Equipment
Cleaning equipment used throughout each contract must be of commercial grade, all equipment is serviced at a minimum of every six months, and electrical equipment is serviced/tagged every 3 or 6 months depending on usage. All equipment used must meet air quality and safety standards with vacuum equipment comprising adequate suction power and effective filter systems to prevent dust being disseminated into the local environment.
Materials & Chemicals
“Green Cleaning” techniques are employed throughout each contract; the procedures incorporate the use of environmentally friendly cleaning products and Microfibre cleaning systems. “Color Coding” cleaning systems are used in the majority of cleaning situations; this is an intuitive visual coding system which improves training and communication, removing language and literacy barriers when training a diverse workforce in proper cleaning processes. Color-coding also provides supervisors with quick visual indicators for monitoring employee activity to prevent tool or chemical misuse.
All prospective cleaning staff are interviewed and have references checked as to their honesty and employment background and will not be selected if there is any doubt about them as a security risk. It is SSC’s intention to provide staff whose employment background will be complementary to your business. In the recruitment of their personnel they are selective towards the applicant’s presentation, health and general conduct. All new employees inducted to SSC are given a “Starter Kit”, which provides all the information, relevant forms; check lists and training records needed to ensure proper induction of the employee. All SSC staff are supplied with uniforms and identification appropriate to their role and customer requirements. SSC’s training strategy incorporates both work procedures and safety related issues to ensure that all of our employees are adequately skilled to carry out their duties safely, correctly and efficiently and with minimal environmental impact.
All new employees are inducted to the company, the site and their respective tasks.
All existing employees undergo a three monthly review, “Quality Time Session” to maintain their safety awareness and skill level.
Any existing employee transferring from another site must be taken through the site induction as well as the task induction to capture any site-specific policies, procedures and methodologies.
Employees undertake First Aid (Level 1 and 2) training.

FRESHWATER PLACE APARTMENTS RESIDENTIAL AND RETAIL
The Freshwater Place at 1
Queensbridge Square Melbourne comprises an exclusive 61 level residential apartment building (the commercial office tower does not form part of this contract).
The residential tower comprises at ground level a retail precinct of 25 retail outlets over which is a 9 level podium consisting of around 650 car parking spaces and podium apartments. Level 10 comprises comprehensive facilities which include landscape gardens and barbeque area, 25 metre pool, sauna and private entertainment area; level 40 is similar but smaller and has no external area. Levels 11 to 39 and 41 to 60 inclusive make up the balance of the 540 apartments in the tower.
SSC provide the cleaning services specifically for the retail promenade and common areas to the apartments; including the comprehensive facilities on Level 10 and 40 facilities, the 2 main entry lobbies & reception areas, external perimeter and retail food court.

The EQ Towers is situated at 127-141 A’beckett St Melbourne. This impressive new
development comprises 633 apartments over 63 levels, a retail arcade, 25m outdoor
swimming pool and BBQ area, indoor gym, sauna, spa, private dining rooms, karaoke
suites, cinema, games room, lounges and car parking over 6 podium levels.
SSC provide cleaning services to all common areas, including ground level entrance
lobby, BOH, retail arcade & amenities, car park levels, including common facilities such
as swimming pool, gym, dining rooms, lounges, games room, karaoke suites and cinema
which are spread over 2 levels.

METROPOLIS APARTMENTS, ST KILDA ROAD
The Metropolis is situated at 480 St Kilda Road Melbourne. The building comprises three basement level car-parks, ground level and 16 upper levels; there is a commercial wing and residential wing each with separate entrances. On the ground level there is a café open to the general public.
The residential
component comprises at ground level its own entrance and foyer and individual lift lobby and bank of lifts. On the ground level there is also a large sitting/reading room for exclusive use of the residential owners/tenants. There is a lap pool and gymnasium and associated amenities. Together with the individual apartment level common facilities and basement car park lobbies, these all form part of the cleaning contract.
SSC provide the cleaning services for the common areas to The Metropolis, this
includes both the residential and commercial precincts, the commercial tenancies and café and external areas. The cleaning operations are overseen by Fab Barra on a day to day basis.
