This document and illustrative drawings are designed to guide developers / architects / engineers / designers and contractors in assessing the feasibility of a new “Starlit Suites”. The document will also be of use in appraising conversion opportunities where “Starlit Suites” standards will need to be overlaid onto existing properties. The information contained in this document relates to a model design for a new-build property on an ideal flat green field site. It is accepted that different sites will face different challenges and that the model design will not be appropriate for all locations. It is, however, relevant for designers to understand that the basic relationships between the component elements of the model design are important and that they form the essence of what distinguishes a “Starlit Suite” from other brands. Graphic form and color reinforce the brand identity, create a memorable brand beacon, and suggest the experience waiting inside, making a bold announcement that “this is a new kind of home away from home”.
INTRODUCTION
Starlit Suites serviced apartments generally start with a minimum of 100 guestrooms. The information contained in this document gives details on building areas etc. required for projects up to 250 rooms. Similarly, if local regulations require different specifications to those contained in these documents refer to Starlit Suites Design & Construction Department. The building design has been based on non-urban sites with the guestrooms positioned above the public and back-of-house areas, together with basement level garage parking. In some locations it may be necessary to consider surface level parking, and/or positioning guestrooms as adjoining wings.
DESIGN PRINCIPLES
The exterior design uses a concentration of expenditures on the main entry of the building rather than a broad brush across the entire building. A typical studio apartment is 350 sq.ft including the toilet and a small kitchenette and a single BHK is usually 550 sq.ft. While the principles of the design should be maintained, the use of ‘local’ cladding solutions will also be considered in order to meet local planning requirements or methods of construction. Garage parking will be assessed according to location.
PUBLIC AREAS AND BACK OF HOUSEThe facades will be constructed using local building techniques. As appropriate these will take a variety of forms from solid composite rain screen panels or traditional masonry construction to inset windows and fully glazed units. The number of variants will be restricted to maintain brand integrity. Insulated glazing of the largest economic pane sizes with narrow frame profiles will be used in the windows of the public areas and guestrooms to achieve a clean appearance and produce both a high natural illumination level and a link with the exterior environment.
ENTRANCE PORCHA small horizontal plane porch attached to the main building structure will be used for the guest drop-off zone. This porch, primarily constructed of a steel structure with translucent acrylic panels, will use down lighting from above the porch to allow for a diffused lighting affect at night. Additional lighting below the porch may be required to enhance the guest arrival experience. The drop off area will be entirely covered by the glazed porch and will be at least 5m wide to allow for one car discharging and one passing. Guests will step onto high quality, easily cleaned and well drained road and paving surfaces.
GUESTROOMS WINDOWSAll guestroom windows will be double-glazed sealed vacuum units set in powder-coated aluminum/ UPVC mullions, transoms and frames with acoustic seals. The outer sheet of glass will have non-reflective and solar energy reducing properties. One section of the window will open using a casement style system to allow for secure guest operation and cleaning, this will be safety restricted to a maximum of 100mm. Solid walls will be finished in masonry.
ROOF CONCEPTThe roof will house mechanical equipment and water tank of 20,000L for fire fighting. Back of house stair will terminate on the roof providing easy access for maintenance personnel. This equipment “farm” will be screened with epoxy coated aluminum louver screen secured with a galvanized tube steel structure. The roof will be heat insulated and finished with the traditional cast in place china mosaic.
APPROACH AND PERIMETERGenerous ornamental grass displays with added seasonal color, will flank the entrance relieving the hard surfaces. Cigarette and trash disposal will also be incorporated at this point. Other external furniture includes; barriers, bollards, waste bins, seating, gates and secure fences.
GARAGEGarage entrance should always be set with a carefully designed landscape environment. When surface parking is applicable, the rows of car bays will be divided by planted areas fringed in stone sets. The individual bays will be marked with white paint. Guest vehicles are to be separated from service vehicles at the earliest time and if site constraints allow, they should approach from different directions. A low level ‘Starlit Suites’ sign will be provided alongside the main entrance. Generally car parking will be required at a rate of one space for 5 guestroom module and one space for 100m2 of public space. The car parking should be arranged so that cars can drop off passengers and baggage at the main entrance and proceed either to the parking zone or the exit.
EXTERNAL LIGHTINGIllumination to the entrance area and external terraces is to be provided at generally 4m centers with decorative clear, glass covers on stainless steel posts. Light standards shall be designed to reduce atmospheric light pollution. The porch is to be equipped with both washing lights and sparkling spotlights to create a bright and attractive effect. The surface of all facades of the building is to be illuminated by flood lamps integrated in the surrounding paving. Lighting schemes must have regard to recognized local regulations for guest safety and for running costs.
TRAFFIC AND REFUSE COLLECTIONCars are to discharge in a location, which does not interfere with the efficient operation of the drop off area. Supply vehicles should ideally have a separate access for supplies to the kitchen store. Refuse vehicles will collect from the refuse receptacle. Fire vehicle access is to be provided to all parts of the building across surfaces acceptable to the local fire brigade. Maintenance vehicles are to have appropriate access for cleaning, repairs and removal of plant from the main mechanical room.

The public, private and semi private zones provide for a comfortable environment that facilitates working, mingling, relaxing or enjoying our food. The zone names loosely describe their main function however, overlap definitely exists among them. The public, private, and semi private Zones create a series of intimate spaces that give guests a variety of options on how they want to use the space. For example, a guest may eat breakfast in any of the zones. They may enjoy a drink in the Public Zone, or they may prefer to take their drink with them to the Semi Private Zone while catching up on their email, or enjoying a great book. Guestrooms focus on guest comfort and have elements you would like to have in your home. They also provide unexpected style and quality at an economy price point.

MEETING ROOM It is preferred to have the meeting space located on the ground floor adjacent to the kitchen or near the service lift so that hotel staff may easily provide F&B service if necessary. The minimum size is 42m2 and it will have presentation materials such as a whiteboard, presentation rail and viewing screen. The seating capacity must provide boardroom seating for a minimum of ten individuals. Approximately 3.0m of open counter space will be available for snacks and beverages. The minimum ceiling height will be 2.75m. The number and size of meeting rooms should meet local market needs.
TOILETSThe public toilets, including disabled toilets, are located behind the Public Zone on the ground floor. Public toilets are also located adjacent to the fitness center and meeting rooms on the first floor.
HOUSEKEEPINGService rooms adjoining the service lift will be equipped with shelving and lockable caging for the secure storage of linen, cleaning trolleys and utensils. A linen chute is also provided allowing upper floor used linen to be delivered direct to the housekeeping / laundry room.
LIFT LOBBIESThe lifts open onto a lobby area which expands into the guestroom corridors. Low voltage recessed downlights and decorative wall sconces will be used (plus emergency lights).
The guestrooms have elements you would like to have in your home. There are two major room types, the first is a studio room that really works for the way our guests want to use it. Included is a small kitchenette that allows the guests who plan a long stay the flexibility to prepare food once in a while.
The rooms are smart and stylish for a unique brand experience providing unexpected style and quality at an economy price point. Key components are multi-functional furniture pieces, guest valued amenities, and durable easy-to-maintain surfaces.
The net internal floor area of the guestroom is 350 sq.ft including the toilet and the kitchenette, half the common walls and including the ducts and the corridor wall. The rooms will have a clear height of 2.75m with 2.4m in the bathrooms.
The second type is a Single BHK apartment which is essentially having a living room, kitchen, bedroom and toilet. A typical Starlit Suites serviced apartment will also have the flexibility of combining the studio apartment with a single BHK to cater to large families planning a vacation.
