Getting your home ready to puton the market has never been soeasy with the Upper Arlington AreaChamber of Commerce’s Com-munity Market Place garage saler.

Each spring, homeowners rushto get their home cleaned up byde-cluttering, staging and simplythrowing things away. A garagesale may help you get started.

Start in the basement, garage

and attic. Identi-fy that which isa “must keep”and that whichis “under con-sideration.” If itis “under con-sideration,” thentry the 12-monthtest. If you have

not used it in a year and it is not a

family heirloom, get rid of it. Once you have the items to sell,

it is time to establish a fair pricefor them. We all know that if itdoesn’t by noon, you will be drag-ging it into the garage at 2:45 p.m.

Simply said … pricing is thekey. Bundle, if needed, but keepin mind that this is a garage sale, not an auction. The savvy garage-sale shopper will pick and choose

from your many offerings and leaveyou with items that are hardly worththe cost of a trash sticker. One trickis to market to the children. Funtoys and collectibles should bepriced so that mom and dad canhardly say no. Whenever you hear,“C’mon, Mom,” move into for thekill and mention “the buy one, getone free” sale you are having onall children’s toys. Or hand the toy

to the child and say it is free and“no backsies,” referencing to mom-and-dad childhood favorite, “ABargain for Frances,” by Russelland Lillian Hoban.

Have some fun on May 12, andhost a garage sale with your fam-ily and friends. Start your springcleaning, sell unused items andteach your kids about commerce. Now that your home is de-clut-

tered, it may sell faster.

The MarketsWhen in doubt, blame it on the weather

It’s human nature to want to as-cribe a reason to everything that

happens in theworld. Ratherthan feeling likeit’s all random,we always wantto know why themarket went upor why batshang upsidedown or whywhite is the

most popular car color. The recent employment report

is no different. The governmentsaid the economy added 120,000new jobs in March; however, thatnumber was below the 210,000increase expected by economistssurveyed by MarketWatch. To whatdid some economists attribute thesmaller-than-expected increase? You guessed it, the weather.

Unseasonably warm winterweather in many parts of the coun-try may have disrupted the nor-

mal winter hiring pattern. Ac-cording to MarketWatch, “Com-panies kept workers on or hiredpeople in January and Februarywho otherwise would have beenadded in March or April.”

The weather was also a keydriver behind recent strong retailsales. Bloomberg reported that,“Retailers are benefiting fromwarm weather that boosted de-mand for spring products…”

The effects from weather willeven out so there’s no need for usto add a meteorologist to the team. But, just so you know, it’s not al-ways dollars and cents behindchanges in the markets. Some-times you just have to stand out-side and check out the weather.

“Upper Arlington is a greatplace to do business. Working withthe City government, one finds aculture of cooperation and an en-trepreneurial spirit.”

— Robin Lorms“Over the last 5+ years there

has been tremendous success withthe redevelopment of Upper Ar-lington real estate. While there areseveral very large projects to site,

which include the major im-provements to the Shops at LaneAvenue and Kingsdale, there arealso many great smaller projectsjust as the Keller Williams/Rollbuilding and the Vaughn MusicStudio that have had a positive im-pact on our community. Similarto the successes that our commu-nity has had with commercial re-development, Upper Arlingtonwill have to continue to think cre-atively and to work to find thehighest and best for each piece ofreal estate. Even with the signif-icant improvements that have takenplace with some of our major realestate assets there is still a lot ofopportunity within our commu-nity.” Andy Mills

Your legal questions answeredWhat is a last will and tes-

tament and trust and whymight I need them?

A will and a trust are writtendocuments that you sign duringyour lifetime to specify who andhow your estate will be admin-istered after your death or inca-pacity. Your will appoints an ex-ecutor to administer those of yourassets that need to be adminis-tered through probate court, whilethe trust appoints your trustee toadminister those of your assetsthat avoid probate court admin-istration. These documents allowyou to specify which assets youwant to gift after your death, andto whom, when they can receivethem, and impose restrictions onthe assets as you deem neces-sary. If you have minor children, you can specify a guardian to

care for them through your will.If you have a spouse or childrenwith special needs, or you wantto put special restrictions on yourassets, or if you have pets whowill need to be cared for afteryour death, you can provide forall of these through your will andtrust. They also make the ad-ministration of your estate moreefficient and less expensive.

A will and trust can also helpyou avoid state- and federal-es-tate taxes, which under the re-cent changes to the estate-taxlaws can go as high as a 35%marginal tax rate.

If you don’t have a will, thenOhio law dictates who has pri-ority to administer your estate,to whom your property passes,

and in what percentages. A will and trust are just two

of the documents necessary foryou to have a complete estateplan. In addition, there are otherestate-planning documents usedto carry out your wishes. Theycan include a living will, and fi-nancial and health-care powersof attorney. Although it maysound complicated, these docu-ments are all easy to understand. The biggest mistake you canmake is not planning at all, whichcan result in blunders involvingyour personal property, real es-tate, executors, minors, prior mar-riages, taxes, disgruntled friendsand family, and funerals and buri-als.
