The ranch is located a short 30 minute drive from Driggs, Idaho and home to Grand Targhee Summer and Ski Resort, and is 75 minutes from the heart of Jackson Hole, Wyoming; one of the West’s most sought after resort destinations. property itself, or stepping right outside your back door into the seemingly endless miles of Targhee National Forest, the recreational opportunities are ideal. Right down the road in Ashton there is the tailwaters section of the Henry’s Fork River providing year round fishing. The Henry’s Fork is perhaps one of the most publicized trophy trout stream in the Rocky Mountain West, and for good reason. Other famous fisheries, all within an hour’s drive from the ranch, include the South Fork of the Snake, the Snake River, the Teton River, and Montana’s Madison River. With the eastern boundary of the ranch bordering Targhee National Forest, one has the freedom of exploring miles Teton Valley’s most scenic hiking, biking and horseback riding trails. For the fall and winter months, the

national forest access offers plenty of options for big game hunting and snowmobiling. Grand Targhee Ski and Summer Resort, perhaps best known for its pristine, deep-powder skiing and multi-day music festivals, is located 45 minutes southeast of the property.

The Teton Mountain Range is quite possibly the most distinguishable range in the Rocky Mountain West. From the open meadows of the ranch, one can enjoy full range mountain views including the four main peaks, the tallest of which rises to 13,770 feet above sea level.

It boasts a highly sought-after blend of rolling open meadow acreage with big mountain views, dense timbered hillsides and draws, which make up a good portion of the ranch, and a lush riparian stream corridor along both sides of Conant Creek as it exits the national forest.

The meadow portion of the ranch, approximately 35 acres of which are currently enrolled in a 10-year CRP contract, provide a number of breathtaking homesites, all of which benefit from the big mountain views.

The owners have buried power and phone to this portion of the ranch.

The CRP contract expired in October of 2017. An incoming owner may choose to renew the contract for another 10 years and receive the yearly income, or they may choose to put the acreage back into crop production or pasture for horses or livestock.

Acreage

The Teton View Ranch’s topography is quite diverse.

Rainbow trout, Yellowstone cutthroat and brook trout inhabit this healthy smaller fishery. Fish range from 6-12 inches on the average, with the occasional larger trout from time to time. The creek is in great condition as there has been no grazing on the ranch for many years. This also presents an opportunity for the next owner to do instream habitat enhancement in order to make it more conducive to hold the larger trout on a year round basis, those that migrate up to spawn from the Fall River each year. Providing more structure and creating deeper holes will give these larger migratory trout a better reason to stay. Conant Creek is a tributary to the Fall River, one of the area’s healthiest trout fisheries. The Fall River is unique in the sense that it receives much less fishing pressure than most of the fisheries of its

caliber, due to the lack of commercial guiding on this river; it is one of the few that does not permit it.

In addition to Conant Creek flowing through the ranch, there is a year round spring that originates onsite in a picturesque draw. It then cascades its way down to the creek. Historically, this spring was used to provide water to the old homestead cabin. However, due to its consistent year round flow,

this additional water resource could be used to create more recreational opportunities in the way of stocked trout ponds or oxbow ponds, which would then tie into the creek before it exits the ranch.

Conant Creek runs through the property for approximately .70 mile. R

Live Water in the immediate vicinity consists of the Henry’s Fork, Teton River and the Fall River while the famed waters of Idaho’s South Fork of the Snake and the Madison River in Montana are both within an hour’s drive. The Henry’s Fork River is a classic wild trout fishery, world renowned for its rainbows and browns, some of which can reach the mid 20”s in length and up to 8lbs or more. This fishery is constantly changing due to seasonal hatches, providing a variety of fantastic and nearly year-round floating opportunities. From its inception near Island Park, the river takes on a spring creek and tailwater quality through the famous Railroad Ranch section, transitioning into freestone can-

yon habitat and back into a freestone meadow river above the Ashton Reservoir. Some anglers favor the Teton River where fish average 10”- 15”, while the Fall River is a healthy fishery that in the past has received less fishing pressure than many of the area fisheries. Exciting experiences floating the South Fork of the Snake abound while wade fishing or floating the shallower stretches of the Madison River present endless opportunities for the lunker browns

and rainbows makes this river famous.

The ranch is close proximity to some of the world’s best trout water.

Conservation EasementDue to the eco-sensitive nature of this property with its riparian corridor, diverse wildlife habitat and connectivity with the national forest; the ranch is essentially an extension of Yellowstone N.P. The dense timbered acreage transitioning from the bench down to the lush riparian creek corridor, providing great cover and shelter for the area’s diverse wildlife and big game species. Big game hunters will appreciate the ample opportunities for stalking elk, mule deer, moose and whitetail deer on site. Not to mention the endless miles of Targhee National Forest, which border the property.

With the eastern boundary of the ranch being less than 8 miles from Yellowstone National Park, one can count on plenty of big game on the ranch in addition to wolves, fox, grizzly bears, black bears, mountain lions and plenty of other critters native to the area.

For the wing shooting enthusiasts there are Hungarian partridge and Ruffed and Sharp-tail grouse, all of which can be seen on the ranch and its surrounding areas. The vast expanse of barley, wheat and alfalfa fields in the area provide excellent habitat and feed for these

upland species. Although the waterfowl hunting is not as prevalent on the property, the nearby flyways of the Henry’s Fork, South Fork of the Snake and Teton River offer great public access

and excellent duck hunting in the fall and winter months.

TWildlife

Wildlife on the Teton View Ranch is indeed one of the more appealing components of this unique property.

This cabin is very rustic and has no power or wa-ter. The year round spring next to the old cabin once provided running water through the use of a water wheel and well, but it is not intended for use as a primary water source for a modern resi-dence. In addition to the old cabin, there are a number of old wooden sheds and barns used for storage down by the creek.

There are numerous choice home sites through-out the ranch. From a true timbered cabin set-ting in the trees, to a home by the creek or set on the gentle rolling meadows, the ranch represents a blank canvas for an incoming owner to choose his or her ideal setting.
