Things are still moving despite a federal election being called! With so much discussion creating confusion about investors and Negative Gearing we are often asked what is going to happen? Well the answer is quite simple, people still need to live somewhere and investors still require a safe haven for investment. Unfortunately it appears that the tenants will probably be the worst affected by any change to this as the property owner to balance the mortgage outlay will need to raise rents to cover this. This will also tighten up the new investors coming into the market which in turn will create a shortage of rental properties being available and this will also put pressure on rent prices. From our point of view the positivity of buying a property for rental investment regardless of what happens is still a great investment. A hypothetical example; whilst interest rates are at this level, what else could you buy for $500,000 and get a stable $500pw return. An interest loan of $500,000 at 4.75% interest (better deals out there) is a weekly investment of $457, take into account council rates & maintenance of say $40pw the interest and maintenance allowance of the loan is covered by the rent received. Then just up to the investor how fast and how much they want to pay off the mortgage. It would be great to get this message out to the market that if worst case scenario, Negative Gearing is wiped we are not in our area with property prices and rents any worse off as the investment is leaning more towards positive gearing than negative anyway.
