Working with Clients and professional teams, ibex special Projects is able to take projects at any stage in the procurement process and provide a full construction approach which benefits from a single point of contact and the ability to provide a more direct relationship with the Client.

Led by David Eley, and supported by a team of commercial surveyors and construction managers, special Projects provides this service to clients across all commercial sectors in London.

The aim of this project was to brighten up and modernise the main reception at Capgemini’s office in Woking. We worked closely with HXR Architects and our specialist joiner to design and develop the reception desk, which utilised American Oak and Corian finishings. Two walls were finished with Armourcoat finish to provide a feature wall incorporating the Capgemini logo. A new amtico floor was installed with a metallic finish to the main areas and a inset panel of “wood” to create a seating area. All lighting was replaced and the area was redecorated.

This project comprised the fit-out of Cat B office space in two phases on the second & ground floors to an occupied office block in the Kings Cross area. The existing office space was stripped back to base build; a new VRV system was installed which in part utilised existing ceiling mounted units and adapted & extended ductwork, new lighting and under floor power and data was installed the finishings included new ceilings and plasterboard bulkheads, secondary glazing and a raised floor together with decorations.

Removal of an internal office staircase between 1st and 2nd floor. New steelwork and an insitu slab is to be installed in place of the staircase providing a larger office area on both floors. Services are to be adapted to cater for the new layout. New ceilings, floor coverings and decorations will also take place. New partitions and doors are also being installed as part of the reconfiguration. IN the 34-35 building there are electrical and data works in the floor taking place with decorations and floor finish replacements. All works were undertaken out of hours.

A Cat B fit-out on fifth and sixth floors of Weston House in Holborn for BPP - a private sector education company with study centres located throughout the UK.The works comprise strip out to existing partitions and previous tenant fittings, modification to existing service installations including new A/C units to cellular offices, proprietary partitioning, new suspended ceilings, bespoke joinery and new finishings to walls and floors.

Special Projects won this contract against strong market competition for this high profile and brand conscious Client, located in Covent Garden. The Cat B fit-out of four floors of an office block included the reception, main staircase and WC’s. The works comprised the alterations to existing glass partitions, the installation of Oak flooring throughout and the provision of a kitchen and tea point. All floors had new or re-configured plasterboard bulkheads and new lighting. The building was decorated throughout.

General redecoration and replacement of existing fixtures and fittings to teaching and learning facilities across three campuses for Kings College London, including works to a Grade 1 listed room.Works consist of strip out of existing carpets and ceilings, new plastered surfaces to existing brick and block walls, installation of new ceilings and carpets, decorations to walls, new installation of disable WC and redecoration to existing WC’s. New lighting installation to classrooms and corridors and BWIC associated with a new AV installation.

ripleys Bion

This was Ibex’s second project with the Ripley’s BION franchise and follows a major refurbishment and fit-out. The project involved the introduction of a new staircase between the ground floor and basement levels to cater for a new museum attraction. The works comprised the demolition and structural alterations of the existing slab with the introduction of new steelwork. A new fire rated plasterboard enclosure was formed around the stair at basement level and a plasterboard and glass balustrade was installed to the ground floor shop area around the stair opening.

The fit-out of a shell building to form a nursery day care school. This comprised new WC & kitchen facility, lighting and underfloor heating and decorations.

Ibex undertook two fit-outs to form vegetarian restaurants for Tibits, a Swiss based client, in a busy cul-de-sac just off Regent Street and in Westfield. The Regent Street project was over two floors and included an intense 6 week enabling works package prior to the fit-out involving converting two existing retail units into one unit on the basement and ground floor of a occupied 5 storey office block. The Westfield enabling works comprised a new structural steel mezzanine, installed at outset, to create a plant room and back of house facilities for staff.

chumleigh gardens cafe

Refurbishment of an existing Grade 2 listed building to create a new cafe for Southwark Council. The works involved an element of strip and demolition work for new window and door openings. A new timber staircase was required along with small electrical and plumbing works. A new kitchen was fitted with new wall, floor and ceiling finishes throughout.

Located in the heart of the city of London’s financial district, this relatively small project is another example of Ibex working with Clients in the Insurance sector and continuing our excellent relationship with Rowney Sharman. The scheme is located on the 5th floor of this building and includes removal and installation of new partitions and ceilings, associated services and floor finish works.

A reception refurbishment. The brief was to “open up” the space in front of the lifts, brighten up the whole reception, make the receptionist more visual from the street and generally modernise the space. Existing column casings were removed, from our lighting consultants brief we installed a mixture of lighting to brighten up and add interest, the reception desk was replaced, new furniture and art work was added to the lift lobby, matwells were installed, new signage was installed at all 3 entrances, external stonework and glass canopies were cleaned and the area was redecorated throughout.

These works were undertaken whilst the Client was in occupation. The scope included the mechanical and electrical alterations to the second floor, including new data cabling, formation of new a cafe vend and reception area.

The project at 8-9 Berkeley Street comprised the refurbishment of the building’s reception area, common area staircases and an overhaul of the lift. An initial strip out of the existing finishes was undertaken in preparation for the new fit-out which included a glazed entrance screen and door to the reception along with tiled floors and stone clad walls.In the staircase area, the metal lift core was spray painted and the stair walls were wallpapered. New carpets were also laid to both staircases’ treads and risers and landings were tiled to match the reception floor.

wenlock Business centre - workspace

The scheme, within a recently completed part retail / part housing development, in Islington was to form both a reception come business centre and to upgrade and lighten the space in an adjacent atrium.Undertaken in a 5 week period the works comprised, new feature lighting, stone flooring, decorations and the installation of several joinery items, which included wall features, window and wall light boxes. We worked with A:kitects to develop the joinery from their concept drawings to deliver the finished product.

The Cat A fit-out undertaken in a 4 storey office block in Covent Garden, London included all of the 4th & 3rd floors and part of the 2nd floor. In addition to these works, the common parts of the building including the WC’s and the reception were also upgraded and refurbished whilst the building remained in occupation. The works comprised the removal of an internal fire escape staircase from ground to 3rd floors, the repair to the offices following the removal of the old finishes to those floors (some occupied).

Lift and reception refurbishment works to the St James Portfolio covering four properties. The works to each property comprise of the strip out to existing lift car finishes and refit to lift cars, refurbishment of existing stairs and staircase areas and revitalising lighting areas to reception spaces.

A regular client to the Special Projects department, our works with Paramount Pictures helps to accommodate their ever changing needs for office space alteration. We have completed 4 phases of reconfiguration works in their offices in Chiswick Park in the past two years comprising of partition, ceiling and services alterations to cater for new department layouts. All works are generally executed out of normal working hours so that there is minimal disruption to the staff and everyday activities.

This was an important project for a new client and involved the refurbishment of an existing building to create a new head office for the TV production company Optomen TV. Based in Camden, the works comprised structural alterations, the replacement of a pitched roof with rooflight and an internal fit-out. The fit-out included a ground floor office/reception area and two floors of office space. The design combined galvanised flooring and exposed services to achieve an ‘industrial’ look, as requested by the client.

Works comprised a 18m long x 6m high curved media wall consisting of 220no Christie Tiles and 150no LED panels, surrounded with fabric panels and supported on a structural frame. Formation of temporary reception area to front of hoarding, security and meeting rooms to rear. Also a new bespoke hospitality counter to screen length and 6m diameter bespoke reception desk. The formation of an oval carpet feature in the existing stone flooring; new external signage and manifestation; supporting services to all above and the refurbishment of the adjacent café/breakout area.

The project was to take a floor at a time once vacated, five in all, and back to shell and core. This consisted of furniture removal to a “Greenworks” site for recycling, the demolition of all offices, open plan ceilings both tiled and plasterboard. The removal back to the existing service risers, of all mechanical/electrical/data connections. To re-firestop all penetrations to maintain fire integrity and removal of internal staircase. Works on level nine had to take place around a live boardroom, and a live air handling plant room on level 10.

Ibex take the environmental and sustainability agenda very seriously. To reflect this we have not only consolidated our environmental management system (ISO14001) but also achieved accreditation as a BREEAM Office Assessor for clients such as DTZ, Canada Life. Network Rail and Trillium.

As part of this process we have achieved a Planet Positive accreditation which gives us 110% carbon free status and now impacts on the whole business as we use recycled paper and ensure sites identify and recycle waste to our strict standards.

↗ 10 Keys is the Ibex ‘DNA’ which maps the processes and systems by which all projects are managed and monitored as part of the Quality Management Systems. Ibex have also consolidated our environmental management system, ISO 14001 and use this tool for complying with the relevant environmental regulations, achieving self-defined environmental objectives and maintaining continual improvement of performance.

↗ istandard is an approved method, implemented by a dedicated Ibex team during the Project Close Out period, to ensure a consistency in the level of quality and client satisfaction at Handover. This is also measured as part of the Quality Audit system with rigorous metrics and awards for best practice and approach.

↗ In 2007, we set up the Specialist Joinery Club which was described by Denise Chevin, Building Editor, as real ‘progress for the construction sector’ (Building 15.02.08) and was also awarded The Building Award 2007: Specialist Contractor of the Year.

↗ AIS Awards: Ibex were awarded a Silver Award in 2009 for Engine Group and more recently a Highly Commended in 2010 for Aqua Restaurant.

↗ BCO Awards: These include two workplace awards in 2006, the BCO Regional Fit-Out award 2009 for the DSA in Nottingham and more recently nominated for the BCO South East Fit-Out workplace award 2010 for the DTZ HQ, London.

↗ Considerate Constructors Scheme: Silver Award for Caxton House 2010, Silver Award for Debevoise and Plimpton 2009.
