TARGET TPN, TPS CORP CENTER MINNEAPOLIS MINNESOTA SUMMARY The Target Corp facility in Minneapolis Minnesota was inspected by Thomas Branham and Greg Ghering of Elevator Consulting Services, Inc. over a three week period between September 8 th and October 6 th , 2005. Greg’s QEI number is 1639 and my QEI number is 1339 and both are certified by NAESA. NAESA is the National Association of Elevator Safety Authorities. We have identified corrective items that in our opinion need to be addressed by the elevator contractor. They are free to offer an explanation or dispute any individual item within the report but we can offer a reasonable reason for each and every negative evaluation. They are evaluated on and for the ASME 17.2 Code for Inspectors Manual and industry standards for acceptable installation and maintenance procedures. This facility has multiple banks of elevators that remain in very good to excellent condition. The two service personnel, Brian and Bill, currently on site are extremely talented and have a desire to perform good preventive maintenance. Gary who has moved on from this site also deserves some recognition as instrumental in keeping this site one of the best in the Twin Cities. I am still encouraged that the support is there from the office management to provide the tools and equipment. There is a master computer set up in their little office with all the relative callback history and maintenance information and status on each elevator. I believe the maintenance being performed is above average overall. Passenger Elevators The passenger elevators are very clean Both the gearless and geared machines are very good units. The door equipment is also very good and is providing good reliable service. There is only one different door operator in the entire facility and that is on one freight car. The one car has a MAC operator rather than the Thyssen HD-91 unit. . The brakes are being addressed on a regular basis and the repetitive .design issues have long been resolved. Freight Elevator The freights are basically service elevators with class C3 loading potential. The cars are well made and are in remarkably good condition even with the usage type of carts, pallets and generally freight movement. I had initially expressed concern over the bumper rails being too high but the team members using them are extremely careful and are not allowing damage to the walls.

We found the maintenance team does get time to do routine maintenance due to specific set aside times. The importance of the freights make it even more important to get some time to do the normal mundane things that just take time out from the normal business functions. Escalators The escalators in both towers are very clean and appear to have regular and consistent attention. The TPN units now have a City Inspection number. The down unit of the TPN tower does need some adjustment on the lower carriage. The steps pulse forward depending on the loading factor which means the step and or drive chain has some stretch and needs adjustment. The 10 step measurement was satisfactory so the chain is stretching equally on each side. The units will have to start passing the loaded gap measurement test in the coming years but I believe with the skirt material and skirt clearances, the test should pass with no problem. Overall, both Greg and I were very pleased with the condition of the equipment. This project was a breath of fresh air in an industry unaccustomed to providing what the client is paying for. I believe it is a direct response to Target’s contract management team and the local Thyssen’s office acceptance of Target’s expectations. All deserve credit and kudo’s for a job to be proud of.

The cable tie on the counterweight side shackles is hanging up on one rope. Adjust cable tension and then adjust cable tie to not limit shackle movement.

assembly. 2. The gap between the return and slow speed door is excessive. Adjust the gap so

fingers do not fit, by adjusting the swing return on the slow speed door or both. 3. Replace the door operator drive belt, the single belt from the motor to the drive

sheave assembly. 4. Adjust the 1st floor hoistway door gibs. The slow speed door is rubbing on the fast

speed door. 5. Improve the oil monitoring. Record monthly measurements per code. 6. Replace the CLC battery. Document in the controller the date changed and initials of

Perform the annual brake maintenance. Includes pulling both cores, checking the sleeve for wear. Provide proper lubricant per OEM, graphite, lithium, base grease. Reinstall and adjust as needed.
