Construcon of the next building, approximately 17,000 square feet in Phase 2 is well on its way. Designed by YOW Architects’ Jonathan Whitaker, the architect for Phase 1, Phase 2 incorporates similar design elements as Phase 1, including the an addional lit “tower” at the south end of the new building. Phase 2 is on track for compleon by the end of the year. Omelets Etc., family owned and operated by Juan and Robin Madera, will be opening their fourth locaon at The Shops. Negoaons are ongoing with potenal new tenants. Stay tuned for more info! Group Exercise classes are being added weekly. Check with the Rec Center for an updated schedule.

Manager’s MessageOctober is the month for finishing late summer projects and preparing for winter. Your Meridian Service Metropolitan District plans to be accomplishing fence repairs, concrete repairs, replacement of a few dead trees, and other miscellaneous maintenance. Drilling of our new water supply well is expected to continue through October (the new well site is on Londonderry across from the High School). Another October activity for the District is the winterizing of irrigation systems at parks, open spaces, and street landscaping. We use high pressure air compressors to blow water out of the underground irrigation pipes. Residents should also be draining your own irrigation systems for winter.

During October, District staff prepare and submit the first draft of the Proposed 2020 Budget. Watch our website for the draft budget and updates that will be posted over the next few months. The District will hold an evening public workshop on the proposed budget on November 13 at 7:00 p.m. in the Recreation Center. This will be a good opportunity to hear explanations of the proposed budget and any proposed rate increases for 2020. This is also a good time to ask questions and offer comments. In addition, the Board of Directors will be having budget discussions at their regularly scheduled meetings in November and December (see the website for dates and times, location, and agendas).

Just around the corner will be our first snows of the season. This is a good time to remind our residents that Meridian Ranch Recreation Center follows School District No. 49 snow closures and delayed openings. That is, when the schools are closed for a snow day, the Recreation Center will also be closed. When the schools have a delayed start, the Recreation Center will have a delayed opening.

Finally, October is the month that sunset and darkness comes early and we rely more on streetlights. Streetlights are maintained by the Mountain View Electric Association (MVEA). Should you discover a streetlight that isn’t operating, please contact Mountain View Electric Association Member Services Department at 719-495-2283. MVEA’s operating hours are Monday-Thursday from 7:00 am - 5:30 pm.

Electric fences are prohibited as a type of interior fence for your property. Acceptable fencing allowed in the interior of an open fence is 2”x4” welded wire mesh fencing which is mounted on the inside of the open rail fencing for the purpose of enclosing pets.

Many of our residents contacted us after the public service announcement was sent on the DRC’s Newsfeed regarding the owner’s responsibility with their property, as well as who the Design Review Council (DRC) is and its function. To assist with understanding the type of community in which you have moved, the DRC attorney explained the following: Colorado law provides that you took title to that property "subject to" the Declaration and the Governing Documents, and that by accepting that Deed you are bound by the Covenants, Conditions and Restrictions (CC&R’s) and those Governing Documents, which also includes the Design Guidelines. The DRC is responsible for the enforcement of protective CC&R’s in your neighborhood. Any individual purchasing a Lot within the DRC agrees to be bound by and to follow the requirements set forth in the Governing Documents.

In September, the Board of Directors appointed another homeowner to the Board of Directors! Please welcome Kevin Cavanagh. Kevin has been an owner since April 2019. He brings to the Board of Directors his many years of leadership, management, teambuilding, budgeting, strategic planning and policy development. He would like to see Stonebridge to be known as the premier place to live in the Meridian Ranch community. You may ask, how did another member of the community get appointed and not elected by the membership. The answer is outlined in the bylaws: During the period of Declarant Control, Declarant may appoint and remove the officers and members of the Board of Directors subject to Section 4.3. Transition to Owner elected Board: Not less than sixty (60) days after conveyance of twenty-five percent (25%) of the Lots that may be created to Lot Owners other than a Declarant, at least one member and not less than twenty five percent of the members of the Board must be elected by the Owners other than the Declarant. The Declarant is ahead of schedule with adding a homeowner to the Board of Directors, as the community is at 21%. The Declarant believed it is in the best interest of the community to have more than one homeowner on the Board of Directors.

News From the Falcon Fire Department October 6-12, 2019 is Fire Prevention Week

“Every Second Counts: Plan 2 Ways Out!”If a fire breaks out in your home, can you and your family members safely escape in time? Modern fires burn hotter and faster than ever before. “Lightweight” construction materials and the synthetics used in modern furnishings and belongings contribute to rapid fire spread and produce deadly toxins when they burn. That’s why it’s important to have working smoke alarms and an escape plan for your home. The Falcon Fire Protection District would like all residents to do some simple things that go a long way toward keeping your family safe.1. Make sure working smoke alarms are installed on every level of your home and outside each sleeping area.

• Properly working smoke alarms provide early warning of a fire so you can escape.

• Smoke alarms should have fresh batteries.

• Alarms need to be replaced if they are more than ten years old.

• Test alarms monthly - don’t forget to notify your alarm company in advance!

2. Create an escape plan for your home.• Draw a map of your home, marking two exits from each room and a path to the outside from each exit.

• Practice home fire drills twice a year. Conduct one at night and one during the day with everyone in your home, and practice using different ways out.

• Teach children how to escape on their own in case you can’t help them.

• Make sure the number of your home is clearly marked and easy for the fire department to find.

• Close doors behind you as you leave - this may slow the spread of smoke, heat, and fire.

• Once you get outside, stay outside. Never go back inside a burning building.

Nursing and Medical Update: Please refer to the information below to ensure that your student has a safe and successful school year!

Registered Nurses in our district cover more than one school and are in each school at least once a week. The nurse at your school has regular communication with a Health Para and is available if any health care need or emergency arises.

Health Room: Any student entering the health room will be allowed to remain there for up to 10 minutes. If there is a need to contact parents, we will use the phone numbers provided at the beginning of the school year. Please provide the school with current emergency phone numbers and update this information as it changes throughout the year.

Medication Policy: Please be aware that Colorado State law governs our medication policy. If your child must take medication during school hours, you must provide the following before we administer it:

1. A written doctor’s order (including drug name, dose, route, time, duration of treatment, doctor’s and parent’s signature). This includes all over-the-counter, and prescription medicine. The only exception is cough drops, which are supplied from home, and may be given with written parent permission. A physician may fax medication orders to the school. PLEASE NOTE: The pharmacy label applied to the medication bottle will not suffice for a doctor’s order. Additionally, please know that students may not carry over the counter medications. If you have any questions, please contact our School nurse.

2. Please keep all Medication in the original bottle, complete with label. We cannot give medication to your student if it comes in a baggie, envelope, plain bottle, etc.

3. All medications must be kept in a secure cabinet in the health room. If a student must carry a medication on him or her, such as an inhaler, Epi-Pen or Diabetes supplies, please provide us a physician order, so we can provide these to your student.

4. Use of crutches and wheelchair: Each health room has a wheelchair for emergency use only. If your student requires temporary use of crutches or a wheelchair, please provide us with a Dr.’s note and accommodations will be made: Due to availability, we ask that Parents provide mobility devices for their student.

5. Immunizations: Please refer to the K-12th Grade School Required Immunization Parent Letter for 2018-2019.

6. Illness Guidelines: School District 49 is following the Illness Guidelines from the Colorado Department of Education/Children’s Hospital Colorado.
