This relative newcomer to the vacation market made sig- nificant inroads during the late 1990s and early 2000s as urbanites embraced the con- venience of a hands-off, maintenance-free approach to recreational real estate. Developers responded enthusiastically, offering a diverse range of product from ski-oriented condos to oceanfront cottag- es to sun-drenched Okanagan resorts. And the best news? Maintenance, cleaning and repairs are included in the strata fees. Your only responsibility is kicking back and unwinding. But in recent years the buzz seems to have died down, and a lot of people don’t under- stand what fractional ownership really means. So what exactly is it, and is it still a good option? What Am I Actually Buying? The concept, although simple, is still often misunderstood. Try asking people what “fractional ownership” means, and many of them will say, “Oh, a timeshare.” Wrong. A fractional home is a fully deeded prop- erty that you can resell, mortgage or leave to beneficiaries, just like any other strata unit. heart. Kind of makes your heart skip a beat

just thinking about it.

There’s just one complication — the dreaded

“M” word. Maintenance. Lawns to mow, gut-

ters to clean, deck repairs… yuck. This was

supposed to be relaxing.

Enter fractional ownership. This relative

newcomer to the vacation market made sig-

nifi cant inroads during the late 1990s and

early 2000s as urbanites embraced the con-

venience of a hands-off , maintenance-free

approach to recreational real estate.

Developers responded enthusiastically,

off ering a diverse range of product from

ski-oriented condos to oceanfront cottag-

es to sun-drenched Okanagan resorts. And

the best news? Maintenance, cleaning and

repairs are included in the strata fees. Your

only responsibility is

kicking back and unwinding.

But in recent years the buzz seems to have

died down, and a lot of people don’t under-

stand what fractional ownership really

means. So what exactly is it, and is it still a

good option?

What Am I Actually Buying?The concept, although simple, is still often

misunderstood. Try asking people what

“fractional ownership” means, and many of

them will say, “Oh, a timeshare.” Wrong.

A fractional home is a fully deeded prop-

erty that you can resell, mortgage or leave to

benefi ciaries, just like any other strata unit.

Units typically come fully furnished and are

most frequently off ered on a quarter-, third-

or half-share basis.

Owners have access on a rotational basis —

typically for a one-week period each month

but often two consecutive weeks during

the popular months. Many also provide an

option to put your property in a rental pool if

you’re not using it — meaning there’s poten-

tial for a revenue stream.

An Affordable OptionFractional ownership is certainly an aff ord-

able option for purchasing recreational prop-

erty — especially these days.
