WORKING FOR OUR TOWNANZAC POPPIES
This coming Anzac Day was to be the last event for the whole of SJ Shire before the planned split where the Shire was going to be divided in two and swallowed up by the City of Armadale and the Shire of Murray.
With that in mind the Byford Progress Association agreed to go beyond its boundaries with our Anzac Day poppies project. Starting with an idea to provide the Bendigo Bank, Byford Tavern and the Recreation Centre with knitted and crocheted poppies for a display leading up to this year’s special Anzac Day, people from all over the Shire were soon making contact and asking how they could be part of it. So we purchased wool, sent the word out on the airwaves and soon had many hands working on poppies.
A number of venues throughout the Shire all wanted to take part and displays can also be seen in pharmacies in Serpentine and Mundijong, the Resource Centre, Shire office and Library, Jarrahdale Post Office and General Store, Byford Club, Byford Hall, St Aidan’s Community Centre, Graceford Hostel and Byford Medical Centre. Closer to Anzac Day the poppies can be purchased for a gold coin, with the proceeds going to returned service personnel.
We hope to produce at least 2,000 poppies!

The Serpentine Jarrahdale Relay for Life is happening on 28th and 29th March 2015 from 10am to 10am at the Byford Secondary College.
This event has been running for the past 2 years and this is our third year organising this event as a small local volunteer committee. We organise this event on behalf of the Cancer Council of WA to raise not only money, but awareness for this important cause.
The Relay for Life event requires teams of about 12-16 people who take it in turns to walk around the circuit for the 24 hours, teams will have a member on the track at all times. A new feature to this year’s Relay is that the participants will be wearing high tech bracelets capable of measuring laps which will be displayed on a big board as you walk past.
There will be lots of entertainment ranging from choirs, bands, bouncy castles, face painting and more! The Theme for this year is DISNEY, which means FROZEN (we all know you secretly love it) as well as so many other theme ideas!
Who will you relay for in Serpentine Jarrahdale?
This is a great event to participate in and raise money for a good cause whilst having a good time and getting together with the community. There will be a costume parade also, so if your little ones wanted to dress up as Elsa, Anna maybe even Olaf, bring them along and they can win a prize! (so can the adults of course).
To start the event cancer survivors and carers complete a lap of honour and are spoiled with a morning tea (yum). There will also be a candle light ceremony to remember those who have passed, those who are still fighting and those who have fought for their lives and come out on top.

If you’d rather make lifestyle changes than take medication, or if you’d like to help your medications effectiveness in reducing cholesterol, try these 5 healthy lifestyle changes!
LOSE WEIGHTOh haha Ammy, thanks! Why didn’t I think of that! Of course I know it’s not as easy as that, but if it helps inspire you in your effort, losing as little as 5 to 10 percent of your body weight can help significantly reduce cholesterol levels.
EAT FOOD FOR YOUR HEARTEven if you have years of 100% junk food, making a few changes in your diet can reduce cholesterol and improve your hearts health.
EXERCISE ON MOST DAYS OF THE WEEKRegardless of if you’re overweight or not, ANY exercise can reduce cholesterol. ANY! Go for a walk, do a couple of sit ups while watching TV! Anything!
And, even more awesomely, if you can do 30 minutes of moderate physical activity can help raise high-density lipoprotein (HDL) cholesterol, the “good” cholesterol!
Just be sure that you can keep up the changes you decide to make, and if you’re not sure, get your Doctor or Fitness Professional (Hi!) to assess you before you start any physical activity.
STOP SMOKINGI can’t even explain how good not smoking is for you. I know, once again, I’m asking a lot, but did you know, that if you stop your bad cholesterol goes down, HDL cholesterol goes up, and your blood pressure decreases. And! After quitting for only one year, you risk of heart disease is half as much as that of a smoker. Within 15 years, your risk of heart disease is similar to someone who never smoked. It’s really worth trying to quit, I promise.
DRINK IN MODERATIONI know I just met cha *hic* but you’re the best friend I EVER had *hic*.
If you do choose to drink alcohol, just remember that for healthy adults, moderation means, one drink a day for women of any age, and men over 65, and two drinks a day for men under 65. Drinking too much alcohol can lead to serious health problems, including high blood pressure, heart failure and stroke.
REMEMBER, THESE ARE ALL LIFESTYLE CHANGESLifestyle changes are tough! There is a reason that you’re not doing these healthy things already! It means sacrifice and change and it’s hard! Sometimes just making a small change, one by one, bit by bit, you can settle in to your new healthier lifestyle. Just remember to be nice to yourself, you’re doing a great job and you should be proud of yourself for how hard you’re trying already!

While it’s true that a cheap price and great service don’t necessarily have to be mutually exclusive, the old adage “if it’s too good to be true, it usually is” must be front of mind when critically assessing the pro’s and con’s of any product. The same is true in the world of banking.
Every so often a lender, in an attempt to improve its market share, will undercut all comers to secure the coveted spot of the ‘cheapest’ home loan rate in the market. With a thorough and expensive marketing campaign (which somehow includes prime time coverage on Today Tonight and A Current Affair) they will announce to the world their brilliant new home loan product with a headline-grabbing interest rate that will “Shake up the big four!”
As a mortgage broker, a fair portion of our time is spent perusing these new products, sometimes from lenders we have never actually heard of.
Smaller lenders adopting ‘Market Leading’ tactics such as First Mac, Heritage and Members Equity neither have the history nor the budget to take on the majors like Commbank and Westpac in a head to head war; their only option is to be cheaper. That’s their business plan and that is fair enough. Competition is good and necessary to keep any market fair and equitable.
Cheap Interest Rate OR Great Service, which is better?Would you prefer a bank that offered the cheapest interest rate or a bank that provided the quickest and most efficient service? This is a question I ask my clients to help try and gauge what is important to them. Any idea what the most common response to the question is? You guessed it, “BOTH!”
But before you leave the security of your major bank and secure that market leading rate with a smaller lender, be aware of three possible negatives involved in such a move.
1 They may be very slow. A smaller lender with a handful of credit assessors can get inundated with business if they reveal a new market leading rate. All of a sudden their volumes increase dramatically and their once adequate service levels capitulate.
2 They may not have a full range of products. While a smaller lender may have one flagship product that is very cheap, their other products may not be so competitive. If, for example, one day you wanted to expand your property portfolio or switch to a fixed rate, you may again be looking for a new bank.
3 Their policies may be more restrictive. Smaller lenders can be more adverse to risk so have much tighter assessment policies. One defaulting loan to an ANZ or NAB is a drop in the ocean, while a defaulting loan to a small lender is a big deal. This being the case, smaller lenders may employ conservative policies or stricter calculators meaning your borrowing capacity is lowered.
Having said all that, there are definitely instances when a small mortgage lender and a cheap hone loan rate can fit a borrower right down to the ground. Speak to your broker, get a full suite of choices and discuss all the benefits, both now and in the future, of your preferred lender.

North Murray Diamond Sports has players who come from all areas in the Byford district including Byford, Serpentine, Jarrahdale, Mundijong, Oakford, Cardup, Brookdale and Armadale. Their home ground is at Briggs Park in Byford, although some teams train closer to home in Jarrahdale or Serpentine. Their Teeball season runs from October to March with a break during the summer school holidays.
About North Murray Diamond SportsThe club has been in existence since 1980 and was originally called North Murray Tee-ball. In 1981 the club had 14 tee-ball teams. The number of tee-ball players has declined due to increased competition from other sports and the Recreation Centre activities, however with the increasing population in SJ it is anticipated that the number of players in the Club will increase significantly. Our club is affiliated with the Tee-ball Association of WA, Softball WA and Baseball WA.
Tee-bAllTee-ball is a healthy action-packed team game designed to appeal to children from 4 to 12 years of age. Tee-ball is the perfect introduction to Baseball and Softball. Children who have been taught the fundamentals of throwing, catching and fielding with Tee-ball can continue on with Baseball or Softball. Training is held once a week with all games played on Saturday morning at Briggs Park in Byford. Uniforms and all playing equipment are provided but players need to have their own glove, club hat and long black socks.
bASebAllAlthough training and baseball home games are played at Briggs Park, the teams compete against other Clubs at different grounds. Shirts and all playing equipment are provided by the Club but players need to provide their own baseball pants, belt, black socks, glove and club hat. SofTbAllNorth Murray Diamond Sports is currently seeking expressions of interest for Men and Women’s Winter Softball. The club provides all uniform and equipment, but players will need to travel to compete against other clubs.

We are seeing a lot of buyers requesting more than one viewing prior to making an offer at the moment. For the vendor this means making your home available perhaps anywhere between one and four times per week.The benefit of open homes for the buyer is that often in Byford these opens are conducted after hours on Thursday even-ings and on weekends, making it easier to view the homes.
If the house is only being opened via private appointment, the buyer is making 4-5 trips to Byford in one week as they have to fit into the seller(s) schedule of the 4-5 homes they want to view, whereas if the house is open on the weekends etc, the buyers get all the viewings done on the one day, so it is more convenient for the buyer.
