One example was in Baltimore, where cameras were installed in high crime areas and the cost savings in damaged property and victimization was $1.50 for every $1 spent. The key is they must be properly monitored. New technologies make monitor- ing easier and much less expensive. Newer systems allow you to receive photo text alerts on your smart phones and/or e-mail messages with pictures when motion is detected – all in real time. High Definition surveillance cameras conform to standards which can stand up in court as evidence, and surveillance cameras are no longer cost prohibitive and only for the high rent districts.

cameras is the ability to use footage to catch perpetrators of crime. Police departments routinely use video footage to help catch criminals, which is some cases can led to resti-tution to the damaged apartment owner.

Some other possible benefits of having security cameras on your property:

• They can provide evidence in court to protect you from poten-tial “slip and fall” lawsuits

• You can see who comes and goes and at what time of day

• Activity can be saved to your hard drive for future reference

Other things to consider:

• Do you have a no-pet policy and wondered if a tenant is breaking the rules? Now you can get the proof.

• Afraid more people are residing at your apartment than are on the lease? You can track how many people regularly stay over-night.

• Worry about an elderly tenant? If you haven’t seen activity for a while, you can go knock on their door.

• Expecting a delivery or outdoor contractor? Be alerted when they arrive.

• Concerned about suspicious activity on the premises? Automatically record and easily share with the police.

Surveillance cameras are worth looking into. They can help you attract renters and give them peace of mind. They can help you reduce property damage and enforce your rules. ing, becoming very interested… whenever a new restoration or reno-vation project begins at the proper-ty.”

According to investigators some residents have reported seeing her shadow as she silently navigates the building's stairwells, often passing by a unit's open front door without making a sound: even though it is physically impossible for any person to walk on the 100 year old staircases without causing them to creak and

groan at least a little under the weight.

The apartment buildings official website even acknowledges that “there are a number of accounts of an unknown elderly woman seen coming and [going] out of the build-ing… there one minute and gone the next.”

The most specific incident is reported to have occurred in January, 2010. A man was down in one of the building's basements working on the

boiler, with his back to the door. From the doorway, a woman's voice asked, "What are you doing?" ... but when he turned to answer, there was nobody there.

He assumed that the woman's voice had come from one of the building's residents, so he began ask-ing all of the women in the building if it was their voice he had heard that afternoon. However it turned out none of them had been home at the time of the incident.

The apartment website is quick to point out that “if the building is haunted, the ghosts are definitely friendly and don’t mean to scare anyone.”

erties allows you to sleep when the wind blows. Taking appropriate care in the following six areas will help you reduce cost, lower risk, and bet-ter maintain your properties. H20 (Plumbing)

Check all hose bibs. Unhook and remove hoses. Wrap any exposed areas with insulation. Look for any exposed pipes outdoors or any indoors that are close to exterior sur-faces and wrap with insulation. Landscaping and Roofs

Turn off sprinklers and if possible blow out the lines with compressed air to decrease freezing and crack-ing. Be sure to remove all fallen leaves (lots of slip and falls happen on sidewalks with wet leaves) to reduce hazards and not kill the lawn in the spring. Inspect trees and branches around roofs to make sure they aren’t dragging against the building and could do damage. Make sure braches that could hang low when covered with snow are removed as well. Clean out gutters and ground spouts so they won’t get clogged and overflow.

HVAC (Heating, Venting and Air Conditioning)

Drain any swamp coolers and disconnect any water pipes (so they don’t freeze in winter). Scrub the water pan to get rid of grime and moisture. Prepare the furnace by changing filters, cleaning combus-tion chambers, and making sure any flammable materials are not stored nearby.

Doors and WindowsCheck all doors and windows that

they close properly and seal. Inspect weather stripping. On single paned windows consider double sided insulation tape and plastic to reduce heat loss. Extermination

In fall, mice start looking for a warm place to flee. They can get in holes on your building the diameter of a #2 pencil. Seal any holes with steel wool (so they won’t chew through) then caulk. It may also be a good time to spray for spiders. Miscellaneous

If you have sump pumps now is a good time to check them. We inspect and clean out all of our dryer vents in the fall. Do thorough inspections of the grounds and the building to make sure you aren’t missing any-thing.

Checking these six things will lead to more peace of mind, less cost and better maintained properties. And yes, you too will be able to “sleep while the wind blows”.

Just before the UAA sent out 2014 dues, we had over 3,500 members which represents over 78,000 units.

The more members we have, the better we will be. We will have more resources available, and we will be better able to protect ourselves from overzealous government regulation and fees. Growing the UAA helps all of us.

So how do we triple in size and represent 10,000 members by the end of 2014? It's easy - all we have to do is for each member to renew and then get two friends or colleagues to join.

Renewing is a no brainier. For minimal cost you are buying a rela-tionship with a pool of resources and experts. Access to forms, answers to your questions, educational oppor-tunities, technology resources and protection from government regula-tions and fees. Receiving value and knowing you are supporting the or-ganization that makes rental housing profession better. The satisfaction of UAA members is very high.

But for many people, the hard part is sharing with others the value you receive from the association and walking others through the process of tapping into that value themselves.

So we have three suggestions to help you share the UAA with an-

other landlord or property man-ager who is not yet a member.

1. Show them your resources. You can't give them the UAA rental agreement or forms but you can show them samples and tell them how having Utah specific and reg-ularly updated forms saves you money and thoroughly protects you. Show them our Landlord Guide (which is now included yearly with your membership), your member directory. And you can even show them examples of your background checks and talk about how that really saves your bacon (be sure to white out your tenants personal information before showing it to anybody!). Show them your Landlord Times and Units magazine and the great articles members have access to.

2. Invite them to a monthly meet-ing or lunch or the annual trade show and education conference. We have great meetings, lun-cheons and great conferences.

3. Have them call the UAA and talk to staff about their problems. We are great at helping your friends and colleagues and they gener-ally will become members if they have a chance to interact with us.

Growing our membership will help assure we can continue to im-prove the resources and benefits of the association. It will assure that we can even better organize and protect our business. We encourage every member to quickly renew and make a goal to bring two new members into the association this year.

Mark your calendars – November 19th the Utah Apartment Association will be holding our Annual Meeting and Legal Seminar. If you can only come to one meeting a year, this is the meeting you should attend.

We will start with an orientation meeting at 6:00 P.M. which I encour-age everybody to attend. After that we will have an election for new members of the board and then a discussion of legal issues that mem-

bers of the association have faced in 2013 and how to best deal with them going forward.

While this is a great opportunity to learn more about operating in the rental housing industry, there is so much more that you can get out of the Annual Meeting. It’s a fantastic way to network, making new acquain-tances and renewing old friendships with others who work in our indus-try. It is also a chance to find out how you can get more involved in the Utah Apartment Association and help out as we try to serve the com-

munity, teach landlords and continue to make the voice of rental property owners heard at all levels of govern-ment.

It has been an honor and a plea-sure to serve with the other members of the Utah Apartment Association Board of Directors, and I look for-ward to working with the new board members and those who are continu-ing on. We have a lot to do, more than

any one of us can accomplish on our own. However, working together we can make 2014 a successful year for the association and for the rental housing market in Utah.
