Developing a landscape plan is especially important when working with a small space because you have less room to experiment. If you have a “postage stamp” yard, try incorporating raised beds, compact water features and container gardens. When well designed, rock gardens can make attractive focal points and conversation pieces. Applying color theory also can make your yard seem larger. Cool colors like blue can make a space appear larger. Plants like evergreens can offer your yard a more open feel.

not your ideal space, you can make the most of it by getting organized with a custom storage or closet solution. “Whether it’s the
closet, pantry, garage, home offi ce or craft room, homeowners are looking for creative, attractive and affordable solutions to solve
their organizational challenges,” says Barbara Snook of SpaceMakers in Alpharetta (www.spacemakersclosets.com.)

Although closets (all those shoes!), pantries (all those cans!) and garages (all those tools!) tend to be the most common areas in need of organization, home offi ces are also a focus now with the rise in telecommuting. Creating additional living space in basements and attics is another trend. Whatever your need, there are custom systems and accessories available to fi t your style and budget. Here’s where to start:
Think about your lifestyleFirst, assess what you need out of your closet or organization system based on your lifestyle. Consider things such as what room and types of items need to be organized, what your goals are (increased storage or better visibility of items, for example) and what you want the piece to look like (color, style and material.) “Homeowners should look for a custom system that is adjustable for their changing needs, personalized for what they are trying to accommodate and functional for all their storage concerns,” says Lisa Shaak of Inspirations Kitchen & Bath Design Studio in Alpharetta (www.inspirationskb.com.) Ashley Duncan at Echols Custom Closets in Buford (www.echolsglass.com) adds, “You want items you use on a daily basis to be easily seen and easy to get to, and items that you don’t use as much to be out of the way, but still organized.”
Hire a proBefore you buy a custom closet or home organization system, Snook suggests asking the companies you are considering these important questions:
• How long have you been in business?
• Do you have a showroom I can visit to see and experience the product?
• Do you have two or three credible references that I can call and/or visit to look at the quality of your work?
• Do you provide three-dimensional plans of the space? Can you design on-site?
·• Are you able to create completely custom designs?
• What material, color and design choices do you offer?
·• Are you a franchisee, an independent business or a corporate-owned local business?
• What is your warranty, and is it backed by your manufacturer or national franchise?
• Do your products meet the California Air Resources Board (CARB) II standard, and do you offer Forest Stewardship Council (FSC)-certifi ed products?
• Can you explain the construction of your product?
Take advantage of design servicesMost custom closet and home organization companies will do a design consultation at no charge. “During the complimentary, in-home consultation, a design consultant will look over your spaces with you and provide a review and demonstration of the available products as well as present their recommendations and methods,” say Ron and Debbie Moon of Pull Out Shelf Company (www.pulloutshelf.com.) Be prepared to answer a lot of questions!

Choose your style
Wall vs. fl oor systemsA wall-hung system attaches to the wall using a cleat or hangs on a rail. “This type of system keeps the fl oor space open, allowing for easy cleaning underneath and the ability to change out the carpet or fl ooring without impacting the system,” Snook says. A wall-hung system typically uses less material than a fl oor-based system, offering a more economical solution. “This is a great option for pantries or garages because you are able to sweep below the system or put items on the fl oor,” Duncan says.
A fl oor-based system offers a built-in furniture appearance, and adding trim molding or a toe-kick gives it a fi nished, clean look. “We often design solutions using a combination of systems where fl oor-based sections include drawers, shelving and baskets, while the wall-hung sections are reserved for hanging clothes,” Snook says.
Both wall-hung and fl oor-based systems are very sturdy, and which one you choose depends on your personal preference. There are some instances where wall construction or project scheduling will dictate which system is best to use.
Materials and moreWhen it comes to details and other features, “there are as many options as there are opinions, personal tastes and budgets!” Shaak says, noting that the trend is toward effi ciency rather than fl ashy and trendy systems.
The choices for door styles, hardware and accessories grow every year. Here are the top trends for 2012:
Door styles*
Homeowners are going for everything from fl at-panel contemporary doors ($) to intricate raised-panel doors ($$$).
Materials*
There are lots of choices for materials, from solid-color melamine ($) to wood-grain melamine ($$) to stained or painted wood ($$$). “Materials that create design interest with longer, thicker accents are all the rage,” Snook says, adding that SpaceMakers now offers ORG’s bold, modern Forterra line of 2-inch-thick engineered structured panels that can span greater distances horizontally.

Finishes
Choose from any color and fi nish imaginable, including solid and wood grains, painted and stained wood options as well as systems that allow for custom faux fi nishing and more. Wood-grain fi nishes with warm color tones are a popular choice with Atlanta homeowners, Snook says. Colors in the gray family with washed effects are also gaining traction. “We are seeing a high level of interest in textured fi nishes and the use of horizontal grains, especially on doors and drawers.” Textured fi nishes tend to run slightly higher in cost compared to other fi nishes, and horizontal grains can also increase the cost of the project. Duncan ranks antique white, dressed up with oil-rubbed bronze hardware, as the top trend in Atlanta right now. “The dark color of the hardware really makes the antique pop!” she says.

Accessory optionsAccessories range from jewelry trays and drawer liners to wardrobe valet rods, baskets and belt racks, to name a few. A new and unique option worth asking your designer about is remote-controlled locks, which are perfect for securing jewelry, safes, guns and other valuables. Here are some other storage solutions for common household items:
Linens: Open shelves that are large enough to hold folded towels or linens. “There’s nothing worse than having your linens falling off the shelves,” Duncan says.
Seasonal décor: Open shelves with doors “to help keep dust off the décor,” Duncan says.
Tools and equipment: Heavy-duty cabinets and wall storage with a wide array of hooks, baskets and bins that are designed and engineered for the tough garage environment.
Toys: “Cabinets with baskets and adjustable shelves behind doors conceal children’s toys and games, yet keep them within reach, making it easy to gather and put items away,” Snook says.
Small home offi ce: File drawers with locks and open shelves with doors to hide clutter.
Jewelry: Jewelry inserts—custom velvet, even!
Shoes: Install shoe fences at the edge of each shelf to keep shoes from slipping off.
Laundry: Tilt-out hampers, canvas inserts, valet racks and fold-out ironing boards.

Multi-purpose/hobby rooms: Cubbies or bins and dispensers for rolls of gift wrap, rods for spools of ribbons, racks for colored tissue and
drawers with dividers for tiny beads and jewels help keep essential elements in order and easily accessible.
Consider the costAs a starting point, a standard reach-in closet with simple hangers can start at just a few hundred dollars, which
includes professional design and installation services. Solid colors with Euro-style door and drawer fronts offer the most economical solution while providing a clean, modern appearance. Upgrade to a wood grain or even a stained or painted wood veneer, which can be matched with existing woodwork for a cohesive look. “Because custom systems are personalized for each homeowner’s space, style and budget, pricing can vary greatly,” Snook says.
Check the warrantyWhat kind of warranty a custom organization system company offers really depends from company to company. Some offer a lifetime warranty for labor and materials, while others offer a warranty of one or more years for parts and another may present a lifetime warranty, period. Your best bet is to choose an experienced company with warranty “rules” that you feel comfortable with.
Get it quickTypically, once designs are fi nalized and approved, and the order is placed, homeowners can expect installation of their project between two and six weeks, depending on the company and scope of the project. Often, installation itself takes no more than a day.

After redoing a client’s backyard pool area, Outside Landscape Group (www.outsidelandscapegroup.com) was called back to address issues in the front yard. The company found that the existing looped driveway and
courtyard were not suffi cient to accommodate all the family’s vehicles, having just added two new teen drivers, and the material did not complement the architecture of the house.
To increase curb appeal, new landscaping, hardscaping and landscape lighting were introduced. “We designed an elaborate driveway, enlarging the scale and using an Old World paver to better accent the architecture of the house,” says Samantha Spitale, assistant project coordinator at Outside Landscape Group. “We also upgraded the seemingly small entrance steps to grander stature by doubling the size. Included in our design is a brick accent wall that is softened by the surrounding landscape planting. In addition to the wall plantings, we replanted the entire front area using plants with proper height and body to highlight and frame the house. Pockets of color surround the remaining landscape areas. Finally, we installed a new lighting system of LED light
fi xtures, which provide longevity and little maintenance for the clients.”

Confronted with a drainage problem in the side yard, a Dunwoody homeowner enlisted the help of Garden Wonders (www.gardenwonders.net) to come up with a visually appealing solution within their budget.
Keeping these goals in mind, landscape designers Susan Gworek and Jamie Collins chose to create a dry creek bed rather than install an underground pipe to move the water. Gravel and pebbles were used to give it a natural look as well as North Carolina river stone, an exceptionally fl at material that is easy to walk on and to move a lawn mower over. The team added planting berms on either side of the stone, removing the soil to create the creek bed. To keep the cost down, the part-sun, part-shade berms were planted with perennials, including Red Rooster grass, Korean rock fern and Winter Snow Lenten rose.
The result is a more functional and beautiful landscape. “The couple loved the look of the completed project,” says Gworek. “They enjoyed the fl owering plants and really
liked that the stone was so easy to walk on.”

With a mid-level deck that created a disconnect in the backyard, the owners
of this in-town Atlanta home chose to renovate the space to give it a more

In dry conditions, your landscape will benefi t from irrigation. The best irrigation
methods combine old-school techniques with the newest technologies. Follow these
tips for the best results:
❍ First, it seems obvious, but you will need less irrigation if your landscape uses
native and drought-resistant plants. Not only are they attractive for that reason, but
also they are pleasing to the eye.
❍ Second, don’t just guess how much water your lawn or plants need. Dig up a few
small samples to measure the depth of the roots; add an inch for a good watering
depth. Test your sprinklers by placing cans throughout the yard and running
the system until the cans reach the desired depth. Make sure the sprinklers are
reaching all areas of the yard. Watering deeply but infrequently also staves off shallow-rooted weeds.
❍ Water in the morning when there’s still dew on the ground for optimum results. Shrubs and other plantings will
require different amounts and patterns of water than the lawn, so plan for an in-ground or drip irrigation system for
fl ower beds, shrubs and other elements. In-ground systems can be installed yourself for a lower cost but still should
be considered by the design team.
❍ Drip irrigation is convenient, water conserving and healthy for plants, delivering water directly to the roots. These
also can be installed yourself; many come with starter kits that are suffi cient for most homeowners. Consult your
designer or contractor about what irrigation system will work best for your landscape.
❍ Take advantage of available tools and technology. Gadgets such as controllers and hose-end timers can automate
your watering schedule. Weather sensors and rain gauges are often designed to sync up with these controllers,
which shut off the system when it rains enough. There are all sorts of options out there; get a recommendation from a
professional.

Having grown tired of a thinning lawn and very basic landscaping, a Duluth
homeowner living in St. Marlo Country Club embarked on a dramatic
makeover. The goal was to create an outdoor living space designed for
entertaining and to improve views of the backyard from inside the home.
Equipped for the task, Innovative Outdoors (www.innovativeoutdoorsllc.com) expanded
the upper level of the patio and topped it with a party-friendly outdoor kitchen. A
natural water feature surrounded by water-tolerant plants terminates at the patio’s
edge, leading to the lower level of the backyard. Here, an outdoor fi replace outfi tted
with lights, seating walls and dry fi rewood storage offers another gathering space.
This area of the backyard is where the team was confronted with the biggest challenge
of the project: While digging the footings for the fi replace, they encountered very soft
soil. “The weight of the fi replace is signifi cant, so we came up with the solution of
drilling helical piers below the fi replace to support the foundation of the structure,”
says Thomas Boyce, president of Innovative Outdoors.
Following installation of the hardscape, a shade-tolerant zoysia lawn was planted
nearby to provide an open area where the homeowner’s dog can play. Unifying the
outdoor living space is stacked Tennessee fi eldstone, which appears throughout the
hardscape. Finally, fl owering shrubs and perennial fl owers were planted to soften the
look of the stone and other hardscape materials. With the transformation complete, the
new multi-purpose backyard is sure to impress guests come summer.

In need of a landscape design suited for both client meetings and after-hours
entertaining, a Kennesaw couple that operates a home-based business charged
Unique Environmental Landscapes (www.unique-environmental.com) with
transforming their entire yard. The goal was to create something that was both
practical and beautiful.
To start, the company increased the outdoor patio space and added a parking area
on the right side of the driveway to avoid crowding. In the backyard, three Blue Atlas
cedars along with Limelight hydrangea and a mix of perennials create season-long
interest. For fall and winter interest, a tree-form Sasanqua camellia was planted in the
shaded area near the low retaining wall. Other plants such as Loropetalum and Gold
Mop cypress were integrated to create texture and color, even without fl owers, while a
new exterior light fi xture sets the scene for relaxing evenings outdoors.
Fortunately, the landscapers only encountered one challenge. “The right side of the
house was more shaded, but we still wanted to use Bermuda grass to match what was
existing in the front yard,” says Todd Guilmette, president and chief designer at Unique
Environmental Landscapes. “We planted the new TifGrand shade-tolerant Bermuda to
overcome the lighting requirements needed for a warm-season grass like Bermuda.”
With the special attention that each area of the yard received, the homeowners can
check one more item off their list of home improvements.

Homeowners are well aware of the curb appeal factor when selling or remodeling a home, but garage doors are rarely included in that equation. A front-entry garage door can take up almost 30 percent of the front elevation of a home and typically more for side- or rear-entry. Garage doors are some of the most visible and most used
features of the home, yet they are often No. 1 in deferred maintenance. Now is the time to add garage doors to your exterior home repairs checklist. Whether the paint is peeling or the door is dented, you need to determine whether the door can be repaired or if it needs to be replaced. And those are just a few of the problems that can crop up.
A Common Garage Door Issue“Typically the existing door is an older wood door; the bottom section begins to rot out due to weather and elements playing a factor in wear and tear,” says Scott Nevetral of Image Doors, a distributor for Carriage House Doors.

Whatever the decision, remember that garage doors contribute at least 30 percent of the curb appeal of a home. As a big part of the presentation of a home, it needs to be maintained well.

Spring is a time of increasing bounty, but
when precipitation is a bit too bountiful or concentrated
in an undesirable location, long-term damage can result.
The impact may be on the landscaping, on the basement
or crawlspace or on the home interior if roof, fl ashing or
gutter details are inadequate.
Even if the landscape surrounding a home was properly
graded at the time of construction, things can change
over time. The overall lay of the land might provide the
proper fall away from the structure so that moisture in
the crawlspace is no problem, but changes due to human
activity can redirect or concentrate moisture in a way
that harms the landscape. Installation of an expanded
drive, walkway, patio or other impervious surface
concentrates water in a limited area and can lead to soil
saturation and damage to the lawn or other planting, not
to mention the negative impact on a septic system drain
fi eld. (Note: be sure you know WHERE your septic system
drain fi eld and tank are located.)
These are not the only factors that can add to the water
problem. Uphill neighbors installing similar structures
will direct runoff onto your landscape, unless they
redirect the water to street or drain. Natural settling is
also a culprit. Water will pond in the resulting low spots.
When moss seems to be replacing grass in particular
areas, or shrubs seem to lack vigor, concentrated water
might be the problem rather than soil chemistry.
Sometimes, however, it’s not just the landscape that is
harmed. The impervious installations stated above might
be trapping water against the foundation. Pretty raised-
brick planters set against the foundation also may act
as water catchments. Imprudent re-grading can destroy
the minimum fall away from your home (one inch of fall
per foot for at least 10 feet away from the foundation.)
Damaged or inadequate gutters can produce a cascade
that quickly erodes a path into basement or crawlspace.
Here, the signs are dampness, wetness or even standing
water. Effl orescence—a powdery “growth” on interior
concrete or block surfaces—is an early warning of
moisture penetration. Mold and mildew, structural
damage and that nasty cellar smell throughout the house
are the natural results.
Water can be concentrated even before it hits the ground.

water, it can overwhelm a typical
gutter system.
Shingles are not designed to prevent
leaks when submerged under
standing water. Trap water against
the roof surface, and bad things
happen. Gutters and downspouts
must be of a size to handle the fl ow
from all surfaces they service. And
downspouts from one roof section
should not terminate on the surface
of another roof section. Run the
upper downspout to the lower gutter,
reducing the chance of backing water
under the shingles due to volume.

The big “m” word. MOLD! It scares people and has created more
litigation than ever before. Foreclosed and vacant properties can be even
riskier since there can be a higher presence of mold in these houses. Banks
have established special disclaimer forms dealing with mold when selling a
foreclosure. No one wants to take responsibility and for good reason. The clean-
up and the mitigation can be very cumbersome and very expensive. There is
panic, intimidation and fear in the market with most industry people scrambling
to avoid mold issues and liabilities.
Mold has been part of the environment for years. In an open environment, it
does not pose a threat. It’s when we are exposed to mold inside the home that
it becomes a problem. Finding out the truth about mold versus scare tactics has
created a new opportunity for business. Unfortunately, not everyone is upfront
and honest, and many consumers are being led down the garden path at a very
high cost.
Mold is not restricted to older homes or vacant homes. It can also be an issue
in new construction since we have increased our vulnerability to it. Building
materials are a food source, and air-tight homes without good ventilation along
with complicated HVAC systems are contributing to mold issues. When deciding
what molds will present a problem, we have to remember that people do not
react the same way to mold, and that some molds affect us differently.
The ultimate goal would be to avoid mold growth inside the home. It can protect
one’s health and save the pocketbook. Mold can surface at any point in a home,
especially in the crawlspace and attic. Any location that is damp or where there is
high moisture and darkness becomes a source of food for mold.
One of the questions asked is whether or not mold can destroy the structure of
the home. Mold is a fungi and can deteriorate cellulose which is found in wood.
Over a period of time, if not treated, structural damage can develop. Microfungi
also produce spores that affect people’s health. For this reason, it is important
always to be on top of mildew removal when seen.
If you suspect that you have mold in your home, or if you are looking to
purchase a property that has mold or spores that are visible, then make sure
the conditions are evaluated and full mitigation takes place. It is important to
identify the food source for mold growth, eliminate that fi rst and then mitigate
the mold. It is always best to use a professional mold mitigator that has
experience dealing with mold.

closet, pantry, garage, home offi ce or craft room, homeowners are looking for creative, attractive and affordable solutions to solve

• Do you have two or three credible references that I can call and/or visit to look at the quality of your work?
• Do you provide three-dimensional plans of the space? Can you design on-site?

• What material, color and design choices do you offer?
·• Are you a franchisee, an independent business or a corporate-owned local business?
• What is your warranty, and is it backed by your manufacturer or national franchise?
• Do your products meet the California Air Resources Board (CARB) II standard, and do you offer Forest Stewardship Council (FSC)-certifi ed products?

Sub-Zero and Wolf Showroom Coming To BuckheadKitchen appliance manufacturer Sub-Zero and Wolf plans to open a new showroom and distribution center in the Terminus building in Buckhead this spring. A new spacious glass shower enclosure now takes the place of the old whirpool tub and adjacent shower stall, and new large-format vein-cut Bruno Corteccia tiles cover the fl oor in style. Together, these high-quality features turn a basic bathroom into a dream retreat.
