 Step 1. Facebook Fan Page Name  

  We recommend using an unbranded name such as “YOUR AREA Homes & Lifestyles” for best results.  Choose only one city, ideally with a Facebook population size of 15K or higher.  If your population size is below 10K, you can consider doing an AREA name that would encapsulate 2 or 3 cities, or simply choose a county focus instead.

Step 3. Compelling Offer  

  

Notice how Mike is promoting homes with pools for sale, especially during the right season.  This is much more desirable than “homes for sale.”

Step 4. Post Image  

  This is the MOST important part of your post (outside of choosing the right audience). Picture your ideal client scrolling through their newsfeed…   How will you best capture their attention? You NEED to use a high quality image that best represents your offer and will stop people in their tracks.   NOTE: It is important that you do not use a stock photo for this. Instead, use a local photo of the outside of a home with a crisp blue sky, or use an image of the kitchen.

  People need to be told what to do, so it’s important to have multiple calls to action in your post.   Notice how Mike has a subtle call to action in his body text, his hyperlink text highlights the offer they get, and the body of the ad has two specific CTA’s as well (both text and button).
