Improvement Begins With Inspiration
publisher’sletter
Inspiration sparks the passion that fuels our home improvements. From neighborhood fall festivals to home tours to the annual Fall Atlanta Home Show, this season offers a plethora of ways to be inspired. I was lucky enough recently to attend the Dunwoody Tour of Homes and see traditional homes turn more contemporary, showcasing the latest in today’s hot colors: gray
and turquoise.
The Fall Atlanta Home Show was chock full of resources and ideas from hundreds of vendors (see our wrap-up on page 58). The ASID Storyteller’s event featured vendor sponsored rooms that carried themes of today’s trends and hosted a captured audience intrigued by what inspires award-winning designers in their jobs throughout the country.
And if that wasn’t enough, more inspiration and education was found at the rst annual Garden Blogger’s Conference. Keynote speaker and renowned plant expert Dan Hinkley shared personal experiences of taking blank earth and creating a story through his own gardens to kick off discussions. The energy in the room seemed electric as bloggers from all around the country shared ideas, experiences, successes and even failed attempts. I feel fortunate to have met the writers behind blogs such as www.getbusygardening.com, www.gardenrant.com, www.seasonalwisdom.com, www.urbangardeners.com, www.growingwithplants.com and www.borntogrow.net. See more from garden bloggers on page 14. You’ll also nd tons of ideas and inspiration for your home’s outdoor space on page 43.
As our days get shorter and cooler in November, we turn our focus to the inside – specically the basement – to bring you ideas for your terrace level. Many homes around town were built with unnished basements. Turn to page 22 to get ideas to personalize your lower level. Also, nd expert advice for keeping your home light and bright with the latest in interior lighting designs and functions on page 36.
Beyond the pages of our magazine, visit our redesigned website at www.atlantahomeimprovementmag.com. We offer our own blog of ideas, expert tips, events, resources and so much more.
Leave us your comments to let us know what inspires you, too.

Expert Q&AHow can I make
my tile grout more
maintenance free?
Using a grout admix is the preferred method
for sealing tile residentially. It’s blended with both sanded and non-sanded grout in lieu of just water.
The admix goes all the way through the grout, helping prevent future mold, mildew and topical stains. Don’t use abrasive cleaners or products containing bleach because they will wear down the chemical makeup of grout admix.
Admixes aren’t impervious to oily substances or moisturizers, however they work wonders against dirt, mold and mildew. If cleaned appropriately, admix doesn’t wear off with time and helps make your tile more maintenance free.

MODA Floors & Interiors Hires New Project Consultant
Garden bloggers, new media innovators and garden and landscape design leaders joined together for the rst annual Garden Bloggers Conference – the premier conference and experience for professionals actively using or interested in learning about new media and the garden and landscape design industry. The Garden Bloggers Conference, presented by Digital Sherpa, was held Sept. 22-24, at the Grand Hyatt in Buckhead. The two-day conference brought participants a unique opportunity to participate in the intersection of gardening with the world of new media including blogging, social media and more. For more about the conference, visit www.garden-bloggers-conference.com.
Here’s what a few conference attendees had to say about the event in their blogs:
“The speakers at the GBC were all engaging and informative in their own ways… The common theme delivered from all of them was keep doing what you love and keep your eyes open to opportunities that come your way, even if they don’t smack you right in the face. You never know where it all will take you, but enjoy the ride…Dan Hinkley, renowned plantsman and creator of the now shut down Heronswood Nursery, gave an account of his life and the role gardening played in it. The photos of his collections from over the years and the way the Latin plant names rolled off his tongue were music to my eyes and ears.”—www.obsessiveneuroticgardener.com
“Yes, it is true. Old bloggers learn new tricks, and nd refreshing new inspiration from meeting together. After being at the Garden Bloggers Conference, I am convinced of that. It is always fun to meet with a group of like-minded people, but I think it is less usual to have that plus lots of really helpful information, useful guidance, and entertaining speakers all together in one package…Sometimes the number of garden blogs has been an overwhelming blur of names and urls, but when taking time to talk to people about their blogs, or in some cases their blog dreams, there are new places and people to visit and get to know. It isn’t always just about the information. Sometimes it is about the dreams, inspirations, and lives of the people who make the gardens and write the blogs. That is what revives me in the experience of attending this conference. It was just that good.” —www.ilonagarden.blogspot.com
“George Keller once said, ‘To think creatively, we must be able to look afresh at what we normally take for granted.’ So what do you think is on the top ten list of what you can’t fake? I just gave away a big hint…It’s probably the most valuable lesson I brought away from the rst #gardenblogconf. Can you guess what it is? It’s on my top ten things of what you can’t fake. It seems intuitive and commonsense but you can’t fake creativity…”—blog.bilowzassociates.com

The National Association of the Remodeling Industry (NARI) and GreenStar have formed a strategic alliance to provide green training and certication to the remodeling community.
GreenStar is a leading residential building standards and certication program available in Illinois, Indiana, Michigan, Minnesota, Ohio and Wisconsin. This program certies homes via an objective, third-party verication system that assures consumers that their remodeling project meets the program requirements and is constructed as designed.
NARI’s Green Certied Professional (GCP) certication prep program “High-Performance Remodeling” has incorporated GreenStar training, and GreenStar will now award points toward its project certications for those who have earned a NARI GCP. Both NARI’s GCP and GreenStar focus on the holistic view of the house and its interactive systems, focus on areas such as energy efciency, indoor environmental quality, water conservation, resource efciency and site and community impact. For more about NARI, visit www.nari.org.
NARI, GreenStar Join to Encourage Green Remodeling
The Proud Green Home at Serenbe, a unique green home that reveals the newest and best home building science and sustainable products, celebrated its grand opening August 16 and 17.
Located within Serenbe, a 1,000-acre Greeneld site and one of the only EarthCraft Communities in the Southeast just 30 miles outside of Atlanta, the net-zero energy home aims to educate and inspire building professionals and consumers about sustainable, green and high performance home strategies and products. It is EarthCraft House Platinum (a green building certication program developed in 1999 in a partnership between the Greater Atlanta Homebuilders Association and Southface), as well as certied ENERGY STAR® Version 3.0, EPA WaterSense, and EPA Indoor airPLUS.
This unique home expresses building science, better construction techniques, and products that demonstrate the future of high performance homes. The home will be on display and promoted for the next 18 months via a unique online campaign.
Boral Bricks, the nation’s largest brick manufacturer and distributor, is demonstrating its commitment to sustainable building practices as a manufacturing sponsor of the Proud Green Home at Serenbe. Boral Bricks is used in both interior and exterior applications on the Proud Green Home at Serenbe. Their commercial brick in Cannon was selected as the home’s primary exterior cladding material, which will complement the contemporary style of the home. It also allows it to stand out among the other homes in the neighborhood that are primarily clad with stone. Boral’s clean looking architectural brick is used in a uniformed stacked bond and cover nearly 1,500 square feet of total wall surface. The same brick is easily incorporated into other interior elements of the house, bringing the indoors and outdoors comfortably together and giving it a lot of warmth and character. As a focal point of the main living space, a large brick wall serves as a backdrop to a oating staircase inside the home.

WHAT’S HAPPENING THIS MONTH
Handcrafted Homes Inc. has been selected as a Grand winner of REMODELING magazine’s 2013 Remodeling Design Awards for its restoration of the circa 1910 Beaux Arts Atlanta home built for Asa Candler, founder of Coca-Cola.
Handcrafted Homes Inc. was tasked with restoring and repairing the weathered and timeworn 10,000-square-foot Inman Park home’s exterior. President Judy Mozen told REMODELING magazine the team’s greatest challenge came from the requirement to restore using similar designs and materials.
“The search for products and in certain instances, for the craftsmen to create these products, necessitated an elaborate investigation that preceded the actual beginning date of the work,» she said. The exquisitely detailed, custom results are true to the home›s time period and place in Atlanta history.
The Handcrafted Homes Inc. team, led by NARI National Treasurer Mozen and her husband, Vice President Randy Urquhart, design and build in metro Atlanta and the mountains of north Georgia in a variety of styles from historic to ultramodern. Whether receiving plans from an architect or drawing them on their own, Mozen and Urquhart nd it thrilling to watch a home design become a reality. The rm’s original, award-winning work is a labor of love ranging from million-dollar custom homes to smaller renovation projects with budgets such as $25,000.
The award winners were chosen by a panel of ve judges from among a eld of 257 projects entered by remodelers, architects and other design professionals from across the country. See the project highlighted in REMODELING magazine at www.remodeling.hw.net/awards/search-and-rescue.aspx

TOP TRENDS FOR THE
They may be on the bottom level, but basements are being
truly elevated in many homes. More and more homeowners
are exploring the nearly limitless potential of this space, and
coming up with some grand ideas for expanding their living area for
the entire family.
LEVEL
PROJECT SPOTLIGHTby CSI Kitchen & Bath Studio Photos courtesy of John Umberger - Real Images and CSI Kitchen & Bath Studio
This family has transformed their basement into multi-purpose spaces to suit all their needs.
The common area is for family games and entertaining friends. It is a large L-shaped space that includes the dining/game area, billiards area and media center. At the bottom of the stairs is the dining or game area with cabinet storage and shelves to display collectibles. A full-size billiards table occupies the bottom of the L. The custom glass door behind the billiard table opens to the wine room. The media center features a flat-screen TV and sectional sofa for lounging. The TV is flanked with built-in cabinetry and shelving.
A bar is ideally located to serve the entertainment area and acts as a transition to the private exercise, music and storage areas. The bar includes an undercounter refrigerator, ice machine, microwave, pullout trash can and sink—all housed in cherry cabinetry in a dark chocolate finish by Schrock. The raised bar of Absolute Black granite has extra seating for snacks and light meals.

“Instead of moving or trying to sell their
homes, people are making modications
to them,” says Michael Humin Jr., owner
of Atlanta Basement Creations in Atlanta.
“They are waiting out the return of the
housing market and planning on recouping
their investment down the line when they
sell the home.”
Extra living spaceSometimes homeowners are designing a
space for their kids to use that is separate
from the main living area of the house. In
other cases, the kids are older and have
outgrown the space or its features and
families are trying to update the space to
meet the needs of grown children. Many
homeowners are looking to build an in-law
suite to accommodate an older parent or
other relative with all the comforts of home.
A place to playOther basement possibilities can include
media rooms, game rooms with billiards or
ping pong tables, bars, wine cellars and even
more creative design ideas.

With the goal of creating a functional open space on the lower level in keeping with the contemporary style on the main level of this home, the experts at Keiffer Phillips Patricia Brown Builders Inc. first had to design around troublesome ceilings littered with low-hanging ductwork, plumbing pipes and unyielding structural elements. The team enlisted the assistance of Stephen Robinson of Axios Architecture LLC, whose design inspiration led them to disguise the ductwork in the mahogany cabinetry that ran the length of an outside wall along the floor, and to vary ceiling elements helping to create the illusion of higher ceilings.
The space on the lower level now boasts a theater, home office and guest suite complete with a comfortable seating area, bedroom, walk-in closet, bath with stackable washer/dryer and kitchenette. The mahogany interior doors, custom cabinetry, trim and the guest suite portal (by Holly Woodworks Inc.) all work together to echo a clean style that is consistent not only on the basement level, but also upstairs. Dark ebony-stained engineered hardwoods were used throughout.

This basement had been previously finished when the house was built. The homeowner wanted to open it up and make it a more usable space. Dan Cipriani, owner of Kade Homes, designed the columns that were needed in the center of the room to replace the load-bearing walls. The team added bamboo floors, howe casing, a wet bar, soffit ceilings, stone base columns and recessed lighting. The homeowner was thrilled with the finished product. The project took 8 weeks to complete.

David McDonald, president of Raymac

included beautiful tile work, hardwood ooring,

PROJECT SPOTLIGHTby Handcrafted Homes Inc.Photos courtesy of Handcrafted Homes Inc.
The owners of this home requested a comfortable living room in the basement with a guest bath nearby, a kitchen, a laundry space, a billiard room and an office. They challenged the team at Handcrafted Homes Inc. to create a modern space with touches of the traditional style that exists upstairs. A transition had to occur as one walked down the stairs and entered the new space for an experience of fun. They wanted to watch a large screen TV but they did not want a media room. This room created was relaxing and open to the kitchen with a view to the outdoors.

One tried-and-true staple of basement remodeling
and nishing is the media room. Homeowners like
to go all out when these rooms are conceived with
theater seating, screens as large as 130 inches, and
special sound systems for watching movies and
games.
McDonald says that he has noticed a trend towards
making media rooms more multipurpose.
“We have done projects where there is a bar in the
media room, or it’s more of an open oor plan,” he says.
“A lot of people don’t like to be in a dark room, so they
want to make it more accessible and part of the bigger
planning of the space.”
Humin added that he has heard from many customers
that media rooms have served as conduits towards
better family relationships. “So many people say that
they spend so much more time together,” he says.
“They have movie nights, or they watch American Idol
in there every week as a family. It becomes a gathering
spot and allows for family members to enjoy each
other’s company better.”
Basement budgetAccording to the experts, a homeowner can expect
to spend anywhere from $30,000 to $200,000 on a
basement remodel or nishing project, depending on
the features and amenities included.
McDonald says one thing that has to be taken into
consideration when planning a budget for a basement
project is the value of the home in its entirety. “If
you have a $1 million home, you don’t want to spend
$40,000 on the basement project,” he says.
All the builders recommend a thorough design
and planning process during which you talk to the
contractor you are hiring and go over the project in
extreme detail. Rely on their expertise in helping to
design the project. “One of the biggest issues we run
into is customers who think they know more about
what we are doing than we do,” says David Sturm, CEO
of Attention to Detail Home Remodeling in Roswell.
“They watch a lot of TV shows and HGTV and they
think it makes them an expert. We are the ones with
the expertise.”
McDonald says that when choosing a contractor,
you should make sure you are comparing apples to
apples when soliciting bids from various companies.
“Different contractors will include different levels of

he says. “You’ll be better off
having them providing a detailed
scope of work so that you have an
understanding of what is going to
be done.” McDonald says he also
recommends using a contractor
company rather than a handyman
or one-man remodeling outt.
“You want somebody who can
provide the skills you need to do
all the associated work,” he says.
“We have people who are experts
in hanging drywall or wiring or
painting or cabinet making. It’s hard
for one person to be procient in
all of those different areas and the
quality of work could suffer.”
PROJECT SPOTLIGHTHandcrafted Homes Inc.Photos courtesy of Handcrafted Homes Inc.
The owners of this home asked the team at Handcrafted Homes Inc. to finish the basement for their two boys. They didn’t want the media room closed off like a theater, but to open up to the bar/eating area. A game room, media room and bar area were created in three separate areas; the spaces were delineated with carpet and ceiling changes, rather than closed off with walls, creating a cozy and warm feel. Playful colors were used to create a fun journey through the basement area.

Dig into the options Humin says checking out
websites for the companies you
are considering can be a valuable
source of ideas. “You may see
something and decide you want
that, too,” he says.
What are some other things
that you need to keep in mind
when considering a basement remodel? One important
factor is how the place is equipped for a remodel. Many
basements are already stubbed out for bathrooms or
sinks and more. If it is not, outfitting the area for those
kinds of amenities will need to be included in the budget.
Consider the wiring as well. Is the area already prewired
for cable or satellite television and Internet access?
If the area is going to be used by the kids and their
friends, you may want to consider including some
insulation that dampens the sound coming from the
basement as well.
“There are an unlimited amount of small things that
you may not think about,” McDonald says. “The kinds of
doors that you use—solid core or hollow core. What kind
of flooring do you want? Hardwoods, carpets, tile?”
Hulin says his company has seen a
trend towards sealing the concrete
oors and then using special paint
or stain to give the oors a different
kind of appearance. “We have a
product that lls in the openings in
concrete and seals and waterproofs
it to 6 inches,” he says. “It gives
customers a new variety of options.”
Sturm says energy efciency is
something that also should be taken into consideration
when considering products or design features.
So much of what will need to be done will be based on the
scope of the project. Is it a remodel of existing space or will
the contractor be dealing with a blank canvas so to speak?
Will you be renovating around the existing walls or will
there be walls removed or moved? All of these factors can
play a pivotal role in your project. For most projects, you can
expect the renovation process to take about three to four
months.

With the simple ick
of a switch or twist

can go from stark to cozy. By

Lighting is the single most
dramatic, one-element
makeover you can do to your

Also dramatic is the difference lighting can
make to your budget, depending on the energy
efciency of the xtures you choose. With so
much riding on your design decisions, we’ve
compiled advice and recommendations from
area experts to help guide you to a smart and
stunning lighting scheme.
Layer upon layerThe key to any great lighting scheme is to
involve several layers—namely, three: ambient
lighting, task lighting and accent lighting.
Start with ambient lighting—“something
overhead with a nice glow,” as Cupples
describes. Essentially, ambient lighting is the
base layer of light that generally illuminates
the entire room. “Recessed can lights are our
go-to for the rst, base layer of light throughout
the homes we design and build,” says Courtney
Davis with TerraCotta Properties in Decatur.
According to Jennifer Holle with Progressive
Lighting in the metro Atlanta area, “The most
important choice you will make when it comes
to recessed lighting is bulb type. Consider the
beam spread, lumen output and color quality.”
Doug Root, CEO of Atlanta Light Bulbs in Tucker,
agrees. “[Recessed can] xtures typically use
a 65-watt BR30 oodlight. Now, you can get
better light and higher lumens with a LED
replacement bulb, which lasts 40 times longer,
is fully dimmable and uses one-quarter of the
energy,” he advises.
“Also, keep in mind that you will reduce your
cooling bill signicantly, as 65 watts of heat is
being generated by each xture when it is on.
Multiply that by 20-30 xtures, and you have
a large amount of heat being generated that
needs to be cooled. Reducing the watts reduces
the heat generated and power needed to cool
your home and run your lights,” he says.
For workspaces, such as kitchen countertops
and desks, task lighting—“something
directional with higher wattage,” Cupples
says—is an important element. LED is
the recommended light source for these
installations. “When working, we need lots of
light that is precise and bright,” Root says. “We
are not trying to light up an entire room, [just
to] get light onto the work surface area.”

One of the more popular task-lighting installations today
is undercabinet lighting in the kitchen. These can come in
the form of LED strips or halogen puck lights. “Work with a
lighting designer before wiring is done to ensure there are
no issues during installation,” advises Victor Herec with The
Lighting Loft in Atlanta.
The nal layer, accent lighting, is what “activates a space,”
Cupples says. Holle describes this type of lighting as, “a
great way to add drama in a room.” Falling into the accent-
lighting category are any and all xtures that spotlight
specic features of the house, such as artwork, the inside
of kitchen cabinets (if you have glass doors), a replace
and architectural features like coves or barrel ceilings.
“Accent lighting is enhanced by the ambient lighting of a
room,” Root explains, “so being able to control your ambient
lighting and accent lighting separately with dimmers
and controls allows more exibility with the room’s
presentation.”
What’s a Kelvin?LED is the new “little black dress” of the
lighting-design industry’s “wardrobe.” And
if you’ve been jaded by an experience with
LED holiday lights in the past because the
color wasn’t what you wanted, you should
take another look at the LED landscape—the
selection is so vast, you can get practically
any color temperature you want.
“One of the most important factors in
having good light is buying the right color
of light,” Root says. Color temperature
is measured on the Kelvin (K) scale, he
explains, with warm and soft tones on the
lower end of the scale, around 2,700K, and
daylight tones (where you can see the full
spectrum of colors) at the high end, 5,000-
6,500K.
These temperatures apply to any type of
lighting, not just LED. “In your kitchen, if
you have a lot of wood tones and stone,
then you would want halogens or LEDs in
the 2,700-3,000K range,” Root recommends.
“If you have white kitchen cabinets and
stainless steel appliances, then go with
bright white, which has a color temperature
of 4,500-5,000K. This will bring out the
whites and make your kitchen appear crisp
and bright.”
Herec notes that the most common lighting
mistake homeowners’ make is not paying
attention to the Kelvin color of bulbs, so
lighting schemes are too dim, too bright, or just don’t match.
Go wirelessAutomation systems have changed the way homeowners
operate their lights. These can be simple products such as
timers on xtures, occupancy sensors that turn lights on
when you enter a room or a whole-home automation system
that lets you control your lighting scheme through a central
remote or mobile device. “Automated dimming/lighting
systems can create lighting scenes and instant-on scenarios
to help with security and simplicity of operation,” Herec says.
“Many of these systems do not require any major rewiring
and can be operated with a smart device or computer. Pricing
depends on how many areas are added to be controlled and
how complicated the owner wants the system to be.”
Root recommends Lutron’s new Maestro Wireless technology,
a new product that offers wireless control and power-

saving sensors that
“give the system a lot
of exibility,” he says.
“Wireless sensors can
be installed without
the need to pull new
wires and cut holes
into drywall. It is a
great addition to any
residence where you
want to have sensors
controlling the lights
in a room, the ability
to dim your oor lamp
or turn your lights off
when you leave the
house.”
Perhaps the most
encouraging—and
intimidating—part of the
lighting-design process
is that there are so many
options, customization
is inherent. “There are
no one-size- ts-all
solutions to lighting,”
Holle says. “When
selecting the appropriate
lighting for your space
it is important to think
about who is using the
space and for what
tasks. Consult a lighting
specialist to help you
determine your best
lighting solution.” She
adds that dimmers help
to maximize the control
you have over the
lighting in your space.
“And when it comes to
decorative xtures, pick
something that speaks
to you!”

Autumn
Although many homeowners see fall as a time to ease up on lawn maintenance and landscaping, it’s actually a great time to prep your yard for the coming spring. It’s also a good time to incorporate those hardscape projects you’ve been considering for a while. After all, with Atlanta’s mild climate, you’ll actually be able to take advantage of those outdoor
living areas, re pits and replaces long before spring rolls around.
Fall is the ideal time to dress up your landscape By Karon Warren

Get preppedWhile your lawn, shrubs, trees and other vegetation are preparing to settle
in for winter, there are some steps you can take to get them ready for
spring. For example, fall is the best time to install a fescue lawn, says Jane
Eubanks of North Georgia Turf in Whitesburg. “Fall and spring are the peak
growing seasons for fescue, but if established in the fall, fescue has nearly
a year to develop a deep root system to help it withstand the summer heat
and dryness,” she says. “You can establish a fescue lawn by installing sod
or by planting seed.”
In fact, Eubanks says fall is the only time to plant seed because seedlings
need that extra time to develop into a mature plant before summer. “Fall is
also the time to overseed an already established fescue lawn,” she adds.
However, if you have a Zoysia lawn, Hillary Thompson of Super Sod in
Athens, cautions homeowners against using fertilizer after mid-summer
and to avoid the use of any “winterizer” treatment. “It’s a new tip, and we
really want to get the info out because it turns out that applying fertilizer
to Zoysia lawns too late in the season is causing disease problems that
show up the following spring,” she says.
Following Thompson’s advice could have a two-fold advantage for
homeowners. “One, less fertilizers applied mean less cost and less
potential runoff of excess into waterways, and, two, less disease problems
mean healthier lawns with less fungicides applied,” she says. “It’s a win-
win for less expense and less chemicals!”
Fall also is the best time to plant trees and shrubs. “Trees and plants
that will display bright fall color such as red maples are used often,” says
Samantha Spitale, project coordinator for Outside Landscape Group in
Alpharetta. In the back yard, especially, she says she is seeing fall color,
annuals and focal points with showy color. “It is one thing to entertain in
your backyard, but another to entertain in a well-designed ‘space’ or outdoor
room,” Spitale says.
For the front yard, homeowners are continually thinking outside the box
when it comes to fall landscaping. “Atlanta has such a melting pot of creativity
that it is hard to dene just one element,” Spitale says. “We are seeing more
and more urns with fall and winter annuals as well as annual beds.”
The pending holiday season also provides inspiration for fall landscaping.
“Many homeowners enjoy decorating their homes with festive holiday
pieces,” Spitale says. “Some even will incorporate gourds and pumpkins in
their annual planters and beds.”
Take a hard lineSpring and summer seem to be more popular times to embark on
hardscape projects in your yard, but the fall also is a great time to break
ground, so to speak. In fact, according to a survey by Harris Interactive for
PLANET, the national trade association of landscape industry professionals,
consumers plan to increase spending on hardscapes this year.
The survey found that while overall consumer spending is expected
to remain steady in most categories, spending will increase to hire a
professional for hardscapes and specialty services, jumping up to an Pho

average of $2,300 this year versus $1,680 last year. Spending
for landscape maintenance also is expected to increase from
an average of $600 last year to an average of $700 this year.
One of the most popular hardscape trends is the addition of
a re pit. “Outdoor re pits allow for more people to gather
around the re in a more intimate circle and is reminiscent
of family campres,” says Dixie Speck, president of Solterra
Landscape in Marietta. “Another advantage over replaces is
that the cost is less.”
Speck says she’s also seeing an increase in accessories such
as outdoor furniture, greenhouses, pizza ovens, outdoor art,
pottery, statuary and even sport/play courts. “Bocce ball courts
are making a comeback and are being introduced to a new
generation,” she says.
Cook stations are another high-demand fall project. “There
are lots of cookouts for football season, and [homeowners]
would also like to have it in before summer for the barbecues,”
Spitale says. Also, many will plan their pools for the spring so
they can swim by summer, she adds.
Outdoor lighting also is popping up more in fall landscapes.
“Because the time change provides less daylight, many
clients want to install lighting so that they may still enjoy
the fall weather in the evenings,” Spitale says. “Lighting can
be installed as simple or as elaborate as the client wishes.
Oftentimes, we will light pathways, hardscape patio areas and
surrounding planting beds.”
Lighting also is popular in the front yard, Spitale says, because
well-lit homes and landscapes make a home more inviting.
Update existing featuresFall also is a great time to improve upon your existing
hardscapes as well. “Many driveways and sidewalks are
being reinstalled or revamped to welcome the company they
will have in the fall and holiday season,” Spitale says. “The
front of the house is the rst thing a visitor sees, and the rst
impression is crucial.”
Dressing up concrete is another popular fall project. “Atlanta
homeowners are always looking for creative ways to cover up
cracked or stained concrete surfaces,” says Matt Dombrowski,
president and owner of Greenstone in Winder. “A popular new
option is using ‘overlay’ pavers. Greenstone’s 1.25-inch recycled
granite pavers, about an inch thinner than regular pavers,
install directly over concrete patios, driveways and pool decks.
They create a unique upscale look without the hassle, expense
and mess of tearing out existing concrete surfaces.”
As fall approaches, many homeowners look forward to
stowing the lawn mower and taking a break from yard work,
but this actually is a key time to prepare your landscape
– and your hardscape – for the coming spring. When your
grass, owers, shrubs and trees awake from their winter nap,
you’ll be glad you did!

It’s the last time to fertilize your fescue lawn until next
February. If you’ve recently reseeded, make sure to remove
fallen leaves from the lawn.
Plant dianthus, snapdragons and ornamental kale for
color throughout the winter months—remember to
water and fertilize. Parsley, rosemary and other edible
plants look great mixed in with annual owers, too.
Plant evergreen and deciduous trees and shrubs, and
continue to thoroughly water trees, shrubs, lawn areas and
planting beds unless sufcient rain falls.
Cut back perennials to 4 to 5 inches, but leave
ornamental grasses to provide winter interest until
spring.
Plant spring-blooming bulbs such as daffodil, crocus,
hyacinth and tulips now. Use a bulb fertilizer for
magnicent owers this spring.
Harvest your vegetable garden before the rst hard
freeze, and incorporate lime and fertilizer in the
annual and vegetable gardens for next growing
season.
Complete removal of fallen leaves and debris to protect
from overwintering of insects and disease organisms.
Instead of bagging leaves and putting them on the curb
for pickup, add them to your compost pile, or shred
them to use as mulch.
If you still have houseplants outside on your patio, be
sure to watch the thermometer—bring them inside if
50 degrees or below. Give houseplants as much light as
possible as lower light days begin.
Clean, sharpen and oil your gardening tools!
Before storing for the winter, drain gasoline from
your lawn mower and make sure all parts are
clean and functional for next year.

All right, Atlanta isn’t Anchorage, but it does get cold. And cold costs money. What can we do to
spend a little less and still be comfortable? There is still time to
put money and energy-saving procedures in place.
The rst step is to determine what “comfortable” really means.
I’ve visited with folks who keep their home at a substantially
higher temperature in the winter than they would tolerate in
the summer. The reverse is also true, with indoor temps kept
in the 60s during the cooling season.
Industry standards point to a recommended 68-degree interior
winter setting and 78 degrees for the summer. That places
a reduced load on the system and still results in conditions
that, at least, are not uncomfortable. Discovering what your
personal minimum requirements are sets the heating target.
Now we can work to get there in the most cost-effective
manner.
Efciency saves money and periodic inspections help insure
efciency. We strongly recommend a twice a year visit from
your heating and air professional—once before the cooling
season and once before the heating season. These periodic
inspections will help prevent startup glitches during the
switchover and provide an opportunity, if your system has
some age on it, to review the cost effectiveness of a newer
HVAC system.
You should certainly be able to expect 12 to 15 years of good
performance from your units if properly maintained but
advances in technology might provide some energy dollar
savings if you plan on being in your home long enough to
realize them.
Buttoning up is another conservation step, and it doesn’t have
to involve a lot of expense. Supplementing attic insulation is

always the rst step. Heat goes up and,
without good insulation, it also goes
out. Next are the big home penetrations.
Doors and windows should be a part of
a regular energy audit. Your heating pro
can probably review their effectiveness
while conducting you system
inspection.
Storm windows and even the shrink
wrap window covers can cover a
multitude of sins, as will foam or
metal devices to kill door gaps. Check
the little portals, too. Gaskets behind
outlet and switch plates will save more
than they cost and expanding foam
sealant around electrical and plumbing
penetrations have the added plus of
keeping out critters while keeping the
energy dollars in. Sub-oor insulation is
last on our list but it is on the list. With
all the other items checked off, it’s not
a bad idea to install batts between the
oor joists. Just remember to keep the
paper toward the heated area.
Remember, no matter how well
installed the door, it can’t seal in the
heat when open. Uncontrolled entry
and exit pumps the good stuff into the
outside. You wouldn’t hold the fridge
door open while you decide what to
have for dinner.
Combined, these suggestions can help
keep the energy budget under control
without the family having to wear their
overcoats to bed.

cahptalkDown to the Wire The truth about wireless smart-home features
Steve Berrey is executive director of iHomes Atlanta, www.ihomesatlanta.com, and a member of Consult a Home Pro (CAHP), www.consultahomepro.com, a local organization of home service providers that focuses on consumer education and produces the SeeThru House at the Atlanta Home Show. For more information about CAHP, call (770) 642-2277.
As managing director for a home automation company, iHomes, I’m immersed in the latest news and trends for smart-home technology. By the same token, I frequently hear homeowners’ ideas and misconceptions about which features can be converted to wireless within a home.
Let’s breakdown the ve areas of a smart home and explore whether each can be designed or retrotted wirelessly. Remember that there’s a wireless solution for every home, and iHomes can execute your home’s wireless conversion from start to nish. If we can convert a 55,000-square-foot castle in Ireland to wireless, your in-town abode will be no problem!
LIGHTING: There’s no wiring needed for lighting when you’re retrotting a space. However, when planning a new build, you can greatly improve the aesthetic with panelized lighting and button keypads to reduce wall clutter, create scenes and more.
SECURITY: Other than the expense of buying batteries, there are no compromises in a wireless security system. Security cameras, which still function signicantly better when wired, are the exception. Luckily, wires can be easily fed to outside camera locations.
COMFORT: HVAC does require wires to the thermostat and sensor locations but even in a retrot we can move thermostats to hidden locations and install sensors. Pool controls, replaces and other advanced features should be analyzed on a case-by-case basis.
AUDIO: Although this is the area where wireless advancements have been greatest, you still need power or speaker wires for your system. SONOS makes a great wireless speaker system that we sell at iHomes. We also offer state-of-the-art ceiling stealth speakers and in-wall speakers that give you phenomenal sound without compromising design.
VIDEO: Wires are still needed when video is distributed throughout the house from one location. Fortunately, video doesn’t require the awkward wires of the past and a single Cat 6 wire will sufce. Additionally, there are now wireless cable boxes and wireless HDMI for one or two TVs. If you want eight televisions sharing from a few video sources, wires are the way to go. The alternative is integrating small sections of gear for each TV, and connecting them to nearby rooms through wires in the walls.

A successful color scheme is one that is pleasant to live with and reects the moods and personalities of the people living in it. Because light and color affect our senses, creating living areas that allow us to rest and relax are just as important as creating spaces that invigorate or stimulate us. As you know, the kitchen is a multifaceted space, serving several different needs. Here are a few tips to help you nd a right palette for your kitchen:
Don’t pick paint colors at the paint store. Go to the paint store without any
preconceived color ideas. Select a wide variety of color samples to consider
from the store selector and take them to the room being painted.
Look around your room for existing elements, like carpet or furniture.
Their color will play a part in your paint choice.
Place your color samples on or near the existing elements in the room. At
this point, you should see immediately any colors that will not work in your
space and eliminate them.
Of the remaining colors, narrow the choices down to those you love and
those you didn’t think you would love—a surprise color might be just right
for your space.
A pleasing color scheme will include a blend of warm and cool colors—a
color wheel is an invaluable tool. Use it to help nd colors that work well
with your existing elements. Most color wheels offer helpful hints for
putting schemes together. Even if you are only using one paint color in your
room, the colors of other items in the room will create a color scheme.
Ask yourself: What mood do I want to convey? A quiet workspace might
need the tranquil feeling created by cooler colors like blues and greens.
Gathering places might want to feel a little livelier. Warm colors like reds
and oranges tend to add excitement to an environment.
Heavily saturated colors make great accents—the smaller their use, the
better. For an overall color, look for more neutralized colors. For example, if
you have a desire for a yellow room, the perfect yellow might not be yellow
at all, but a neutral with yellow undertones.
Colors intensify when applied en mass. Selecting a color slightly lighter
than your rst choice is recommended.
Be aware of available lighting—color will look different in varying light
sources. Color viewed in natural light during the day changes once an
electric light is turned on. “Cool” uorescent lights tend to wash out colors.
Color in a room with “warm” light appears more natural.
Don’t be afraid to use a non-neutral color, it will enrich your space. It can
also be changed relatively easily when you have a desire to explore a
new scheme!

DESIGN & DECORaccentuate your sink
World-renowned designer and color guru
Jonathan Adler partnered with Kohler this
year to create a rst-of-its-kind product:
brightly colored, enameled cast-iron sinks
for the kitchen and bathroom. Offering
the perfect pop of color for your space, the
sinks come in four colors, described by
Adler:
• Greenwich Green (pictured above). “This
is not a dull avocado green—it’s bolder, yet
timeless. So crisp and refreshing, you can
taste it.”
• Piccadilly Yellow. “There’s a very mood
quality to Piccadilly yellow, especially when
paired with white. It’s unexpected and will
always feel fresh.”
• Palermo Blue. “A nice, crisp light blue is
cool and refreshing, like taking a dip in the
Mediterranean Sea.”
• Annapolis Navy. “Annapolis Navy
epitomizes nautical chic. It’s such a classic
color because it pairs so well with other bold
colors.”
Go to www.kohler.com and search for
Jonathan Adler sink to see all four colors and
discover the sink styles they’re offered in.
chip it
Struggling to nd a color? Sherwin-
Williams launched an interactive, web-
based tool that allows any online image to
turn into a palette of paint colors. Called
“Chip It!,” the tool is available at www.
letschipit.com, where you can create a
prole, then add the “Chip It!” bookmarklet
to your Internet browser toolbar. Whenever
you see an image online that has colors
you like, you can use the tool to identify up
to 10 Sherwin-Williams paint colors simply
by scrolling over the image. You can also
add the image and its corresponding paint
colors to your “Chip It!” prole.

How will your hardscape fare this winter? Forecasters are expecting a harsh winter this year and freeze/thaw cycles can do a number on driveways, walkways and patios. Here are some things to look out for, and tips for regular maintenance so you can be prepared.
PaversSimilar to carpet tiles indoors, outdoor pavers offer the exibility of replacing a small area—sometimes just a single paver—to repair an issue. Check for damaged or stained pavers (chipping is a common issue with clay pavers), and replace as needed. If the chipping is concerning, consider hiring a landscaper to reseal your pavers, a process that will retain and enhance their appearance. If you notice dips or low spots in your hardscape, call a landscaper to properly reset the area.
ConcreteWhether stamped or plain, concrete surfaces are often likely to crack after a winter full of freeze/thaw cycles. Professional contractors are the best route for a crack or gap repair—they can even raise, level and stabilize settled sidewalks, patios and driveways.
Asphalt The harsh winter will have likely done some damage to your asphalt driveway and/or walkways. Check for ruts or potholes and patch as needed. Every 2-3 years, you should black seal coat the surface.
Regular maintenanceFor aesthetic and anti-erosion purposes, pressure wash your hardscape surface at least once a year to clean it of dirt, grease, oil, rust, paint, tar, rubber and eforescence. Information provided by Belgard Hardscapes was used in this article, www.belgard.biz
Winter Woes Forecasters are calling for a harsh winter; here’s help on how to inspect and repair your hardscape after a season of damaging cold weatherBY KATHY KANTORSKI
BRICK, STONE & CONCRETEwhat is eforescence?
Homeowners often nd a white, chalky
substance on the surface of pavers—this
substance is called eforescence. It occurs
when the cement used to manufacture
the paver interacts with the natural
environment. Eforescence will go away
on its own, washed off by Mother Nature;
however, exactly when this will happen
can vary from days to as many as 2 years.
To speed up the removal, you can try
power washing the surface. Cleaning
solutions are also available.
de-icing care
While de-icing salts can effectively
eliminate slippery conditions, they also
may adversely affect interlocking concrete
pavers, causing visual and structural
damage. Salt can damage pavers in as
little as 3 years. Pavers outperform solid
concrete and asphalt in their resistance
to de-icing salts, but no paver is immune
to damage. Which is why routine
maintenance of pavers can help minimize
the effects. Also, experts recommend the
following guidelines to de-icing:
• Mix the salt with sand, which is visible
and the traction can be felt underfoot.
• Follow the recommended application
and don’t over-apply the salt.
• Use deicing salt for melting ice, not for
snow removal.
• Remove the ice once it’s loose to avoid
salt buildup.
• Wash off the pavers in the spring,
since the salt can continue to cause
degradation even after the ice or snow
has melted.

They may be on the bottom level, but basements are being
truly elevated in many homes. More and more homeowners
are exploring the nearly limitless potential of this space, and
coming up with some grand ideas for expanding their living area for

This family has transformed their basement into multi-purpose spaces to
serve all of their desires
The common area is for family games and entertaining friends. It is a large L-shaped
space that includes the dining/game area, billiards area and media center. At
the bottom of the stairs, is the dining or game area with cabinet storage and
shelves to display collectibles. A full-size billiards table occupies the bottom of the
L. (The custom glass door behind the billiard table opens to the wine room.)
The media center features a flat-screen TV and sectional sofa for lounging. The
TV is flanked with built-in cabinetry and shelving.
A bar is ideally located to serve the entertainment area, and acts as a
transition to the private exercise, music and storage areas. The bar includes an undercounter refrigerator, ice machine,
microwave, pullout trash can and sink—all housed in cherry cabinetry in a dark
chocolate finish by Schrock. The raised bar of Absolute Black granite has extra
seating for snacks and light meals.

can go from stark to cozy. By
replacing an old light xture
with a new one, or by adding a
simple accent light, an entire

The goal for this project was to create a Miami-style home resort that feels like part of the master suite addition to the home. The large sliding doors help bring the outdoors in. The main focal point is a 28-foot long replace that runs along the pool, just 12 inches away from the water. The re wall acts as the outdoor wall to the living space. •Sprinkler
