The Toy Store selected ISG to deliver its
very fi rst store in the UK. The company’s
headquarters, based in Dubai, will use the
new Oxford Street-based fl agship as a
vehicle to expand into Europe.
On-site building began in May, and completed in September, ready for the shop’s opening. The work included fi tting the shop’s 27,000 sq ft ground and fi rst fl oor with all core and non-core fi xtures and fi ttings. The team adapted to unexpected requirements such as re-designing a sweet store written into the brief at the last minute.
Adding value
The ISG team used its building expertise to assist the architects in creating workable designs when the originals did not suit the space. Due to the central location of the store, the team had to overcome delivery restrictions. In line with ISG’s sustainability values, we designated a waste removal carrier which also facilitated segregation for recycling.
Clear communication
Collaborative planning sessions were held with sub contractors and suppliers at pre-development stages, while weekly meetings were held with central management throughout. Maintaining a transparent relationship ensured that all parties were involved in each stage of development, allowing ISG to meet the customer’s high expectations.

ISG was awarded the 75,000 sq ft
Sainsbury’s store in Thanet. This was
the fi rst Sainsbury’s scheme to trial the
effectiveness of a comprehensive Building
Information Modelling (BIM) process.
BIM is a process involving the generation and management of digital representations of physical and functional characteristics of buildings.
Adding value
This project was split into two phases. Phase one was completed in 32 weeks, in time for the store’s fi rst launch in November 2014. This included the new-build on stilts with car parking for 780 cars and provisions for petrol fi lling stations. This required ISG to establish a benefi t from the use of BIM. ISG and Sainsbury’s worked together to identify its BIM needs going forward and the data it would require in the system. The in-depth analysis enabled ISG to tailor the programme to suit Sainsbury’s long-term.
Clear communication
Phase two was completed within 20 weeks. This included the demolition of the existing store and ground remediation in preparation for the further retail development. ISG overcame the challenge of fi nding affordable waste removal by working with authorities to establish a solution which saved the customer substantial project costs.
Both phases include the new highway construction under s278 & s38 agreements. The team overcame the challenges posed by the fast-track delivery programme and project costs.

In early 2013, ISG was awarded the £7.2m
fi t out project to deliver the West Court
extension in Brent Cross Shopping Centre,
London. The work was carried out during
opening hours, without interruption to
shoppers.
Over the course of 65 weeks, this project was split into multiple tasks including the replacement of the skylight, the creation of two large shopping units (internal and external) and future proofi ng the construction works for later plans to deliver a ten screen cinema.
Working in a live environment
Before the works could begin the existing steel structure of the glass atrium had to be removed, which ISG enacted using the largest tower crane in London. The customer was also anxious not to disrupt its customers and avoid platforms that rested on the central fl oor space, so ISG installed and continually re-designed suspended crash decks throughout the project.
The existing West Court skylight was then reconfi gured at a high level, and impressed with new lighting, a smoke curtain and vent systems for a Life Safety system. Following this, ISG demolished and amalgamated fi ve units to create one large one for a new tenant – this required a new steel work mezzanine and skylights to be installed. Finally, we built an external standalone unit for Regis hairdressers by entrance six. This formed part of the future proofi ng works that consisted of 30m deep, 750 sleeved piles with a 1000m concrete slab which would later facilitate a ten screen cinema.

In 2015, ISG delivered the fi t out of John
Lewis’ new store above Birmingham New
Street – one of the Partnership’s largest
stores outside of London.
As part of the development of Birmingham New Street, the busiest train station outside of London, ISG fi tted out four fl oors from a developer shell to a high specifi cation retail environment over a fast-track programme of 33 weeks.
The team began by building the raised access fl oor on the ground level, before adding ceramic tiles to all other fl oors, installing new lifts, and forming an enclosure around the escalators and atrium. To fi nish, advanced LED lighting and sprinkler systems were incorporated, before the fi nal fi t out fi nishes were delivered.
Challenging logistics
The project was logistically very challenging to enact, with restricted access for deliveries, and a very public location with heavy footfall near the station. However, ISG created a bespoke delivery process with an off-site holding area for materials to be kept until they were needed on site; the team also created a complex programme plan for completing the fl oor screed within the allotted time frame.
Both John Lewis and ISG had rigorous sustainability objectives, which were adhered to throughout the project. The store was successfully opened in September 2015.

ISG was awarded the refurbishment
and expansion project of Louis Vuitton’s
two-storey fl agship store in Kuala
Lumpur.
Situated in the Starhill Gallery, a luxury mall based in the Bukit Bintang shopping district, this store was a key piece of the brand’s portfolio and its footprint needed to increase from 6,000 sq ft to 15,000 sq ft.
Delivered in three main phases to achieve Absolute Completion, we engaged in signifi cant coordination with the millwork contractor, Redwood, and the façade contractor, MBM, from the start. By working sequentially across the store and in coordination with the direct specialist contractors, we achieved all targeted completion dates and ensured the timely opening of the store to positive acclaim.
With a street frontage of 46m and a location immediately adjacent to the Marriott Hotel’s main entrance, logistics and minimising disruption to the local area was paramount to our store delivery being deemed successful. Through close coordination, we managed to complete the store’s impressive expansion with little interruption to adjacent retail and hotel operations.
The store was delivered to a supreme luxury standard, to the delight of the customer and its discerning clients. The work was started in June 2013 and the store was successfully opened in December 2013.

ISG was awarded fi t out projects
for Argos stores across the UK,
by parent company Home Retail
Group.
The projects were initiated as Home Retail Group increased its market presence by building a series of Argos concessions within existing Homebase stores. In addition to the completion of 20 Argos concessions, the ISG team was selected to fi t out Habitat mini-stores simultaneously, all of which were situated within existing Homebase stores.
The team completed all Argos concession builds, and fi nished the Habitat programme at the end of October – the last in the seven-month programme.
Adding value
At each location, the team worked in both a live environment and out of hours, in order to minimise the impact on customers. ISG delivered each programme within two weeks. Meticulous planning, streamlining all direct processes and close liaison with Homebase stores was central to the projects’ successes.
Innovative design
The new look digital Argos stores include concept browser tables and tablet terminals. Their digital concessions can now be found nationwide. Meanwhile, Habitat’s mini-stores refreshed the brand and increased its visibility in the retail market place.
