Trees & shrubs palette
The trees proposed on the amenity terrace include small trees and shrubs to provide shelter and screening. Species have been selected to withstand the micro-climate conditions of the amenity terrace such as wind.
A focal point will be the native species Eunonymus europeaus (European spindle tree) adding seasonal interest, in autumn the foliage turns a vibrant and dramatic shade of red, once its leaves have felled the orange-pink winged fruit remains adding character and colour for a longer period of time. Additionally, species such as the Prunus spinosa and Amelanchier lamarkii introduce autumn vibrant colours and soft white flowers in spring.

Intensive Green Roofs:
A native wildflower meadow mix is proposed for intensive green roofs, species of biodiversity value such as Agrimonia eupatoria, Leucanthemum vulgare, among others. E.g. Emorsgate ER1 turf roof seed mix, including native wild flowers and selected native grasses.
Extensive Biodoverse Roofs:
Extensive green roofs are proposed of wildflowers seed mix which provides a nectar and pollen rich habitat for pollinators and foraging habitats for birds. E.g Bauder flora 3 seed mix, UK native provenance seed mix, including a 65% perennial wildflowers, 20% annuals & 15% grasses.

6 MAINTENANCE & DELIVERY

6.1 Maintenance & Delivery
Maintenance
The aparthotel will have a dedicated maintenance team to look after the extensive roof terraces and the immediate public realm within the site boundary. The planting drawings, for ground and terraces, contain an outline maintenance plan appropriate to the current stage of design. For obvious reasons the proposed business model of the aparthotel fundamentally requires an attractive and well-maintained estate.
Within this spirit the aparthotel will undertake to maintain the two planters in the public realm directly opposite the building - those with the cherry trees and the stepped planter by the stair. These would, however, remain in the ownership of the Local Authority.
Public Realm Delivery
The proposals are impossible to deliver without reconfiguring the immediately adjacent public realm and it would also be beneficial if the wider public realm uplift was to be delivered at the same time as the new building.
As discussed the nature and detail of wider public realm uplift works need to be fully developed in conjunction with the Local Authority. There would then clearly need to be a careful S106 discussion about the extent of the works but it is anticipated that the most effective means of delivery be one contract for building and landscape with the wider public realm works being delivered on behalf of the Local Authority. This would be contingent on the works in or around the highways infrastructure being either light touch or fully structurally independent. One contract would also ensure that those areas adjacent to the building are coordinated and coherent. All works outside of the site boundary would remain in the ownership of the Local Authority
