. We have aheart that beats in the Christians. We do carereally, without being soppy about it. I feelthere is a lot of respect for us and I love that.We didn’t play the game of the recordcompanies. We stayed ourselves and westayed in Liverpool. We didn’t go and do allthe partying because I just find that totallyboring really. Probably that’s why we weren’tbigger than we should have been.

Decking is a fantastic way to add additional outdoor livingspace to your home. I think you are in the perfect positionto create the perfect outdoor room. Firstly I would suggestthat you lay a wooden floor in the conservatory. Then tocompletely extend your living indoor space outside, I wouldsuggest if possible, having your deck built as the same levelas the floor indoors. Visually and physically this will join thetwo areas perfectly enhancing your living space inside andout!

We are expecting our first baby later in the year, we don’t know if we arehaving a boy or girl as yet, but would like to turn one of the bedrooms into anursery. We would like to decorate one wall with a wallpaper, and would like adesign that is quite unusual which the baby can appreciate as they get older.Could you point us in the right direction?

A couple of years ago we invested in a contemporary L-shapedItalian orange sofa, for our city centre apartment. We are now inthe process of redecorating the apartment and would like to buysome cushions for the sofa. Could you give us some suggestions onwhat kind of cushions you would consider would look best onsuch a contemporary sofa?

INTERIOR DESIGN

With over ten years’experience in theinterior designbusiness, Sharon Armoris poised to answer allyour design queriesfrom DIY disasters todecorating dilemmas.

I would look at the most contemporary trends that are in fashionthis season. Have you considered using tribal prints? Africanpatterns usually have vivid colour ways that would coordinatewell with your sofa. For pure tribal chic I would look at Adecushions from Hidden Art, the cushions are made fromtraditional Ghanese fabrics that would definitely awaken yourscheme. The Ade cushions are also piped in contrasting colours.Piping is another strong theme in interiors at the moment and ifyou don’t want to use strong patterns, Content by Conran is alsoselling cushions that have a strong colour value and that arepiped in exciting colours.

Richard Wilde has made his name in the Liverpool arts community and hasjust launched a company that shows his bespoke wallpaper. The work can beseen at www.muralswallpaper.co.uk. The company offers a bespoke deignservice, which means anything can be created as a wallpaper mural. They havea selection of nursery wallpapers. The design ‘Owl in a Tree’ would look greatin your baby’s room, the company also offers a service where you couldcustomise the design by adding your own characters. All the wallpaper is awipe clean surface which is an added bonus.

A WISE CHOICE

We have just added a modern conservatory to our home, and we are now thinking about having some deckinginstalled in the garden to create an additional seating area. How would you go about joining these two areas? As yetwe haven’t decorated the conservatory so we would beinterested in any ideas.

f Nick Stott had wastedvaluable student hourswatching Neighbours or

Bargain Hunt instead of Homesunder the Hammer then hisfuture may have been somewhatdifferent. But rather thanemigrating to Australia andbecoming a famous antiquesdealer Nick learnt wisely fromhis choice of daytime TV andowned four houses in Wavertreeby the time he had finisheduniversity.Nick, from HOMEsure Ltd,suggested Neighbourhood forlunch as he is already a fan andbased just around the corner. He said: “The atmosphere atlunch time is great, it’s alwaysbusy and buzzing with peoplemeeting to catch up - and thepizzas are fantastic.” In agreement about how goodthe pizzas are at Neighbourhoodwe both decided to go forsomething we hadn’t triedbefore. Nick chose ManhattanEggs and I had salmon and redpepper potato cakes. Both arrived with toastedciabatta and a drizzled salad. My potato cakes managed to bequite light in texture but alsofilling; flakes of poached salmonwhipped with summer herbs, peppers and finely gratedpotato. They were browned justenough to have a slight crunch.

Nick was pleasantly surprisedthat there is now somethingmore than pizza to be temptedby at Neighbourhood. HisManhattan - scrambled eggswith cream cheese and smokedsalmon - was lifted frombreakfast to lunch with theaddition of tiny pan-fried newpotatoes. “Gorgeous!” heconfirmed.Managing Director ofHOMEsure, which covers sales, lettings and propertymanagement, Nick has relocatedto Woolton Road after five yearsin Wavertree. He said: “Thegrowth has been organic. We’vereally benefited from word ofmouth recommendations sinceI started the business.” Nicksaved up a deposit for his firsthouse when he was in his secondyear at university. “It justsnowballed from there,” he said. The business is now made up ofa team of four with the additionof in-house solicitor andmortgage adviser. “We haverecently introduced aninvestment partnership too,”said Nick, “so that people whodon’t have any direct experiencein property management orrenovation work can getinvolved and learn more.” Nick’s experience in recentmonths is of an optimistic andbuoyant market. He said: “There

is no problem with supply anddemand, only mortgage lenderswho are still being too strict.People have the necessarydeposits and a good credithistory and are still finding itdifficult to secure a mortgage.”In an effort to free up cash forclients at the point of a saleHOMEsure is currently halvingits fee to 0.5%. ‘Rather thancompromise on the price toomuch we are helping them bysaving on estate agency feesinstead’ said Nick. And even when he’s not in workNick’s time is taken up withproperty. He said: “I loverenovating houses and my

weekends for the next fewmonths will be taken up withmy latest purchase.”Surely he must sometimes wantto escape from bricks andmortar? “Well, I do play bluesguitar when I get the chance” hesaid. A rugby league fan (histeam is Wigan Warriors –despite coming fromWarrington) Nick also enjoysafternoons with his dadwatching them play. “That, andspending the rare free weekend Iget with my fiancée at ourholiday home in Cumbria, aretwo ways of getting me out ofthe house and away from work”he said.

“Nick’s experience in recentmonths is of an optimistic

and buoyant market”
