The Locations

Al Raha: Comprises two very different developments, Raha Beach and its three communities of Al Bandar, Muneera and Zeina which is on the ocean and mostly apartments, and Raha Gardens which is slightly inland and all villas. It has great links to Yas Island, the Airport and is situated on the road to Dubai. Two Bed Apartments 140,000-180,000, Four Bed Villas 190,000-250,000.

Reem Island: Reem Island is located a few hundred meters off the coast of Downtown Abu Dhabi and Saadiyat Island and consists mostly of apartments with a few villas and townhouses. It is brand new, reasonably priced and bridges connect it right into the heart of Abu Dhabi, on to Salaam Street and straight onto 11th street (Defence Road). Two Bed Apartments 130,000-160,000, Four Bed Villas 260,000 (these are very rare).

Saadiyat Island: The current “Most Desirable Residence” in Abu Dhabi. Linked by a bridge from the Corniche and on the other side to Yas Island, it is on the road to Dubai and lies just 500 meters off the coast of Downtown Abu Dhabi. The new cultural district is being built here which will be the location of the Guggenheim, Louvre and New York University. The accommodation is mostly high end villas and lovely low rise apartments based around the St Regis hotel and the Saadiyat Beach Golf course (designed by Gary Player). Two Bed Apartments 160,000-185,000, Four Bed Villas 320,000-450,000.

Corniche: The Corniche runs from Emirates Palace all the way along the water to the British Club at the base of the Saadiyat Bridge. It offers the public beaches and unparalleled views over Lulu Island and the Arabian Gulf coupled with fantastic access to Saadiyat Island, Khalidiya and Downtown. These are mostly apartments that are a little older and a bit more expensive with a few very high end villas in Marina Village. Two Bed Apartments 160,000-190,000, Four Bed Villas 250,000-380,000.

Abu Dhabi Island: Behind the Corniche lies the rest of the Island of Abu Dhabi. This boasts a myriad of stand-alone villas, compounds and low rise apartment blocks. Officers City and Khalifa A: These areas are “Off Island” so a little further from the City but offering you more for your money. Villas abound here and you can find anything from three beds in luxurious compounds with every conceivable amenity by Abu Dhabi Golf Club to six bedroom castles in Khalifa A. These areas have very few Two Bed Apartments, Four Bed Villas 180,000-300,000.

Where to Live

Abu Dhabi is a city of over a million souls, a thriving metropolis growing at a fantastic rate. Over the years it has evolved to cater for all of its inhabitants – so whatever your lifestyle, Abu Dhabi has the perfect place for you to live.

Cultural: Saadiyat Island currently has the lovely Manarat al Saadiyat and the Louvre (due 2015), Guggenheim (due 2017) and New York University. Add to this the Hawksbill Turtle sanctuary just next to the Saadiyat Beach Golf Course and you have one of the most idyllic places to live in the Emirate.

Dining: Downtown still offers the best and most eclectic range of dining options through the more traditional hotels. The Crown Plaza, the Royal Meridien and the Beach Rotana all offer great fine dining. For us the Beajolais is a wonderful “off the track” French restaurant in the Mercure on Hamdan Street, and if you want something a little more upmarket …. the view from the turning restaurant Al Fanr in the Royal Meridien compliments the excellent food.

Nightlife: Yas Island is where all the latest bars and clubs have sprung up. Stills and the Y-Bar are still favourites.

Sport: Zayed Sports City area, it’s all in the name. Zayed Sports City offers Rugby, Tennis, Football, Ice Skating, Netball and Bowling. Just up the road is the Officers Club which has tennis, a football dome and its own shooting range and it’s a short hop from there to Al Forsan in the Grand Mosque area with its go-kart track and paint-balling.

Tranquility: The Grand Mosque area is just off Abu Dhabi island and nestles neatly between Abu Dhabi City, Khalifa City A and Mohammed Bin Zayed City. Boasting Abu Dhabi Golf Club, the adjacent Golf Gardens, Sas al Nakhl, Seashore Villas and the ever popular Mangrove Village. This is suburbia, one of the greenest and most tranquil areas in the Emirate.

Fine Living: Khalidiya is one of the oldest and most prosperous neighbourhoods in Abu Dhabi. Close enough to take advantage of Downtown, the Corniche and the Marina at al Bateen but secluded enough to offer its own kind of privacy. Rarely in Abu Dhabi do you see such manicured verges and tree-lined streets and those living there take advantage of the Yacht Club at the Intercontinental, the Hiltonia Beach Club and the Shopping at the Khalidiya and Marina Malls.

Facilities: Mushrif has some of the largest and most spacious compounds in Abu Dhabi with communal pools, gyms, playgrounds and play areas. Some even have squash and tennis courts all sports pitches and their own shops and cafes. Abu Dhabi Island

To make things simpler for people unfamiliar with Abu Dhabi Island we have broken down the Island into six areas (excluding the Corniche which can be seen on page 3):

Downtown: Downtown is the oldest and most densely populated part of the City full of hotels and other landmarks. As the central business district it is also home to the majority of the office space in the City. Downtown is mostly apartments but some villas as you head east, particularly in the Al Nayan and Al Wahda areas. It is where everything is happening, and you can tell by the traffic, so make sure you get somewhere with parking. Two Bed Apartments 100,000-140,000, Four Bed Villas 240,000-360,000.

Khalidiya: Khalidiya is one of the oldest and wealthiest parts of the City. Greener and more spacious than Downtown but still a stone’s throw from the Corniche. It has a good mix of villas, compounds and apartments (closer to the Corniche). Khalidiya is still very open and residential for being so close to the Corniche with easy access to great amenities. Muroor: Muroor is one of the traditional residential areas in Abu Dhabi and is bordered to the north by Salaam Street which runs along the Eastern Mangroves. It offers residents the convenience of inner-city living without hustle and bustle. Accommodation here tends to be stand-alone villas or low

rise apartments. It is relatively quiet and peaceful and close to some of the more established international schools in Abu Dhabi, including the American International School, and the Lycee Louis Massignon. Two Bed Apartments 110,000-150,000, Four Bed Villas 210,000-260,000.

Mushrif: Possibly the most green and open part of the City. Mushrif and Khalidiya were the affluent suburbs of Abu Dhabi in the 1990s and they still maintain that feel today. The parks and wide open spaces make Mushrif perfect for family living. Here again you find mostly compounds, stand-alone villas or low rise apartments. Two Bed Apartments 110,000-150,000, Four Bed Villas 210,000-280,000.

Khalifa Park: The Khalifa Park area contains the largest concentration of compounds in Abu Dhabi with more on the horizon. If it’s compound living you’re after then here is where you start. The Salaam Street highway runs north of this area offering you fast and traffic-light entry into the Tourist Club and Downtown to the west and out towards Al Raha and Dubai to the east.Two Bed Apartments 130,000-160,000, Four Bed Villas 240,000-350,000.

Zayed Sports City Area: This is one of the new development areas with a huge number of extremely modern villas and apartments both recently built and underway. Villas are usually in compounds, the most impressive of which is the Hills compound which boasts beautiful landscaped gardens and children’s play areas, a beach, a marina, a gym and communal pools. The villas are modern, stylish, beautifully finished and often with a view of the Grand Mosque. Two Bed Apartments 150,000-170,000, Four Bed Villas 240,000-350,000.

Downtown Abu Dhabi
