The fi rst signs of spring are here and buyers and

sellers alike are ready to take advantage of the

nice weather and favorable market conditions.

Buyer demand has steadily built up over the

winter and inventory levels are beginning to

increase. This combined with job growth, a rise

in household earnings, and cheap gas prices are

predicted to foster a busy spring 2015 for the real

estate industry.

Historic data from the National Association of

REALTORS®, indicates that most home sales

traditionally take place between April and July.

To avoid getting lost among a surplus of other

listings, homeowners should plan to list soon,

ensuring the best chance to compete in the

marketplace. In fact, Zillow research shows that

homes listed in the last week of March sold the

fastest and for the most money.

Given the increased inventory and variety,

spring is the optimal time for house hunting.

Based on data from Trulia website analytics,

home search activity jumps in March and rises

10-15% above the annual average through July.

Families reluctant to uproot their families during

the school year can now start looking for a new

home determined to close during the summer

months. Buyers have also now recovered from

the holiday fi nancial stresses and tax refunds are

often used for down payments. With mortgage

rates reaching record lows and more relaxed

loan stipulations, buyers better move fast as the

spring buying season ramps up.

W hen a client asked me to build this stunning home overlooking

Runyon Canyon in the Hollywood Hills, I knew challenges were in store, the biggest one being indoor-outdoor flow. Creating seamless lines between indoor floors and outdoor patios and decks, particularly on an upper floor, is exceptionally difficult and requires expert

waterproofing. Water intrusion is the biggest problem for most contemporary homes, but architects appreciate my knowledge in that area. Everything worked without sacrificing the integrity of architect M. Scott Carty’s design by keeping the indoor-outdoor flow in virtually every room. With white and off-white dominating the color scheme, along with beautiful terrazzo floors and perfectly scaled interiors, the open feeling is celebrated.”

Gary collaborates with leading architects and designers to build fine residences, and to renovate classic and historic homes by architectural greats including Paul Revere Williams. Drake Construction Inc., is operated by CEO Gary Drake and President Dara Keefer.
