A Note From The Board

WHAT WE’VE BEEN UP TO

Now that the air is warmer and we’re moving into Spring and Summer, your Arbor View Board is excited to continue to build upon the momentum from last year. Here are a few things the board is working

on:

• Adding lighting for the basketball court

• Installing internet for the Clubhouse and pool

• Continuing to expand the security camera system, increasing security for the neighborhood

• Finalizing pool and lifeguard contracts for the upcoming swim season

• Creating the 2nd annual homeowner survey

• Many more things that are still in early planning / discussion stages

We have a lot of things we’d like to accomplish in 2017. The one thing we’ve all learned is that progress moves slowly – nothing happens as quickly as we’d like. But we promise to keep listening, to keep trying, and to keep moving forward. We also promise to work hard to keep dues / assessments at the current level. Now that we have set dues at an amount that aligns us with the recommendations of the reserve study, we feel that it’s important to follow that and to hold annual dues at the current rate. And ultimately, we hope to avoid the possibility of one-time assessments.

DELINQUENT ACCOUNTS

As a reminder, we do have a collections policy in place. Please make sure your dues are paid, and if you’re not sure, log into the portal (arborviewwoodstock.com/portal) and check your account.

There are a lot of homeowners (approximately 20% at this moment) who have yet to pay February 1st assessments. Please note that late fees and interest are added, so please take care of your dues ASAP.

Remember, unpaid fees and assessments hurt the community. We understand that sometimes things happen, so if you’ve fallen behind please contact Heritage and work out an arrangement. If you’re account

has been turned over to Collections, please contact them, as it’s only an amount of time (90 days) before it will move on to the next phase – a lien! Again, please contact them and work out arrangements if you’ve fallen on hard times.

SPRING CLEANING… AVOID VIOLATIONS

It’s spring, and now’s the time to think about painting, lawn maintenance, weeds, etc. We’ve asked the inspectors to scale back in these areas during the winter months for obvious reasons, but with the warmer weather they’ll be paying more attention.

We all get letters sometimes. Maybe the inspector came by before we had a chance to mow that week, or perhaps we kept intending to take care of the weeds and dead shrubs in our flowerbeds but a deadline at work monopolized all available time. It happens.

We’ve been pleased with the consistency of Heritage in the area of inspections, though no system is a perfect one. If you receive a letter shortly after you took care of the problem, just email them with a photo showing you fixed the issue. If you get a letter before you’ve had a chance to rectify a problem, take it as a friendly nudge to address it, and then send them a photo that you handled it.

Again, it happens to all of us at some point. Inspections and the occasional violation letter are part of living in a neighborhood that values its community (and property values). And of course, if you disagree with the letter or don’t understand the nature of the problem, a quick call to Heritage will help.

If you have some bigger projects, however, now’s the time to start planning and to submit an ARC Request! It’s the responsibility of every resident to be familiar with our Covenants and Architectural Standards, which can be found on the Resident’s Area page at arborviewwoodstock.com. Failure to address issues once they become a violation or failure to receive approval from the ARC can result in fines and more.

MONTHLY BOARD MEETINGS

Monthly board meetings are held on the third Monday of each month at 7:30 PM; in the event that a meeting must be rescheduled, we will provide notice via our official Facebook page.

Typical meetings include an update from the treasurer and reports from various Committees. All residents are invited to attend. If any resident wishes to address the board regarding an issue or concern, please let us know by emailing [email protected] so we can add you to the meeting agenda.

Please note if you need to address the board regarding a violation or a personal financial matter, that will more than likely require a separate hearing and cannot be done during a routine board meeting.

Book Club

Attention, Arbor View Ladies…

The Arbor View Book Club began meeting in January, with meetings occurring on the 3rd Thursday of each month.

Theme: Mysteries or anything with a Twist; Fiction or Non-Fiction

Dress code: Whatever you like – come straight from work in your business attire, or show up in PJ’s and your favorite blanket. Bring coffee, tea, wine, or whatever you please. This is “totally low-key book chatting”.

2017 Swim Team

Registration for the 2017 Arbor View Devil

Rays swim season is now open!

We are a summer league neighborhood team that competes in the Cherokee Summer Swim Association. Any swimmer that can swim one length of the pool (unassisted) can be on the team.

In hopes of making the registration process a little easier, we are proud to announce that the Devil Rays now have their very own website! On this site is where you will find the registration forms and waivers that are needed to sign up.

The printed waivers and payments can be brought to the clubhouse on Wednesday, April 12th between 6 & 8 pm. On that date we will also have swim suits to try on and purchase as well as our volunteer sign-ups for the swim meets.

We are open to non-residents, so please spread the word to friends. And teenagers: We need you! Talk to a friend and have them sign up with you. You’ll have fun and you can still sleep in Friday-Sunday as well as the entire month of July!! Practices will start the week of May 15th, with our first meet scheduled for Thursday, June 1st. Poker Night

Congrats to Arbor View resident Tyler Wall. He has taken first place in the poker match for two straight matches. It appears that with all his points he has a very good stop at being at the Championship table come December! (We all are trying to figure out how he does it... He’s either really lucky or really good). Great job, Tyler!

Our monthly Poker Night is a fun-filled, no-limit, Texas Hold ‘em tournament. It occurs the first Friday of each month, starting promptly at 7:30 PM, and usually goes to “heads up play” by 11, finishing up shortly after that.

Chip rental is $30. No cash is paid out, but the top three finishers “get paid” to vacuum, take trash out and stack tables and chairs! So as you can see, finishing in the top 3 is highly recommended! We play on a point system with the top 8 players playing for a championship table at the end of year. No cash game, no cash allowed on table.

This is cheap entertainment and a great way to meet the neighbors. You are allowed to bring someone from outside the hood, and if they come twice in a row you earn a point! (You even earn a half point a month for just showing up!)

Don’t know how to play? Don’t let that stop you! Everyone is nice and patient and we will help you along – you’ll pick it up quickly! And bring a friend, as you don't have to live here to play - but we ARE getting more and more

homeowners to come down, so that’s a good thing!

We live in a great community, but life is busy. We need more excuses to come together and get to know our neighbors! Therefore, we’re hoping to increase the number of social events we have in 2017 and we’re open to your thoughts!

All it takes is an idea and perhaps a willingness to provide the “leg work” needed to make it happen. As resident Suzanne Chase mentioned on Facebook recently:

“The board decides on a budget for social activities for the entire year in the beginning of the year. I approached them about the pre teen Halloween party. They asked for a proposed budget and if I would plan it. We just had our third annual.”

Yard of the Month

Remember, the Arbor View Yard of the Month starts up again each spring, so it’s time to get those flowers planted and the weeds plucked!

The YOTM Committee was established to promote goodwill and reward exemplary lawn care in our community. The Committee’s role is to recognize neighbors who demonstrate above-average efforts in maintaining their property, thereby contributing to the overall

appearance of our neighborhood.

Yards are scored based off of health and appearance of the lawn, neatness and balance of landscaping and flower beds, cleanliness of walkways and driveway, and overall aesthetics, including color and texture.

Yard of the Month runs from March to October. If you’d like to help or nominate a yard, please email [email protected].

It’s almost that time of year again! We have many who will be graduating from high school and college over the next few months. We’d like to celebrate this huge accomplishment and acknowledge their hard work by adding the traditional banner at the front of the neighborhood with the names of those graduates. The Association will cover the cost, but we need to have all of the names for the sign by April 15th!

Parking

Please remember that parking on the street AS A HABIT is against our covenants. We understand that not everyone has, or can budget for, an extra parking pad, but every effort should be made to minimize on-street parking.

In addition, if you DO park on the street, you are NOT ALLOWED to park on the sidewalk, blocking a sidewalk, or with tires on the grass (which we have seen with some residents). This is a major inconvenience to pedestrians using the sidewalk and we will enforce that rule!

Please be courteous, and please adhere to the covenants… personal convenience should not create inconvenience to others, much less violations of our covenants, and we will enforce these violations when we record repeated occurrences.

Women’s Bible Study

Join us for a Women's Bible Study each Wednesday, mid-August to mid-May, 9:30 – 11:30 a.m. presently held at 151 Highlands Drive, the home of Jim and Sallyann Hood. We are a small group of mainstream Christian faiths (United Methodist, Presbyterian, Baptist, The Salvation Army, and non-denominational) who enjoy deepening our faith, wrestling with Scripture, and praying

for each other, our nation, and the world. Refreshments are served.

Laura Dickerson, our facilitator and teacher, was an ICU RN, Director of Missions, and a missionary in Kenya working as a preacher and teacher. She has a Bachelor of Science in Nursing and has completed more than half of the courses toward a Master of Divinity (MDiv) from Asbury Theological Seminary. Laura has been married to Don for 30 years and has two sons, Zack and Drew.

ARBOR VIEW GARAGE SALEClean out those closets and get ready to make some money!

The sale will be advertised in local papers and on Craigslist. There will also be signs all over the area directing people to our 'hood. Please feel free to add extra

signs/balloons and to share on your social media, this will help everyone.

As a gentle reminder- There will be extra traffic in our hood for those days, please use extra caution and be patient with those visiting. If you are having a sale, it would be best to park your personal vehicles at a neighbors or a common area

parking lot for the day, so as not to add to the traffic.

Help is needed with parking signs in the hood and around the community.

Amenity Updates

ACCESS TO TENNIS COURTS & CLUBHOUSE

As a reminder, you will no longer be able to access the tennis courts using the 3 digit keypad locks, but rather you will use the same magnetic "white card" you use to go to the pool in the

summer!

In addition, if you reserve the clubhouse for an event, your magnetic key card will now give you access for your event!

Lost Your Magnetic Key Card, Card Not Working, or You’d Like a 2nd Card?

Email [email protected] to request a new card, and include your name and address. PLEASE INCLUDE the last 5 digits on the card that you CURRENTLY have, as well. Note that you’ll be required to pay the standard $25 fee for that card.

TENNISThanks to Wayne Kennedy and Will Ku for helping with the windscreens recently. Will has graciously offered to help in the future when he sees a problem. They are getting in rough shape but we are trying to re-secure and fix where we can. The board is waiting on the tennis committee to give a verdict as to whether or not we need some replacements. We hope to have a decision soon, but we are also very open to any ideas you all have. While windscreens block out a minimum amount of wind, the main purpose is so the ball can be seen in flight.

Also if someone wants to step up and maybe blow off the courts the first of each month, let me know. We have asked the landscaping company to do this, but having someone else keep an eye out is a good idea. Please email us at [email protected] and let us know if you would volunteer for this. It can be done at your convenience anytime the first week of every month.

Lastly, please remember to clean up once you’re done at the courts (and please don’t throw trash in the ball recycle container!)

As a reminder, reservemycourt.com is the system used to reserve courts for tennis. If you are current on HOA dues, you can use the reservation system. First time users will need an access code. Once your eligibility has been confirmed someone will email that code to you upon your request. Email [email protected] for more information.

SWIMMING POOLThe swimming pool will be open for the Swim Team on May 15th, and open to all residents for the 2017 season on Saturday, May 20th.

The pool will remain open through Fall Break in September, with the last day of operation being Sunday, September 24th.

As a reminder, all of Arbor View amenities are open to every resident in good standing, which means there are no past due assessments, violations, or liens.

HOURS OF OPERATIONFrom May 20th through September 24th, the pool will be open daily from 8 AM – 10 PM with the following exceptions:

• The pool closes at 4:30 PM on June 15th, June 22nd, and June 29th for Swim Meets

• Though the pool is open, only one lane and the kiddie pool will be available due to Swim Team practice on the following days / times:

• 4 – 7 PM from May 22nd – May 24th

• 8 – 11 AM, Monday – Thursday, from May 22nd – June 29th.

Opening at 8 AM should give access to anyone wishing to swim laps (though please be sure and note the details above regarding swim team practices).

AGE RESTRICTIONSAnyone who is 14 years of age or younger must be accompanied by an adult. Children using the wading pool MUST be supervised by adults - the Lifeguards are not responsible. Children who aren't potty trained MUST wear a swim diaper WITH plastic swim pants - BOTH are required, and lifeguards will check.

KEY CARDSLifeguards will be checking for working key cards. It doesn’t matter if you were already at the pool before they arrived and/or if someone else let you in, they will check.

When they arrive at the pool, they are in charge. They have a contractual job to do and they are expected to do it. So please do your best to show them respect and appreciation, but again, if you feel something isn’t right or you have a concern, contact us at [email protected].

provided by Heritage Property Management Services.

If you haven’t already created your account to access the HOA Portal, please do so!

How to register for the portal

Several months ago, you should have received a letter containing the instructions and a security key that you’ll need to create your account. If you can’t fi nd your letter or you’re not sure that ever received it, please email Heritage at [email protected] or call them at 770-451-8171. Tell them you are a resident of Arbor View and that you need a security key in order to register for “Heritage Edge”.
