Why Invest In The USA

It’s not the end of the story… rather the beginning. There’s more to discover and learn and Axis has further resources and information available. However, this Smart Guide should serve as a helpful starting point to decide if investing in US property is for you.

Why Is The USA Attractive To Property Investors?For many years the USA has been a major investment destination for British people. The majority of purchases have been holiday homes in familiar areas such as Florida. Now the investment possibilities have expanded, for reasons we explain.

Here are eight important reasons why the US should be high on your list of potential investment destinations:

Mature, First World marketInvestment risks in emerging markets like China or India are frankly enormous. In the US we have a mature, highly developed country with world class communications, finance and property sectors and a wonderfully entrepreneurial approach to business. Risks are minimised and opportunities are easier to see and benefit from.

LanguageAs an English speaking nation there is great comfort in easily understanding and communicating with everyone involved in property purchase and sales. This is an important benefit for investors.

LawsThe laws are clear and the rule of law is fully accepted. This is not necessarily true in less well developed countries where laws may not be enforced, or foreigners are disadvantaged. Registration of property is also effective and you can insure against defects in title.

Choosing to invest internationally is challenging. How to separate fact from hype? How to determine profitability? There are different taxes, laws and business processes to uncover and evaluate. To answer these questions and explain why Axis believes strongly in property investment in the USA we have written this introduction.

SizeThe USA is an enormous country. Ten million square kilometres with 307 million people, the third largest country in the world. It generates a GDP of $14 trillion, the highest in the world, representing 23% of the world’s wealth creation. It is also geographically diverse, from the tropical southern states to the frozen wastes of Alaska. The huge diversity of people and geography throws up a wide range of investment opportunities from inner city condo’s to holiday property to ranches in rural areas.

Easy to buy and sellThe laws and customs in place for property transactions make it easy to buy or sell quickly, often in one day. This opens up opportunities for profit in short timescales which are simply not possible in the UK and many other countries.

Easy to visit, either for holiday or businessMany of us visit the US for business or holiday. It’s easy. You don’t have to worry about the language, sanitation, quality of food or accommodation. Own US property and charge travelling expenses to visit your investment against your rental income!

Low taxes, with generous allowable expensesThe tax regime in the US is generous to business owners. Tax rates are lower and allowable expenses greater than the UK.

Risk/Reward profileConsider the points we’ve made and our conclusion is clear; the USA is a low risk country for property investors. Factor in the significant profit potential and you end up with the best kind of investment destination – low risk and high reward! That’s a rare combination and underlies our view that today the USA represents a rare opportunity for smart investors.

Why Invest Now In The USA?We’ve explained the core reasons to invest in the USA but there’s more to the story. Timing is everything so let’s examine ‘Why Now?’

In our view the conditions today represent a ‘once in a generation’ opportunity for investors who want to earn cash fast, generate high levels of income or exceptional capital growth.

Market cycleThis graph reveals the market cycle in Florida, but reflects a similar picture to much of the US. Check the strong growth up to 2006 then a huge fall. Note these two points:

First, prices have roughly halved, which has changed the investment perspective completely. Property that was overpriced is now, in many areas, astonishingly cheap!

Secondly, the price crash is now levelling off and in some areas prices are already increasing. The timing is perfect for investors buying now as they invest at the bottom of the cycle with limited downside. As prices rise the ‘bottom of the market’ deals will vanish. There is a time limited opportunity to buy bargains!

ForeclosuresThe property crash happened because mortgages were given to sub-prime borrowers who couldn’t afford the repayments when interest rates rose. In 2008 alone, 3.2 million homeowners filed for foreclosure. These homes were repossessed by the lenders as the owners defaulted. These are now available to buyers (Axis clients!) at bargain prices. However, the stock of foreclosed homes is falling fast and when its finished this cheap property will no longer be available.

Government incentivesTo kick start the housing market the US Government introduced incentives for home buyers in early 2009. These include first time buyer tax credits up to $8,000 and Government guarantees for loans to low income families. These incentives are scheduled to finish at Easter 2010, but may be extended. Demand has increased and the housing cycle has regained momentum as a result of these incentives.

High YieldsFor five years Axis stayed out of the US market. The high prices meant that rental yields were poor and prices, in our view, overinflated. Now that prices are dramatically lower our view has changed. Rental yields have typically doubled and investors can expect positive cash flow. In some places we offer extremely high rental yields of up to 20% net due to local factors on top of the general market situation.

Exchange rateFrom 1960 onwards the UK/US exchange rate has fallen in every decade, with the single exception of the one ending in 2010! It’s difficult to be sure about the future, but our guess is that the downward pressure on the £ will resume sometime in the next few years.

If that happens, today is a great time to invest. Why? Because historically the rate is higher than 2000 and likely to fall, which will benefit UK investors who invest now.

Target Numbers

20% return on investment in 90-150 days. That’s pretty astonishing and ideal for investors looking to increase their cash quickly.

As an example, a £50,000 investment could return £10,000 profit in 90-120 days. Realistically, investors could complete three projects in a 12 month period and make 60% return on investment. We think that’s exceptional.

How Do Investors Achieve This ROI? Buy and sell property quickly. This is called ‘flipping’ and the Axis strategy is to buy, refurbish and sell. Here’s the plan:

Strategy Two: Accelerated Capital GrowthWhat is Accelerated Capital Growth?It means finding ways to achieve far better-than-average capital growth.

Target Numbers

300% return on investment in 3-5 years.Some Axis investment deals offer far more than this – up to 700% return over a five year period.

As an example, a return of 500% over 5 years would turn £10,000 into £50,000.

Strategy Three: Robust Cash FlowWhat is Robust Cash Flow?Earning significantly above average annual income from your investment property. It must be sustainable for many years.

Target Numbers

15% pa net income after all costs excluding finance. Axis has locations that can deliver up to 20% net income pa in solid, reliable US locations. Compare this to UK investment property where you would be doing well to achieve 5% net income – Robust Cash Flow is 300% to 400% better!

Property Investment In MemphisAlong with most of the USA, Memphis has been hit by the sub-prime mortgage crisis, the property crash and the following credit crunch. Right now there are a substantial number of properties that have been foreclosed and are bank owned. These cannot be purchased by end buyers because most of them require refurbishment and mortgages are only available once the work is completed. Also, most buyers want a nice property to move into and not a property needing renovation.

This provides an opportunity for Axis cash buyers to step in and purchase cheaply. After renovation and all costs investors can expect around a 20% return in 90-120 days. This is made possible by the easy buy/sell process in the USA and the efficiency of our operation.

After falling steadily for two years, prices have levelled off and this limits the downside for investors.

The number of foreclosures is reducing every month which limits the time that this profit can be achieved. As the number of foreclosures falls we anticipate a rise in prices, reducing the exceptional profit margins. Investors are advised to act quickly.

About MemphisMemphis City has 670,000 residents. It’s the 19th largest city in USA. Founded on the banks of the Mississippi River it has a humid, sub-tropical climate. Historically Memphis will be remembered as the centre for the American Civil Rights movement in the 1960’s, with the assassination of Martin Luther King in Memphis in 1964.

Music lovers around the world flock to Memphis as the roots of blues and rock n’ roll. It was the home of legendary artists BB King, Elvis Presley, Johnny Cash and many more.

From an economic perspective, Memphis is centrally located at the junction of the Mississippi River, many railroads and both north-south and east-west Interstates. Not surprisingly it has become one of the US’s largest distribution centres for all kinds of goods. Memphis has the world’s largest cargo airport and is the home of FedEx and other national distribution companies.

Memphis was ranked by Inc. magazine in the top eight metropolitan counties in the US for starting and growing a business.

Florida

The Axis PropositionOur strategy in Florida is

Accelerated Capital GrowthTarget Return on Investment

300% return in investment in 3-5 years. Some deals offer 700% ROI or more! This strategy is designed for investors seeking substantial medium term growth in capital.

How is this Achieved?Buying distressed property below market price and waiting for prices to recover. Part of the profit is locked in when buying, part comes from future growth as the market regains its strength.

Investment property is rented long term to American citizens, producing positive cash flow until its time to sell. Axis has a preference for long term rentals in demand as accommodation for working American families, not holiday property.

Property Investment in Florida Check the table on the right and observe the strong rise in prices up to 2006, followed by the price crash. Florida has seen some of the largest falls in pricing from the peak of 2006 - typically 50% across the state and more in some locations

Axis negotiates distressed sale prices with banks and developers short of cash, bringing you pricing typically 30% below today’s market value and 70% below peak pricing.

Prices are now levelling off and the amount of distressed stock is reducing. There is therefore a limited window to purchase at these heavily discounted prices.

We anticipate that prices will recover strongly over a 3-5 year period as supply dries up (builders have stopped building in Florida) and demand rises again as financing starts to flow.

About FloridaNamed ‘The Sunshine State’ Florida has a sub-tropical climate that is tempered by being close to the sea. The state is home to 18m Americans, making it the 4th most populous state.

The great climate and relatively low cost of living ensures that Florida is a destination of choice for Americans relocating from colder, Northern states and historically has seen 3,000 people a week move to Florida, spurring a surge in home-building that abruptly ended with the recent property crash.

Florida is the world’s largest tourist destination with around 60m visitors a year to attractions such as Walt Disney World Resort, Sea World, Busch Gardens and the Florida Keys.

About BuffaloBuffalo is the second largest city in New York state with a population of 300,000, second only to New York city.

With the opening of the Erie Canal in 1825 and its position as a railroad terminus Buffalo became the 8th largest city in the country with the world’s largest plant for making steel.

In the early 20th Century the St Lawrence seaway re-routed freight traffic bound for the ocean from the Great Lakes, bypassing Buffalo. The city fell into a slow decline. The population fell substantially but this trend has now stabilised.

In the winter Buffalo frequently has snow from December to March, often accentuated by the ‘lake effect’, but its summers are the sunniest and driest of any city in the NE of the USA.

The median income of $25,000 is around half the average for the US. Buffalo, therefore, has low property prices and many residents have historically rented property – either because they can’t or don’t want to own a house. This underpins the ongoing demand for property rentals.

Unemployment is falling and many new jobs in the health and educational sectors have been created, 30,000 alone in 2006.

Buffalo is renowned for its architecture – all the major American architects of the 18th and 19th Century built masterpieces in Buffalo. 80 sites are listed on the National Register of Historic Places. This includes many properties by Frank Lloyd Wright among others.

How Is This Achieved?We purchase foreclosed property, extensively refurbish and then rent predominantly to Section 8 government approved and supported tenants.

Our US partners have more than 30 years experience in rentals and strong relationships with City Hall which means that they can get property taxes reduced for investors, resulting in above average rental yields due to substantially lower costs.

Property Investment in DetroitDetroit has been a city in crisis for the last couple of years, reflected in the home price chart. As the home of General Motors, Detroit has suffered hugely with the housing crash, the credit crunch and the problems in the car industry.

These problems have led to a huge number of foreclosed property, combined with many people leaving the city.

As you might expect these problems were worse in low cost neighbourhoods and it is critical that investors in Detroit only buy in specific pockets where strong communities still exist and housing is in good shape.

These significant problems throw up big opportunities for investors which is why we recommend investing in Detroit.

We offer investors substantial brick built, single family homes, fully refurbished and tenanted for around $45,000 (£27,000). This is around 70% below peak pricing and 35% below current market value.

With an excellent net rental yield, special dispensation on property tax and the prospect of good capital growth as the city recovers, Detroit offers, in our view, an excellent investment opportunity.

Example Investment Property In Detroit

About DetroitThe home of Motown and the big three motor companies, Ford, General Motors and Chrysler, Detroit is famous for many reasons.

Despite losing population in the last couple of years, Detroit is still the US 11th most populous city with 920,000 residents, and 4.4m in the wider Metro Detroit area.

In the early 1990’s the city began reinventing itself with the rebuilding of downtown Detroit, the opening of three new casinos, the establishment of the River Walk, the building of new stadiums for the Detroit Lions and Tigers and more.

In 2008 the City announced a $300m stimulus plan to create jobs and revitalise neighbourhoods. This has been supported by private organisations who have added further funding.

In August 2009 the US Government gave the Detroit auto-industry grants of $1.36 billion to manufacture lithium-ion batteries and 2010 is expected to see the debut of GM’s first electric car, manufactured in Detroit.

Detroit has experienced huge problems in the last few years but has clearly begun the fight back.
