W inter can be hard going for plants, where heavy rain is known to saturate
the soil and cause root rot, and prolonged periods of early morn-ing frost can damage delicate leaves. Some gardeners use cold weather as the perfect excuse to take a well-earned break, while others are at risk of over-loving their lawn and garden by continu-ing with their usual regime. Just as nature adjusts to changing seasons, gardening specialist and garden guru, Adam Woodhams, recommends people do the same.
“The onset of the cooler weather means that plant growth slows dramatically and has to tolerate not just the cold conditions, but also reduced daylight hours and often increased overshadowing,” said Adam, who has teamed up with garden and lawncare expert Victa to provide vital garden care tips for the cooler months.

Caring for your winter
gardenyour lawn and garden this winter, follow these four simple fool-proof tips to ensure your garden is winter proof:
Over-feeding: Nitrogen, potas-sium and phosphorus are the three key plant nutrients which most species benefi t from getting a boost of during the year. But apply them at the wrong time and not only do you waste fertiliser and money, but also risk those extra nutrients polluting storm water. In winter, plants grow slower, so less fertiliser is required to keep them fed. Overfeeding plants with nitrogen during winter also makes the leaves softer and more susceptible to disease, so reduce the frequency by half.
Overzealous pruning: It’s a well-known fact that well-pruned plants produce more fl owers and fruit, and allow more light to reach your lawn. Pruning also invigorates many trees and shrubs because it leaves the plants with extra root and energy reserves to
foster new growth on the remain-ing branches. However, some trees ‘bleed’ or ooze sap when pruned too much in winter. Avoid leaving stubs behind as they invite insects and disease to move in and attack healthy tissue.
Over-watering: Go easy with your watering during winter. Low spots in the garden, trenches around trees, badly drained garden beds and uneven turf can potentially drown plants, cause root rot or stunt growth. Remember to adjust your water-ing schedule with the season.
Over-crowding: Money may not grow on trees but convert-ing unused garden areas into a productive veggie patch is the next best thing. It is tempting to throw entire packets of seeds in your garden beds, however, sow too close together and you risk choking out all your plants and blocking much-needed winter light. A bit of breathing space will work wonders for your harvest.

N orth Penrith’s most anticipated apartment and retail complex will arrive even sooner than
expected, with the announce-ment of the fast tracking of Thornton Central’s construction.
After sales results of its Stage One buildings were “stronger than expected”, developers St Hilliers and First Point Projects are expecting to start pre-sales of Stage Two apartments within months.
St Hilliers’ Executive Chairman Tim Casey said they are over the
moon with the response and now development approvals are in place, expect construction to commence shortly.
“UrbanGrowth NSW has expressed strong support for our Stage Two concept designs and we urge prospective buyers to register their interest quickly,” he said.
“There is increasing demand for quality developments throughout Penrith and surrounding areas, with exceptional support from the local market.

Results of Millers Point sales now obvious as vital new projects get underway
New era for social housing in Sydney
T he fi rst batch of homes built from the proceeds of Millers Point social housing sales have been
announced by Minister for Family and Community Services, Brad Hazzard.
The projected proceeds from the Millers Point property sales, expected to be about $500 million, will be re-invested into some 1500 new social housing dwellings, allowing more people on the waiting list to be housed faster.
Speaking during a site visit
to Lurnea where 10 new two bedroom seniors living dwell-ings are nearing completion, Mr Hazzard said the sales proceeds and savings in maintenance would deliver benefi ts for thou-sands of NSW residents.
“Here at Lurnea and in another 11 suburbs, construction is under-way on 99 new dwellings which include easily-maintainable one and two-bedroom units designed for singles and the elderly and three bedroom homes for fami-lies,” he said.
“This is bricks and mortar proof
that the NSW Government is delivering on our promise to use Millers Point sales proceeds to build new homes that are modern, environmentally responsible and better fi t the needs of tenants.”
Mr Hazzard said 12 Millers Point properties had been sold, generat-ing $26.8 million and a further three properties are now on the market. The Government will sell 293 properties in Millers Point to help fi nance a more sustainable public housing system.
“It is only fair that Government look to maximise the benefi t of
our social housing assets for the most people,” Mr Hazzard said.
New housing funded by the proceeds is underway in Condell Park, Padstow, Warilla, Mount Warrigal, Chester Hill, Yagoona, Gymea, Kingswood, Casula, Beverly Hills and Miranda.
Developments will occur in areas of identifi ed need for more social housing.
The initial phase will focus on Sydney’s South-East and South-West and the Illawarra-Shoalhaven area and Nepean-Blue Mountains areas.

Tax review welcomed
The overhaul of the
Australian taxation system is long overdue and the decision to conduct a review has been welcomed by the Real Estate Institute of New South Wales.
Treasurer Joe Hockey’s discussion paper outlines that state taxes in stamp duty will be considered in the review.
“Stamp duties are some of the most inefficient taxes levied in Australia,” the discussion paper reads. “Stamp duties also impact on consumers by increasing the cost of buying and selling houses.”
REINSW President Malcolm Gunning said the need for a broad based tax system and the removal of state taxes inclusive of property taxes has been something the Institute has been lobbying for.

When it comes to lighting there are three diff erent categories and including each one in the home will help to create the perfect balance.

When it comes to apply lighting to the home there’s a few things to keep in mind. Start by considering what the room is used for. The type of activities that take place in the room will decide what lighting is needed. For example if you do your food preparation on
a kitchen island be sure to place lighting directly above the surface you’re working at.
Another thing to consider is the addition of dimmers to overhead lights. This will allow you to adapt the light levels to the time of day and the mood you want to create.
Lastly make sure that you include a diverse range of lighting options by utilising table and fl oor lamps as well as ceiling lighting. Light-layering has many benefi ts including a reduction in energy.
Better smell for your place
Open windows: If you are going to be home for an extended period one day,
open all of the windows in your house. It’d be great to do this about once a week to really get some fresh air flowing.
Candles: Don’t ever leave the house with candles still burning, but if you’re home, why not get some great smell-ing candles and put them in key areas of your house? The smell can be really fantastic and a welcome addition to your house.
Potpourri: A cheaper option, and one that will have your home smelling particularly fresh. A lot of people put potpourri in the bathroom.
Air fresheners: Those expensive air fresheners at the supermarket do actually work, so if it’s in your budget, have a look at a few of the different options on the market.
