○ Choosing Territory List from the home screen will allow you to see all of the properties associated with the Territories that you’ve created
○ From the Territory List, select the properties you would like to see mapped and click on the Territory Map button
○ The properties chosen will be shown and color coded to each territory (along with a color key).
○ You can click on any map marker to view the pop-up information on the properties, including a link to the property page

New Construction
• Clicking New Construction will take you to the full itemized table of projects in that market

• This PDF report is updated on the first of each month, with data that ranges from the past 90 days
• This PDF report does not link directly back into the platform should you click on any company names or images
Market Conditions
• This PDF report is updated on the first of each month
• This is an enhanced version of the Market Review available on our website

• This section is a table of all properties belonging to your existing territory(ies)
• Export to Excel, create a sales route or sales worksheet for properties in your existing territory(ies)

• View changes to properties in your existing territory(ies) from the past day, 7, 14, or 30 days
• Changes include Managers, Area Supervisors, Management Companies, and Property Names

• View changes to all properties in the market from the past day, 7, 14, or 30 days

○ By default, your user account is setup to receive the Monday Morning Change Report. This will send you an email containing a PDF detailing Manager, Area Supervisor, Management Company and Property Name Changes reported to ALN the previous week
○ You can also have Territory Changes sent, either in conjunction with the overall market or instead of the overall market. These are changes only to properties within your existing territories
○ You can opt out of individual markets
○ You can view the changes for the current week and the past 5 weeks from the home screen of Vendor Edge Plus by clicking on Previous Market Change Reports

General Tips & Tricks○ If you perform any search that has more than one result you
can check off all the results at once by clicking the check box at the top left in the table header. You can also click and drag records to check them off
○ There are two ways to view a Management Company. One way is through Contacts (which shows a people view of the company) and the second is through Management Companies on the home page (which is a property view of the company)
○ We don’t rely on our clients to update our data, but sometimes you know something before we do! On every contact, property and management company record you’ll find a corrections icon. Clicking on this icon opens a dialogue box so you can submit a change for our review. Changes are only made when the information is verified, so we ask that you allow up to 48 business hours for us to research the information
○ The person who has the Admin access has the ability to add/edit salespersons and support staff to the account
○ Excel exports can provide additional information than what is in the results. For example, any property search results will havegeneral information shown, but when exported into Excel will have a detailed look at each property in the export
○ On the left side of Vendor Edge Plus are several helpful links, including your Account Manager and Salesperson’s email address, a link to Tech Support, a button that switches to the Mobile version of Vendor Edge Plus, and a button for you to send us your suggestions for the program
○ You can export property results into a KML file, a file format used to display geographic data in an Earth browser such as Google Earth9
Exporting to Excel & Email Marketing
○ Perform your search based on your criteria in Contacts, Properties, Management Companies, or Owners
○ You must choose which records from your results you wish to export. To choose all of them at once click the empty checkbox located above your first result in the table header area
○ Click the Export to Excel button at the top of your results
○ Import your Excel list into any email marketing service in a CSV format
○ There are some email addresses that work fine on a one-by-one basis, but bounced when they were used in a bulk email by ALN. They are notated with a red exclamation point (!), but there may be any number of additional reasons that those email addresses bounced
○ Always comply with Spam Laws, including (but not limited to) providing an Unsubscribe link for the recipients of your email marketing. For additional information please visit https://www.ftc.gov/tips-advice/business-center/guidance/can-spam-act-compliance-guide-business
○ When you send bulk emails you may get bounces from your email list. Some company’s ISP (Internet Service Providers) block messages that it considers to be spam based on many different criteria, including detecting a bulk email message, “spam words,” and “spam phrases”
○ ALN highly recommends you utilize any Bulk Email provider (SendGrid, SalesForce, Mail Chimp, etc.) or CRM (SalesForce, Dynamics 365, HubSpot, etc.) capable of sending large quantities of emails
○ Learn the FTC’s compliance guide to the CAN-SPAM Act for businesses to ensure you’re not in violation of any laws as they pertain to your email marketing. The link to the FTC’s webpage is https://www.ftc.gov/tips-advice/business-center/guidance/can-spam-act-compliance-guide-business

Exporting to Excel Email Marketing –What You Should Know
○ From your mobile device, use the internet to login to your existing VE+ account from the following link: http://veplus.vendoredge.net/Security/SignIn.aspx
○ If you’re using an iPad, Surface, or similarly sized tablet, it may default to the desktop version. Click on “Mobile” icon on the left side of the page once you’ve chosen a Market
○ You can bookmark or save to your device’s home screen (settings vary from device to device).
○ If/when prompted in the Mobile Version to allow it to use your location say “Yes,” and this will allow the program to map directions to properties from your GPS
○ Make sure that you have Location Settings set to “On” for your device’s internet browser (settings vary from device to device)

○ Try searching with less. For example, for the company name search for Lincoln instead of Lincoln Property Company
○ Search for a person by last name if their first name can be spelled multiple ways
○ Mix and Match! Search a company name and a job category to shorten your search
○ Choose just a job category to see all contacts in that Market who work in that capacity
○ There are some email addresses notated with a red exclamation point (!). These addresses may work fine on a one-by-one basis, but bounce when used in a bulk email. There may be any number of additional reasons that those email addresses bounced
○ If you click on an individual contact then you’ll see their contact page. On this page you’ll see an icon below their generalcontact info. Clicking this icon will bring up their V-Card, which you can then save to your email provider contact list

○ Try Searching with less. For example, search for Gramercy instead of Gramercy Oaks
○ Narrow down your search by defining the Year Built or Number of Units range to the right of the search page
○ Clicking the green box next to City, ZIP, County or Submarket will open a box showing a complete list of those boundaries where ALN lists properties in that market
○ If you opt to save a search, you can recall (and delete) that search the next time you come to the property search page
○ You can create a note or task on any Property record
Click the submarket name to show a map of the geographical boundaries, or click on the blue Submarket Map button to show all of them.
Click anywhere on the map to drop pins and build your polygon, and make sure to close the shape you draw by clicking the first pin dropped in order to have an area selected.
Once you’ve selected your area and clicked “OK”, you may continue to pre-filter your search with any other fields before performing the search.

○ Management Companies can be search based on a number of different criteria. This includes: by company name, company address, city, state, and zip, number of properties and units, and the average number of units
○ When you choose a Management Company to view, and Property name or Contact is a link to their property page or contact page respectively
○ You can create a sales route from the management company search results page
○ Clicking the corrections icon opens a dialogue box so you can submit a change for our review. Changes are made when the information is verified, so we ask that you allow up to 48 business hours for us to research the information
○ The marker numbers on the map correspond with the itemized list below the map
○ When you choose a Management Company to view you can click on the Management Company’s name below the map of their properties to see a list of contacts for that company. In this view you can leave a note or a task on any Management Company record

○ The CRM area is where you’ll find all of your Notes/Private Comments and Tasks
○ Private Comments are italicized while Notes are not
○ You can export your Notes/Private Comments into Excel
○ The Tasks tab is where you’ll find all existing Tasks
○ Both Notes and Tasks can be exported into Excel
○ You can filter and sort the Tasks by either clicking the header or choosing from the dropdown menu
○ Tasks can be marked as completed from the CRM area by clicking the edit icon to the right of the Task or from the record page where it was created by checking off the “Completed” check box

○ Notes are visible to any Salesperson/Support who have access to your Account
○ Private Comments are only visible to the Salesperson/Support person who entered it, but also by the person(s) who have access to the Admin User account
○ By default a new Salesperson/Support can add Notes
○ Notes can be made on Contacts, Properties, and/or Management Companies
○ Notes put in by your company cannot be seen by any other company/client of ALN
○ In the CRM area from the home screen of any market, you can sort, filter, and export existing notes on your account

○ Tasks can be a To Do, Follow Up, Email or Call; given a priority status; description; follow up date; and assigned to yourself or another Salesperson/Support person
○ Existing Tasks can be found in the new “CRM” area from the home screen
○ If you have due/past due Tasks you will have a small pop-up reminder in the bottom right corner of the home screen of Vendor Edge Plus
○ Tasks can be marked as completed from the CRM area or from the record page where it was created by checking off the “Completed” check box
○ You can put additional information in the description field of a task after it’s been created by clicking the chat icon, which will time stamp the additional information and label who made the addition

○ Choosing Territory Changes from the home screen will allow you to see all of the Property Manager, Area Supervisor, Management Company, and Property Name Changes for just those properties in your Territory rather than the market as a whole
○ You can view any existing Territory Changes over the past day, 7 days, 14 days or 30 days

○ From any Management Company search results, Territory List or Property search results, choose what you’d like to route. You may choose up to 26 properties (or have up to 26 stops on your list combined with management company offices and addresses). Click on Sales Routing located at the top right options above your results.
○ By default your list is optimized for the shortest route. Uncheck “Optimize Route from the First Stop” to reorder the list. Just click and drag any property to rearrange your list.
○ Check off “Show Nearby Management Company Offices” to reveal offices located nearby the properties from your list. Click on any icon added to the map to show information about the office, and click the “Add this office to my Route” to include it on your list. You can also uncheck the option to hide the offices from the map.
○ You can add any property, management company office, or any address to your list by clicking the “Add Property or Address” button located above your list.
○ Remove any stop from your list by clicking the red “X” to the right of their address.
○ Text your Sales Route to your cell phone. By Text, your route will allow you to tap on the address and utilize your device’s map application and GPS, therefore getting you turn-by-turn directions if your device supports that feature. *Please Note: Text is limited to 12 stops, and the routing itself to 26
○ Email your Sales Route. By Email, your route will allow you to tap on the address and utilize your device’s map application and GPS, therefore getting you turn-by-turn directions if your device supports that feature. If you tap on a property name it will open up your device’s internet browser to that property’s page in the mobile version of Vendor Edge Plus.

○ In a Property search or when you are viewing your Territories there is a Sales Worksheet option
○ Any properties you choose from your search results or from your territory will be put onto a pdf document that maps out the properties and gives their information at the bottom of the page
○ This feature, coupled with Vendor Edge Plus Mobile, is a great way to help plan your day if you go onsite

• Click the Plus icon to add a new user

• Put in the first and last name of your Support or Salesperson, and their email address (this will be their login) and then choose their password

• Fill in the rest of the form for the new user as needed, including checking off permissions
