Scope Of Work
101 The Work Package Contractor shall be responsible for the detailed design, supply and construction of the following to satisfy the performance requirements as detailed in this specification, on the design intent drawings and the current British Standards and Codes of Practice;
The scope of work includes, but is not limited to:-
1. Complete Metal Stud Partitions of various heights, widths & constructions
2. Complete Independent Plasterboard wall linings to blockwork and cladding.
3. Safe Removal/ Relocation/ Diversion/ Alteration of all existing bracing systems, M&E services/ equipment, pipe work, cabling, ductwork, rails/ etc…& any other obstructions in order to allow installation of trade package system[s].
4. Secondary steel support members for doors and other openings. 5. Additional steelwork, bracing, twangs, fixing straps/ members, bolts,
grommets etc. 6. Skirting trims and plates to all partitions. 7. Deflection heads in all metal stud partitions, in accordance with
the latest edition of the British Gypsum 'White' book or equivalent/ equal and approved.
8. Fire protection/ sealing/ collars/ Fire tube [fire protection & insulation to pipes] is to be designed and fitted by the sub-contractor and shall include all secondary steelwork necessary to ensure structural stability in accordance with Fire Engineers Recommendations/ report.
9. Design materials and workmanship shall comply with relevant current British Standards, Codes of Practice and all statutory requirements.
10. Complying with Acoustic Consultants recommendations/ report. 11. Complying with Fire Engineering Consultants recommendations/
report.

General Items
201 Installer
The Trade Package contractor will be trained, approved and licensed by
the partition system manufacturer and will be required to give proof of the
same.
203 Pre-lnstallation Meeting
Prior to the installation of the partitioning, the Trade Package Contractor
shall meet at the Project site to review the materials selections, application
procedures and co-ordination of the work with other trades.
Meeting shall include the Construction Manager, Architect, The Trade
Package Contractor, and other Trade Package Contractors whose work
requires coordination with this trade package.
205 Pre-lnstallation Inspection
Prior to commencement of installation the Trade Package Contractor
shall examine substrate and adjoining construction and conditions under
which work is to be installed. The Trade Package Contractor shall not
proceed with the work until any unsatisfactory conditions have been
corrected. By commencing the installation the Trade Package Contractor
is deemed to have accepted the existing conditions as satisfactory.
207 Installation
Set out accurately to ensure frames, panels, fascias and doors are plumb,
level and accurately aligned.
Do not cut, plane or sand pre-finished surfaces except where shown on
drawings or otherwise agreed with CA Representative.
Fix securely as section Z20, using manufacturers fixing components
with out causing distortions to frames, panels and doors.
209 Quality Assurance Supervisor
The Trade package Contractor shall nominate their Quality Assurance
representative who shall direct the installation of the systems/ components
to ensure quality standards are achieved. The Quality Assurance
Supervisor shall be named with the Tender return and shall not be
changed at any time thereafter without the consent of the Construction
Manager.

210 Maintenance Manual
The Trade Package Contractor shall state in his detailed Specification,
submitted with the Tender, any maintenance required to ensure the
performance of the Works, so that a realistic evaluation can be
made by the designers of maintenance work required.
A Maintenance Manual shall be prepared by the Trade Package
Contractor which shall give details of all work required to maintain the
works, consistent with the performance and other requirements of this
specification and which must clearly state the following:
a) Method of Maintenance.
b) Any sequence related to maintenance.
c) Identification of parts requiring maintenance, giving
reference to location of the item on record drawings, together
with manufacturer's reference numbers, addresses and
telephone numbers of firms from whom materials or parts can
be obtained.
The Works shall not be accepted as completed until three copies of the
Maintenance Manual have been submitted to the Construction Manager in
a form approved by the Construction Manager.
213 Difficult Access Areas
The Trade Package Contractor shall consider well in advance any
problems of access to areas to be protected, bearing in mind the need to
achieve complete integrity of the fire protection.
215 Protection and Cleaning
The Trade package Contractor will be held responsible for the protection of
all adjacent works. Any damage caused to adjoining works shall be made
good at the Trade Package Contractors expense.
The Trada Package Contractor is responsible for ensuring that the v;orks
are kept clean and tidy. At the end of each day all debris including offcuts
from studs, boards etc shall be collected by the Trade Package contractor
and deposited in skips provided by the Construction Manager.
Do not remove protective packaging/covering until just before
components are require for fixing. Stack doors and panels flat on
bearers and separated by spacers where necessary to prevent
damage to or from projections.
Keep completed cubicles clean, dry and adequately protected from

damage until Practical completion.
216 Replacement
The Trade Package Contractor shall replace any boards or components
which are broken, dented or otherwise damaged and causing technical
performance or visual impairment.
217 Defects Inspections
The Work package contractor is responsible for carrying out thorough
defect inspections and rectifying defects before offering the Works to the
Construction Manager for acceptance as complete, if, during the
inspection procedure it becomes obvious that a thorough defects
inspection has not been carried out by the Trade Package contractor then
the inspection procedure shall be immediately suspended until such time
as the Construction Manager is satisfied that the Trade Package
Contractor has effectively undertaken his responsibilities.
218 Design
The contractor shall be responsible for the detailed design of the
complete partitions and wall linings installation which shall be fit for the
purpose for which it is intended.
Deflection heads to be incorporated in all metal stud partitions, in
accordance with the latest edition of the British Gypsum 'White' book or
equivalent/ equal and approved.
Fire tube [fire protection & insulation to pipes] is to be designed by the
sub-contractor and shall include all secondary steelwork necessary to
ensure structural stability.
Reference should be made to the Architects design intent drawings along with the acoustic and fire engineer consultant reports.
It is a condition that the contractor shall guarantee his design, workmanship
and construction of all elements within the contract.
The contractor's design, material and workmanship shall comply with with all relevant current British Standards, Codes of Practice and all statutory requirements especially BS 476 : All relevant sections and their amendments.

220 Drawings
The drawings issued with the Trade Package are indicative only for tendering.
The Trade Package Contractor shall have included in his tender for all and
any costs associated with the development of details and materials to
enable the system to achieve the performance requirement of his
specification. The Trade Package Contractor shall submit drawings along with the returned Tender with sufficient detail shown to enable the Architect to check during the tender assessment period that the design is being met by the Tenderer.
The Trade Package Contractor shall submit drawings detailing all aspects of the works to the Construction Manager. These drawings shall be
submitted timeously to allow comment, correction and re-submittal to
take place within the Programme.
The details issued with the Tender documents are indicative only and
shall be adapted by the Trade Package Contractor. The Trade Package
Contractor shall provide the following:
Builder's Work Drawings Installation Drawings Shop / Fabrication
Drawings As-Built Drawings
221 Builder's Work Drawings
Drawings and/or schedules showing architectural and/or structural work
required by the Trade Package Contractor, but executed by others, and
necessary to facilitate the execution of the Works and their integration into
the remainder of the Works.
Provide such drawings appropriate to the stage of design development to
which they relate and include, inter alia, requirements for foundations,
bases and supporting structures for plant or equipment, holes through the
structure, fabric and finishes, ducts and trenches, fixings to be made into
or onto the structure. The Trade Package Contractor is to indicate all
loadings likely to be applied to the structure, either via fixings or bases
and plinths. The Trade Package Contractor is to ensure that his design
resolution and installation does not exceed maximum loadings. The Trade
Package Contractor shall obtain from the Construction Manager the
maximum loadings.
222 Installation Drawings
Drawings based on the Contract Drawings. The Installation Drawings shall
show the development of information for the whole of the Works. Ensure

such drawings and details relate and co-ordinate with all drawings for which
the Trade Package Contractor is responsible.
The Trade Package Contractor shall inform the Construction Manager
before changing any component or detail of installation shown on the
Contract Drawings, or described elsewhere in these documents. At the
time, notify the Construction Manager of the total effect of these changes.
223 Shop / Fabrication Drawings
Drawings developed from the Installation Drawings for the purpose of
defining how elements and components of the Works are to be fabricated
and assembled.
224 As-Built Drawings
The Trade Package Contractor shall provide the "as-built drawings"
on completion of the work and until receipt of same the Works will not be
accepted as complete.
Drawings shall be standard size A1 or A3. Adequate paper prints of the
drawings shall be submitted for comment and once the drawings are
satisfactory they shall be provided as final drawings on DVD/ CD media in
DWG/ DXF format suitable for editing by AutoCAD software – [version
2007 or greater]. Three paper and three electronic copies of the final
drawings shall be provided.
During the course of the works the Trade Package Contractor shall
maintain on site an up-to-date, fully detailed record of all changes to
facilitate easy and accurate preparation of the As-Built Drawings and to
ensure these drawings are, in all respects, a true record of the installation.
The Work Package Contractor shall allow the Construction Manager and
the Architect/ CA access to his site office to inspect the record
drawings showing changes.
225 Architect's/ CA Comments on Drawings
The Architect's/ CA comments on the Trade Package Contractor's
information are conditional and do not relieve the Contractor of any
responsibility for the complete system. The Architect/ CA checking of any
submission is only to ensure general conformance with the design concept
and the information contained in the Contract documents.
The Trade Package Contractor is responsible for:-
� Any errors in his drawings
� Confirming and correlating all quantities
� Confirming and correlating all dimensions on site

� Deciding on construction techniques
� Design
� The satisfactory performance of his work
240 Submittals and Samples Submittals
The Trade Package Contractor shall provide 3 copies of the following with returned Tender:
A Manufacturer's technical information including any test data.
B Manufacturer's installation instructions.
C Manufacturer approved typical application details.
D Detailed specification including board thickness, material weights and densities.
E Material Safety Data Sheets [MSDS]/ for all materials. [COSHH reg’s.]
F Agreement Certificates
G Fire Test/s Certificates
Samples
The Trade Package Contractor shall submit samples of all components to
illustrate finishes and product quality. The samples shall be supplied at
the Post Tender interview.
Any further samples of materials, fittings and finishes required by the
Construction Manager shall be submitted to the Construction Manager for
acceptance, timeously and in line with the programme of works.
The Construction Manager retains the right to reject items if the samples
do not conform to the required standards, or to condemn items supplied to
the site if they do not compare with the approved samples.
The Construction Manager acceptance of samples does not release the
Trade Package Contractor of his design responsibility for the complete
system.
245 Method Statement
Due to existing floor to ceiling heights [ i.e. up to 11.3m to underside of roof steelwork] ‘Working at height’ is identified as a significant risk for this
Work Package.

The Work Package Contractor shall provide a method statement for the
safe installation of the works satisfying the working at height regulations.
The method statement shall be provided prior to the Post-Tender interview.
250 Manufacture
Like items of materials provided here under shall be the end products of
one manufacturer in order to achieve standardisation of appearance,
maintenance and replacement.
255 Warranty
The Work Package Contractor shall guarantee the design, workmanship
and installation of all elements within the Sub-Contract so that the result is a
system having a minimum life of 25 years.
The guarantee is subject to the Client maintaining the completed works in
accordance with the maintenance manual to be supplied by the Trade
Package Contractor. Subject to the Client complying with the above
conditions then, should failure of the works occur within 25 years the
Trade Package Contractor shall rectify the failure free of charge or
reimburse the employer for any cost incurred in rectification.
A sample copy of the guarantee shall be provided at Tender return.
An executed copy of the guarantee shall be provided prior to Practical Completion.
260 Storage and Handling Storage
All materials shall be stored in a clean secure, heated and ventilated area in accordance with the manufacturer's printed instructions.
Handling
All materials shall be handled in accordance with the manufacturer's
printed instructions. All safety precautions recommended by the
manufacturer shall be complied with, in particular the Trade Package
Contractor shall ensure that workers and work areas are adequately
protected from health and fire hazards arising from handling, material
cutting etc.
275 Electrolytic Action
The Trade package Contractor shall ensure that electrolytic action does
not occur.

Workmanship
410 Generally
Plasterboard
To BS 1230: Part 1 with exposed surface suitable to receive direct
decoration.
Fixing, jointing and finishing materials and accessories, where not
specified otherwise, to be as recommended by plasterboard
manufacturer. Operatives to be properly trained for partitioning and dry
lining work. Fix boards only in areas which have been made weather tight.
Prevent frost damage.
Cut boards neatly and accurately without damage to core of tearing of
paper facing. Keep cut edges to a minimum and position at internal
angles wherever possible. Mask with bound edges of adjacent boards at
external corners.
Fix boards securely and firmly to suitable prepared and accurately
levelled backgrounds. Set heads of fastenings in a depression; do not
break paper or gypsum core. Finish neatly to give flush, smooth, flat
surfaces free from bowing and abrupt changes of level.
Do not use damaged boards.
415 Joints
Tapered edges of boards to be lightly butted. Leave a 3 mm gap where
cut/unbound edges occur.
420 Horizontal Joints
Will not be permitted in surfaces exposed to view except where height of
wall exceeds maximum available length of board. Agree positions of joints
where not specified.
421 Horizontal Joints (2 Layer Boarding)
In two layer boarding, where permitted, to be offset by at least 600 mm.
Ensure that noggings are positioned to support horizontal joints in outer
layer of boarding.
425 Framing Of Openings
Will be designed by the Work Package Contractor who will provide any
secondary steelwork necessary. Openings for doors should be designed
to withstand a horizontal load of 50 kg/m2. Door installation does not form

430 Constructing Metal Stud Partitions
Studs at wall junctions and floor/soffit channels to be fixed securely at 600
mm centres.
Position studs at equal centres, maintaining sequence across openings.
Provide additional studs as necessary to ensure support to all vertical
edges of boards.
Vertical joints on opposite sides of partitions to be staggered.
When more than one layer of plasterboard is to be applied, stagger
joints between layers.
Fix boards to each stud and along all edges with proprietaiy screws at not more than 300 mm centres and not less than 10 mm from the edge of the board. Set heads in a depression; do not break paper or gypsum core.
432 Metal Stud partitions Formed From Double Studs To be cross-braced at 600 mm centres with bracing twice screwed at each end.
435 Fixing Dry Linings Set out furrings vertically, at specified centres and adjacent to angles and openings. Bed in 200 mm long dabs of adhesive at 450 mm centres. Bed short lengths of furring horizontally to provide continuous support to top and bottom edges of boards. Accurately align all furrings to a true, vertical plane, ensuring that specified cavity width is achieved. Working from the centre of each board, screw to all furrings at not more than 300 mm centres and not less than 10 mm from the edge of the board. Set heads in a depression; do not break paper of gypsum core.
440 Cavity Barriers
Accurately cut and fit boards at perimeter and around pipes, ducts, etc. Seal any gaps with mineral wool tightly packed to prevent penetration of
smoke and flame.
470 Taped Seamless Finish
Lightly sand cut edges of boards to remove paper burrs. Apply PVAC
sealer to exposed cut edges of boards and any other plaster surfaces to
which tape is to be applied.

Fill all joints and gaps and cover with continuous lengths of Gyproc Speed
tape, fully bedded and for the full height of the partitions.
When set, cover with joint finish, feathered out to give a flush, smooth,
seamless surface. Apply two coats to joint finish at external angles.
Jointing materials to be to BS 6214.
Spot fill nail/screw depressions with joint filler to give a flush surface. Fill
minor indents and after joint, angle and spotting treatments have dried,
apply surface finish to give a continuous consistent texture to surface of
boards.
480 Internal Air Pressures
The partitions shall be designed to withstand internal air pressure
differences created by wind forces.
The Trade Package Contractor's attention is drawn to the internal wind
loadings as defined below by the Structural Engineer 22/2/12
“Allow for an internal pressure (+/-) 0.54kN/m2. Wind load ‘q’ = 1.14kN/m2.”
Liaise with Construction Manager to establish extent of relevant partitions.
490 Dwangs
Supply sufficient dwangs/ ply back boards to support wall mounted fixtures/fittings.
500 Metal Suspended Ceiling Framing
Install using components, accessories and methods recommended by the
board manufacturer.
Set out perimeter channels, hangers and sections to give a framework
which is accurately aligned and level. Fix securely with additional framing
and stiffening at upstands, partition heads, access hatches, etc. to give a
stable ceiling.
510 Fixing Plasterboard to Metal Supports:
Fix securely to all supports, working from the centre of each board, using
proprietary drywall screws at the following maximum centres:
Ceilings: 230mm centres - reduced to 150mm at board ends and at lining
perimeters, where recommended by the board manufacturer.
Position screws not less than 10mm from the edge of the board.
Countersink screw heads, do not break paper or gypsum core.

Cut neatly using mitres at return angles. Fix securely using longest possible lengths, plumb, square and true to line and level, ensuring full
contact of wings with background.
After joint compounds/plasters have been applied, remove surplus material
while still wet from surfaces of beads which are exposed to view.
