1. BUILDING ENERGY CHECK-UP Collect information;
Number of water fixtures and flow rates Any retro commissioning performed Any tenant build-outs or improvements on books Lighting conditions Alternate transportation programs Roofs and parking conditions Past 12 months energy bills Hours of operation Establish base year consumption from all utilities Schedule benchmark review meeting
BENCHMARK INFORMATION REQUIRED Address Year built Gross floor area (SF) Weekly operating hours # of workers on main shift # of personal computers Percent of floor area that is air conditioned
(>=50%, <50%, or none) Percent of floor area that is heated
(>=50%, <50%, or none)
2. ENGINEER SIGN-OFF A score of 75 or
greater qualifies for ENERGY STAR Label Complete application
with professional engineer stamp and submit for client
Result meeting, discuss proceeding to step 3
A score of 74 or less the following must occur Result meeting,
discuss options to initiate feasibility study

3. LEED SURVEY AND ANALYSIS Performed by Development Team
50% value of this fee is credited towards step 4 (LEED Certification)

4. LEED-EBOM CONTRACT (6-24 MONTHS IS USUAL DURATION) Appoint LEED Coordinator (LEED AP- single point of contact for
communication) Register building (owner expense) LEED Coordinator:
Form credit teams Assigns credits to team members Weekly required meeting; 1-Hr. w/ property manager, 2-Hr. w/ building engineer
Develop Policies and Procedures for tenant handbook Building exterior and landscape management plan Integrated pest management, erosion control and landscaping management
