EXTERIORS

The plots hasve perimeter fencing, made up of an exposed concrete wall and vertical

aluminium slats ; each home has two entrances: one with a door for pedestrians and

an another with a remote-controlled automatic door for vehicles. Both doors are

finished in an aluminium frame and slats, in the same style as the perimeter wall.

Reversed flat roof with anti-slip floating flooring in exteriors, as well as on the terraces

and sun deck. This flat roof is different from the the rest in that the upper flooring is

completely flat, with no slopes and the joints between the floortiles are open to allow

drainage and expansion. The ventilated air chamber aids water vapour diffusion.

We have fitted 3 of the homes with a ramp which allows greater accessibility from the

parking area to the ground floor.

Different areas have been landscaped with palm trees and plants which require little

water, and an automatic watering system, combined with artificial lawn.

AIR-CONDITIONING

We have carried out pre-installation for air-conditioning using hidden circular ducts

and linear air supply grilles.

The comfort and design in the rooms is one of the advantages of this type of

air-conditioning, with acoustic and aesthetic benefits which adapt to any layout.

There is the possibility of installing a zone system so the air-conditioning may be used

only in the rooms where it is necessary.

HEATING

Likewise, the whole home has pre-installation for underfloor heating, via a closed

water circuit through multilayered seamless pipes. This system makes the home more

comfortable.

- It is silent

- It does not produce draughts, thus avoiding dust circulation and dust mites, which

are so harmful to allergy sufferers.

- There is no need for radiators, objects which always limit the possibilities for decorating,

as well as taking up usable space.

The pre-installation will allow you to have independent digital thermostats on each floor

to control the temperature.

SECURITY

As security is vital nowadays, we have fitted this home with important security measures.

Alarm installed with special functions keypad, wall-mounted infra-red detectors, magnetic

contacts on semibasement door, indoor and outdoor sirens, which will warn of any

burglary or robbery in the home.

All the blinds are electrically motorised so they may be controlled individually with switches

located by every window, or in general from one place.

The front door is made of white coated steel, and has a 3-point lock and anti-leverage hinges.

PLUMBING

The hot and cold water supply pipes are made of polypropylene and the waste

downpipes are made of PVC. One of the many advantages of using PVC in

Plumbing is its high resistance to temperatures, impacts or being flattened, its

resistance to corrosion and its safety and neutrality to odours and flavours.

For hot water production, we have chosen a geothermic pump which uses the

heat in the air as renewable energy and thanks to its exclusive technology,

offers exceptional efficiency, which guarantees comfort and saving.

It does not use fossil fuels, does not produce gases, does not cause location

problems and needs less maintenance.

BATHROOM AND PLUMBING FIXTURES In each bathroom we have fitted a mirror and suspended washbasin in a cabinet

set with drawers, in a modern style.

The Roca The Gap series bathroom fittings create a compact and functional style

which makes the most of the bathroom space. Controlled dual flush toilet.

The floor-level shower trays are made of high-quality materials with anti-slip textures.

The tap fittings are made by Clever, model Bahama Xtreme for the washbasin and

bidet, and thermostatic shower columns made by Clever.

ELECTRICAL FITTINGS

The distribution panel has top quality protective elements, separated into circuits for

different uses in the home.

We have chosen Niessen brand mechanisms for this home, whose modern style

combines elegance and design.

The video entry system has 2 Fermax Smile colour monitors, located in the ground and

first floors, with an intuitive and easy to use standard function interface. In addition,

intercoms are installed in the semibasement and sun deck.

TELECOMMUNICATIONS

The home already has the necessary pre-installation to be able to receive digital

television without complications, a satellite dish with satellite channels, as well as TV

WALL COATINGS

“First impressions are what count”, says a popular saying. For this reason, the façade

is one of the most important and demanding aspects where design and construction

are concerned. The façade reflects the aesthetic style of the interior.

We have used the best materials for the façade wall coatings, with a regulation first

coat of waterproof breathable dry mortar, then finishing with a high- quality

waterproof smooth paint, perfect for protection and decoration.

In the interior, we have applied high-quality smooth acrylic paint.

Large ceramic wall tiles in different combinations, colours and textures cover the

bathroom walls.

FLOORING

Inside the home, we have chosen to fit large porcelain floor tiles to create a greater

feeling of space and which brings to mind the uniformity of microcement.

Anti-slip floor tiles for the exterior, but with a fine smooth to the touch surface , which

makes cleaning easier.

KITCHEN

Laminated high-gloss coated kitchen with wall and floor cupboards, fully-extensible

drawers with s toppers and removable fittings system to make the most of the space.

Silestone 4 cm countertop Built-in stainless steel sink under countertop. Fitted with

all electrical household appliances: Fridge, induction hob, oven, microwave and

stainless steel anti-fingerprint extractor hood. Built in dishwasher and washing-machine.

INTERIOR WOODWORK AND METALWORK

The doors are solid 40 mm white coated MDF, with panel joints and designer handles

and 9 cm waterproof MDF architraves. In addition, the doors have rubber in the frame,

which improves thermal insulation and significantly reduces outside noise, smoke and

Dust penetration. The bedroom door on the ground floor-level has a special width to

allow wheelchair access.

The sliding wardrobe doors are white coated MDF, in the same design as the doors and

the wardrobes are lined with a suitcase shelf and metal rail.

EXTERIOR METALWORK AND WOODWORK

Aluminium sliding perimeter windows with a compact blinds system, with a stainless

anodised finish. The motorised roller blinds are made of aluminium slats in the same

colour as the exterior metalwork and are injected with polyurethane foam.

The windows are made of an innovative 6/8/4 glass with thermal insulation and solar

control. In summer it reflects a great amount of direct solar heat, obtaining a more

uniform and pleasant indoor temperature and in winter it minimises heat loss through the

windows, reduces the risk of condensation, making the home more comfortable.

perforated brick, air chamber, rock wool insulation between both layers and a layer of

finished and plastered double-cavity brick .

In the semibasement floor, there is a 20 cm thick concrete wall, air chamber, rock wool

insulation, layer of finished and plastered double-cavity brick.

The interior division is made of double-cavity brick, finished and plastered on both sides.
