responsibilities prior to signing a lease agreement?
By knowing the terms of the rental contract ahead of time, you will be well informed and able to determine if the location is the right one for you. Once you choose your location, a landlord should give you adequate written notice when rent or landlord services have been adjusted, and you should be able to discuss any clarifications or adjustments before a new lease is signed. Many landlords and property management companies do their jobs well and care about the property they own as well as the people who live there. It is in their best interest to keep good tenants. when you don’t live in the right place, it’s obvious. Whether it’s the constant grumble about commuting time, a losing battle with storage space or just a general lackluster feeling for your home, it’s a
signal that it’s time to move.
So why do so many people stay put in an apartment that just doesn’t cut it? I know that there are a couple of good justifications: It’s too time-consuming to move. It’s too much trouble to move. It’s too annoying to move. Yes, we tend to stay put and deal with the discomfort because, for most of us, there is very little that is less appealing than moving.
The funny thing is that you’ll find, once you just go for it and get it done you’ll be surprised how rewarding it is to finally have the right apartment. In fact, if you actually plan your move properly, give yourself plenty of time and do the right things like packing in advance, paring down and discarding the unnecessary, and sending out address changes, moving really isn’t so bad. If you can hire movers and get your move done professionally it becomes that much easier! The rewards of living in the right place, of gaining back your commute time, about having enough space, the right flow, an apartment that fits your needs and lifestyle improves your life enough to more than offset the inconvenience and expense of moving.

so you have moved Into your neW apartment! you love It! You have decorated it as you always imagined you would. You bought a few new things and you brought with you some of the furniture that you already had. Let’s not forget: dishes, cutlery, sheets, throw pillows and blankets. You also brought some paintings and art, all of your clothes and accessories. And you’ve found the perfect spot for that big TV, a nook for your computer the stereo and your other tech too. Stop for a second and total the value of all these personal belongings. It all can total to a substantial amount. It may be all that you have. But what would happen in the event of a fire, flood, theft or vandalism? How will you replace it? Where will you stay in such a catastrophic event?
Your landlord’s insurance does not cover it – did you know that? Do you remember a note that advised you to arrange for ‘Renters Insurance’ - also called ‘Tenants Insurance’? You may have forgotten about it among all of the other details you needed to take care of when moving. Don’t wait for tragedy to strike and find out the hard way that you’re not covered and are out-of-pocket for everything you lost.
A renter should arrange for Renters Insurance upon renting an apartment, house or a condo unit. The cost of doing so is very low compared to the amount of the replacement cost for your contents. You need to contact your insurance agent for a quote. If you don’t have one, ask a friend or the property manager to recommend one to you. It is important for you to meet with your agent, provide the company with your list of items and the value that you would like them to insure.
Ask what they can offer you in terms of insurance, in the event that you have to temporarily move to another place, like a hotel. Ask if you get market value or replacement value on your property.
Remember that most insurance companies have a deductible. The lower the deductible, the higher the
premium will be. Make sure that all the items which you have insured are listed. It is always a good idea to take a picture of these items and retain as proof of ownership. You should also find out what the process is for a claim, in the event that you may need to make one. Not all insurance companies provide the same services, so it is up to you to ask before you bind your insurance coverage.
Also, remember to ask about liability insurance. It should cover you in the event that you are being sued by another tenant, landlord or visitor. They may issue a claim against you because they have suffered damages or had an injury, as a result of your actions. You should consult your agent as to the amount of liability insurance that you should have in place.
I know that you may say to yourself: What is the likelihood that this will ever happen to me? You may be surprised that the premium is extremely low – and at least you are protected. It is a good idea to keep a copy of your insurance policy certificate somewhere other than in your unit. Please remember to have your agent’s phone number always handy.

Read and understand your contract

THERE’S AN OLD RULE IN BUSINESS: WHAT IS NOT IN WRITING WAS NEVER SAID. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead.The fi rst thing to do is fi nd a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, fi nd out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions – and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail.
When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare and accurate an estimate as possible.
In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs.
And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur.
We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to
be dropped off somewhere else fi rst, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading part way to your destination. Again, this will cost you time and money – two things that are precious commodities on moving day.
It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.

Read and understand your contract

THERE’S AN OLD RULE IN BUSINESS: WHAT IS NOT IN WRITING WAS NEVER SAID. Although some agreements may need just a handshake, others that involve a multitude of variables require a contract so that all the parties understand what is expected of them. This is particularly true when you hire professional movers. You’re obviously the “who,” but we also need to know exactly “what,” “where” and “when” in order to transport your items to your new place. Within those general categories, there can be many details, and finding out about them on moving day is counterproductive. Think ahead.The fi rst thing to do is fi nd a reputable mover. You can check online with the Better Business Bureau or the Canadian Association of Movers, and of course, fi nd out who friends and family members have used. Select a company that has a tried-and-true track record. Then ask questions – and remember that the movers should be asking you a lot of questions as well to determine exactly what the move will entail.
When we meet customers to arrange their move, we need to know about everything they expect to take so we can prepare and accurate an estimate as possible.
In many ways, estimating is a science. Computers help, but the results are only as good as the information we input. Telling us on moving day that you forgot you want to take the shed in the backyard can hold things up for hours. It will also add to your costs.
And speaking of costs, we need to know well ahead of time if you want us to provide the service of packing. Deciding this two days before the move likely won’t work. In addition, if we have quoted only on moving and not on packing, a new contract will have to be drawn up with a higher price. If you do the packing yourself, read the contract as to whether or how much your items are covered, should damages occur.
We also have to know whether you have anything other than Point A to Point B in mind for moving day. If you forgot to tell us that your dining room set has to
be dropped off somewhere else fi rst, it’s like the meter running in a taxicab. You will pay more for unexpected side trips. Plus, unless we know in advance, we may pack the dining set in an awkward place for unloading part way to your destination. Again, this will cost you time and money – two things that are precious commodities on moving day.
It is our responsibility as professional movers to ask the right questions, but until we develop ESP, we need to rely on you to explain what you need from us. A contract protects you as much as the movers, but only if you read it, understand it and abide by it.
