County of Wetaskiwin council approved re-zoning property for country resi-dential parcels during the Planning and Development council meeting Sept. 13.

The re-zoning was pre-ceded by a public hearing for the spot rezoning from Agricultural (AG) to Country Residential (CR) at NW 32-46-24-W4M, Plan 0721920, Block 1, Lot 1 (Steffensen).

Before the public hearing was opened, councilor Josh Bishop stated he had a pecu-niary interest in this project, and excused himself from the meeting.

opened the public hearing. Director of Planning and Development David Blades presented the application.

The agenda memo noted, “On July 17, 2018, Administration received an application from Matt Steffensen to rezone approx-imately 44.8 acres (18.1 hect-ares) within NW 32-46-24-W4M, Plan 072 1920, Block 1, Lot 1 from Agricultural (AG) to Country Residential (CR). If rezoning is approved, the applicant intends to subdivide five (5) residential lots out of the quarter section, as per the approved Area Structure Plan. The property is located south of Township Road 470 (Correction Line Road) and north of Bigstone Creek.”

Blades noted the area structure plan was already approved by council at a previous meeting. He stated the next step in the process is re-zoning, and this proposal was sent out to various agen-cies for comment.

Alberta Transportation stated the parcels each need direct access to roads.

Rooyakkers opened the floor to public comments. Kathy Jacoby spoke and ex-pressed her concern with the quality of the maps printed in The Pipestone Flyer for this notice. She said they were too small and difficult to read. Jacoby also had concerns about more traffic feeding onto the Correction Line and Hwy. #2A.

Councilor Lyle Seely stated the county sympathized with those concerns. Seely stated those are provincial, not county, roads and the munic-ipality talks to the provincial government regularly about upgrading intersections.

After the public hearing was closed, Blades said county administration recommend-ed approving the re-zoning. Councilors passed all read-ings to approve the re-zoning.

same project was approved by county council later in the Planning and Development meeting Sept. 13.

West Central Planning’s Jason Tran presented the sub-division application, which

proposed to create five coun-try residential parcels a bit bigger than usual.

“On July 19, 2018, Administration received an application from Matt Steffensen to subdivide out five (Country Residential Lots, two (2) municipal re-serves (MR), and one (1) envi-ronmental reserve (ER) as per WCPA drawing with a revised date of September 6, 2018 in accordance with the approved Area Structure Plan,” stated the meeting agenda memo.

“The property is located south of Township Road 470 (Correction Line Road) and north of Bigstone Creek.” Tran noted the land in question was proposed to include two mu-nicipal reserves and one en-

vironmental reserve. He also stated the ASP and re-zoning had already been approved.

Tran said staff recommend-ed approval. Council ap-proved the subdivision with conditions mentioned in the memo.
