    We have compiled the most relevant information, tips and advice in order to assist you to settle in quickly. We hope this information is presented in a concise and user-friendly manner.

    is manual is divided into five sections; each of the sections is described as below:

    Section 1 Settling In Your New Neighbourhood is section provides you with the basic knowledge on your new neighbourhood. It addresses your immediate concerns when moving into your new home. It is also aimed at assisting you to settle in quickly with minimum fuss and to familiarise yourself with your new neighbourhood.

    e section begins by giving a brief introduction of your new neighbourhood and its location. e contact numbers of our Customer Care Team which is specially set up to address your concerns/ complaints are also provided.

    We have also included here the contact numbers of local authority, utility companies and other community and public transportation services.

    A chapter is devoted to project information, providing relevant product names and product codes so that home owners can easily source for replacements should the need arises. e list of consultants involved in the project is also given and the customer is encouraged to obtain further information from them if necessary.

    Section 2 Care & Maintenance For Your New Homeis section offers advice on home maintenance such as floor finishes, kitchen, sanitary fittings, door and windows, etc.

    e chapter on pest control, infrastructure and community services, community health and environment covers tips on maintaining pleasant and healthy living environment. Some pets rearing guidelines have been specially included for dog lovers.

    e chapter on home renovation includes advice on MBSA approval and waste disposal.

    Section 3 Crime Preventionis section provides some advice for crime prevention to ensure a safer neighbourhood. Information on how to prevent burglaries and robberies in your home, as well as how to protect yourself when you are on the road are also included.

    Section 4 Environmental Watchis section provides information on how to care for and maintain the cleanliness of your home environment. It also shares some tips on sustainable living.

    1. Pest Control 1.1 Termite Termite Attack Subterranean termites are destructive wood-eating insects and cause homeowners frustration and expense when active nests are found in their houses. In the United States, the cost of damage due to termites was reported to be US$1.7 billion per year, of which the subterranean termite, the most destructive of all termites, accounts for 95% of this damage (report taken from Institute of Agriculture and Natural Resources, http://www.ianr.unl.edu). Furthermore, a termite inspection and infestation report is normally required, as a condition of sale when buying or selling a home in the United States.

    e soil on which the houses are built upon in Sunway Alam Suria has been pre-treated with a subterranean termiticide, Chlorpyrifos, for termite control. It is certified safe from termite damage in accordance to the terms as specified in the warranty issued by BumiPest Sdn Bhd.

    What is Termite? ere are generally four classifications of termites; i.e. dampwood termite, drywood termite, Formosan Subterranean termite and subterranean termite.

    Like ants, wasps and bees, termites are ground inhabiting social insects that live in colonies. A soil colony is built around a king and queen, whose sole job is reproduction. Most of the colony is made up of worker termites that cause damage to your home. Termite colonies comprised of three basic castes: workers, soldiers and reproductives (king and queen). e colony reaches its maximum size in approximately 4 to 5 years and may include 60,000 to 200,000 workers. New colonies are formed when winged males and females from a parent colony emerge in flight or swarm to a new location. e queen may live up to 25 years and lay 60,000 eggs in her lifetime. Figure 1 below describes the life cycle of termites.

    Eggs hatch into tiny immatures incapable of feeding called larvae. These eggs will hatch after an incubation period of 50 to 60 days.

    Workers comprise the bulk of the population. Workers feed all the dependent castes: larvae, nymphs, soldiers and reproductives. ey also dig tunnels, locate food and water, maintain colony atmospheric homeostasis, and build and repair the nest.

    Soldiers develop from nymphs, pseudergates, or workers. Soldiers provide colony defence against numerous predators such as ants and centipedes.

    Reproductives (king and queen) develop either from alates or neotenics. Alates are winged termites. The alates develop from nymphs by growing wings and compound eyes. After flying, the alates break off their wings along a basal suture and are then called dealates. Dealates form tandem courtship pairs, and after a brief courtship run, dig into the soil adjacent to wood, mate, and start a family. e offspring constitute the colony. e founding reproductive pair is now the queen and king of the new colony.

    Food Source for Termites Termites feed on dead plant cell wall material, such as dead tree roots, leaf litter, dead herbs and grasses, dung, and humus. e feeding on wood serve an important function in nature by converting dead trees into organic matter. Unfortunately, the wood in buildings is equally appetizing to termites and they cause serious damage to residential and commercial buildings. Studies have shown more than 90% of termite infestations in houses can be traced to wood that is either buried in the soil or touching the soil surface.

    Damages Subterranean termites, the most damaging kind, nest in the soil to obtain moisture, but they also nest in wood that is often wet. Worker termites forage among food sources and share their nds with others in the colony. They work 24 hours a day, destroying your home from inside the wood. ey easily attack any wood in contact with the ground such as timber floor, furniture, doors frame, door or even book and paper box left in the storeroom.

    ey can also build mud tunnels or tubes to reach wood 50-60 feet above the ground to reach their food source such as wooden furniture, wood base ceiling and roof truss.

    ey often enter a building through expansion joints in concrete slabs or where utilities entering the unit.

    Treatment In Malaysia, there are generally two common types of termite treatment available.

    Soil Termiticide Injection is method works by forming a chemical barrier with a liquid termiticide injected to the soil. Sunway Alam Suria has already treated the soil beneath your home during the pre-construction stage. Should you choose to continue with this method, then drilling into the ground slab may be necessary for injection of termiticide to the soil. Plugging of drill holes with cement or caulking is normally done after injection. Companies that offer such services are Pied Piper, Rentokill etc.

    Termite Baits System e bait system is also known as Sentricon System. It works through a three-step process: detection of termites, elimination of termite colonies and preventive protection against reinfestation by regular monitoring for new termite activity.

    I. Detection Installation of baits stations in the soil around the perimeter of your building. Wood-based monitoring devices are included in the station at the time of installation, and your Authorized Operator shall make regular visit for signs of termite infestation.

    II. Elimination When the monitoring devices show signicant termite activity, they are replaced with a Baitube device containing Recruit II termite bait that utilises chemical to eliminate termite colony.

    Signs of Termite Attack ough your soil under your home has been pre-treated with termiticide, it is strongly advised that you regularly look out for the common signs of termite infestation. e common signs are:

    Pencil-thin mud tubes extending over the inside and outside surfaces of foundation walls, piers, sills, joists, etc.

    The presence of winged (swarmer) termites, or their shed wings on windowsills and along the edges of oors.

    Damaged wood hollowed out along the grain and lined with bits of mud or soil. Termite feeding (and the resultant damage) can even progress undetected in wood that is exposed, because the outer surface is usually left intact.

    Prevention is the Best Cure OBSERVE Keeping an eye on things is your best defense against serious termite infestations. Most termites are discovered when soil is moist. Check your garden especially the area around the building for spoiled soil and moldy or rotten wood.

    BUILD SMART If you intend to extend your house or construct garden structure, the subterranean termites can be kept away from wooden structures by using pressure-treated woods and concrete that has been chemically treated with dieldrin. Reinforcing concrete foundations is another way to prevent infestation. By extending concrete foundations at least 5-inches above the ground, subterranean termites will not be able to reach the wood or the interior of your home.

    ELIMINATE MOISTURE Termites must live in a high humidity environment. By eliminating moisture, you will prevent future problems. Remove moist soil near the foundation of your home, clean up ponding water and fix plumbing leaks.

    GET RID OF MOLD Termites thrive on moldy wood. You can prevent wood from molding by pruning back plants, bushes, and shrubs close to your home's foundation or building edge.

    SEAL WOOD SURFACES Seal woods that will be exposed to moisture. Using an all-weather wood sealer on patios, window frames, door frames, and at wall edges will deter termites.

    REPAIR OPENINGS Cracks, crevices, broken seals, split wood and similar items should be repaired immediately.

    REMOVE DEAD TREES ROOTS If you have lost a tree or shrub near the house, you may want to dig the roots out, rather than let the natural decomposition process take its course.

    KEEP THE ANTS Ants and termites are natural enemies. By not completely eliminating local ant colonies, you'll keep termites at arm's distance from your home.

    What should you do if you nd termite activity? Do not panic! Termites damage wood slowly: it takes from 3 - 8 years for significant damage to result from a termite infestation. Detecting hidden termite infestation requires a trained eye. Most pest control firms perform inspections free of charge and will also alert the homeowner to any conditions they uncover which are conducive to termite attack.

    1.2 Pest Prevention e first line of defence against pest invasion includes proper sanitation to limit the pest food and water and good house keeping, minimising harbourages and breeding sites.

    It is advisable to engage the pest control company to carry out the pest control once every two months in order to keep pest such as termite, cockroaches and ants away from your home. e charge is RM 350.00 per year (excluding fogging). You may contact the same termite treatment contractor as mentioned above.

    2. Kitchen, Sanitary Fittings And Fixtures

    2.1 Long Bath / Jacuzzi Daily Cleaning For routine cleaning, use a sponge with water and cleaning detergent (mild soap). If it is stubborn dirt, wipe it off with some ordinary car wax. Do not use a scrubbing pad to clean the baths.

    Minor Damage Minor scratches can be easily removed by using a sand paper (use grit 1000, then 1200 sandpaper) to sand off the deep scratches and then using a metal wax to polish the scratched spot.

    Our Advice NOT to use Scoring powder and any rough cloth to scrub the long bath.

    NOT to allow any strong Chemicals (such as Strong Acid and Alkaline OR drain Cleaner) to be REMAIN in the long bath.

    NOT to step into the long bath with your shoes.

    NOT to burn anything in the long bath.

    2.2 Cultured Marble Basin Daily Cleaning For thorough routine cleaning, the vanity counter surfaces, basins and sinks may be cleaned with water and mild soaps, such as those used for hands or dishes. A quick wipe with a damp cloth removes most spill and water marks.

    Minor Damage Stubborn Stains, cigarette marks and minor scratches may be easily removed by sanding (600 to 800 grit sandpaper) or buffing with a 3M Scotch-Brite Bath Scrub Pad (Cat. No. 6623) to restore the original sheen.

    2.3 Ceramic Wash Basin Our Advice We recommend you use a 3M Scotch Brite Bath Scrub Pad (Cat. No. 6623) and cream cleanser like JIFF (both are available at most leading supermarkets on the detergent shelves). Squeeze the cleanser onto the Scrub Pad and rub in a circular motion to remove grime and stains.

    2.4 Water Closet (WC) Water Overflow If water overows from the ush lever opening or into the WC, remove the WC cover. Check that the position of the float lever arm is pointing downward by 20 to 30 degree from the horizontal position. Flush the water and adjust the position of the lever arm by tightening the adjustment screw and jam it with the nut (the adjustment screw may become loose over use).

    If the overow persists, turn o the water supply by turning anti-clock wise the stopcock / angle valve. Remove the lever arm by unscrewing the lever arm cap. Take care not to loose the piston (a small rod/arm) located at the centre of the lever arm cap. Remove the rubber seal located inside the lever arm cap housing. Flush away any small stone particle or debris by turning the stopcock/angle valve clockwise. Cleaning the rubber seal and finally re-assemble the float lever arm.

    If overow persists, replace the rubber seal as it may have become hard. The rubber seal can be purchased from most DIY/hardware shops.

    2.5 Kitchen Sink

    Strainer Cover the outlet of the sink (into the bottle trap) with a strainer (available at DIY / Hardware shops) with holes of 2mm diameter. Do not allow food particles or waste of bigger than 2mm to be discharged into the bottle traps as they may accumulate and block the drain pipe. Removal Of Cooking Oil Never pour oil or any oil-based liquid down the sink. A rolled up old newspaper will absorb oil and can be put into the garbage bin. Oil will solidify and cause blockage in the drainpipe.

    Manual Cleaning To clean the sink manually, remove the trap-cup below the sink by unscrewing the cup. Place a collecting bucket beneath to catch drips and flows. Take care not to lose the gasket in between. If the gasket is torn or worn out, replace it by taking a sample size of the gasket to the nearest hardware shop. Empty collected debris from the trap-cup into the collecting bucket below. Scrap away the murk around the throat of the sink outlet with a wire. Flush away the remaining murk by allowing water to flow from the top above.

    Dampness Regularly check the cabinet below the sink for any dampness. Smell of dampness, is an indication of water leakage. Check all the bottle traps and piping joints for any leaks. A damp environment will attract ants, cockroaches and woodborers.

    Do not de-frost any frozen / cold meat by placing it directly on top of the base of the sink or placing it in the water in the sink. is will cause condensation of water on the underside of the sink.

    Open the cabinet door below the sink regularly to ventilate and remove bad odours.

    2.6 Floor Trap Easy Maintenance With the built-in debris container, maintenance is easy & simple. The trap can be easily cleaned from your own bathroom by just lifting the grating and removing the bowl to clean the debris. Remove collected hair in the shower area, floor trap every alternate day to prevent impedance of wastewater drainage. If any blockage occurs, call your plumber for professional help. Do not attempt to insert more objects into hole to free the blockage. It often worsens the condition.

    2.7 Shower Rose / Basin Tap Removing Debris / Sediments Remove the shower rose or basin trap by using a counter clockwise motion and flush away debris.

    Releasing Trapped Air After water cut, if there is no water in the shower rose, call a plumber to release the air that may have been trapped in the pipes.     2.8 Solar Water Heater Our Advice Clean the solar glass panel with detergent and water to dislodge grime and dust. Never use abrasive scours on the panel as it will scratch the surface and change the efficiency.

    Flush the solar tank and tubing by pumping water through the tubing to release muddy water and sediments.

    Check the eciency of the heating element. Check that the gasket between the frame and glass is tact.

    Do not attempt to open the glass panel yourself. This will void the guarantee and cause damage to the heat absorbers. It is recommended that the abovesaid procedures be carried out every year by the manufacturer.

    How can I locate a leak? The sound of running water helps. If you hear it, follow it to its source. Any wall stain is likely to be below the actual location of the leak and you'll probably need to remove part of the wall to find it. Most outside leaks occur at joints between two pipes or connections. Common locations for leaks are joints at the meter and the point where the water pipe enters the home or building.

    Should I hire a plumber or do the work myself? You can save a lot of money if you do it yourself, but is it worth it? Obviously, changing a 15-sen tap washer yourself is better than calling a plumber with a minimum RM50 service call. In other situations, the choice may not be as clear. Before you attempt any large jobs yourself, consider the following:

    In some cases it is prudent to hire a plumber. Remember to get a few estimates from plumbers who are licensed by SYABAS and record/check their license registration and validity date.

    3. Floor (External)

    3.1 Concrete Imprint Flooring Periodic Cleaning Concrete imprint flooring require minimum maintenance except sweeping and washing. On a daily basis, sweeps off all dirt, mud with a normal broom. Only if necessary, you may use a garden hose to jet away all dirt.

    Once a week, wash the concrete imprint floor with normal detergent. Scrub the dirt or any loose particles deposited in between the grooves. en using a garden hose, wash off all excess, dirt and let the floor dry out.

    Yearly Maintenance Once a year, should you feel the surface needs brightening up, you may use some acid wash to wash off stubborn stains. In that case you may obtain this acid from any hardware shop. e mixing ratio is 1 part of acid to 10 parts of water. Always wet the floor surface before engaging an acid wash. Using a medium to hard broom, dip the broom into the bucket containing the acid. Scrub the floor thoroughly. After that wash off with garden hose to rinse all dirt. Leave it dry under the hot sun. Make sure it is completely dry before applying a sealer.

    Applying Sealer Using a roller dip into the sealer. Remove all excess drip then rolls the roller forward and backward. Do it systematically portion by portion. Rest for 6-7 hours before applying the second roll.

    Always close the sealer tin with its lid after usage.

    As the sealer is highly combustible, do not smoke when you are using it.

    Always wear hand gloves and eyewear to protect your eyes. Should you feel any irritable in your eyes wash quickly with water, then seek a doctor.

    Keep the sealer away from children and put in safe storage at all times.

    3.2 Lawns And Grass Gradient Grade or Contour your lawn slope at about 2% to prevent ponding of water on the lawn, which may cause fungus growth and retard grass growth.

    Spiking Spike the lawn area to a depth of 75-100mm using an ordinary garden fork. Spiking should be done after a heavy rain, when the lawn is at its softest.

    Top Dressing Top dress with coarse sand or river sand every year to improve drainage and aeration, and smother fungus growth. e lawn should be mowed before the top dressing is applied. Top dress a day or two after the spiking operation is over.

    Fertilising Fertilise twice per month with a Low Chloride fertiliser (NPK 15:15:15) and water down to dilute the concentration and prevent scorching of grass.

    Watering Unless there is rain, water the lawn every day. Water in the late afternoon (after 6.00pm) to minimize evaporation of water and increase water absorption by soil and grass.

    Mowing Mow every fortnight to encourage growth and to keep the lawn neat and compact. Use a reel mower and avoid using rotary movers (usually powered by electricity or petrol engine), as the cutting motion of the latter tends to tear and loosen the grass.

    4.1 Ceramic Tiles Routine Care Ceramic tiles are one of the most durable and easiest to maintain surfaces. With proper care and maintenance, it will retain its original beauty and luster for many years.

    Tiled surfaces in your bathroom (tub, shower, vanity tops, etc.) may require a more thorough routine cleaning because of build-up of soap scum, body oil or hard-water stains. e use of pre-filter at incoming water main will help to reduce staining problems.

    Glazed Wall Tiles For glossy surfaces, wipe with a damp cloth or sponge using a normal cleaning detergent. Window cleaners such as Windex or MagiClean may also be used. Wipe dry with a cloth.

    Glazed Floor Tiles Sweep the floor or vacuum regularly to remove gritty particles. Damp a mop using a solution of water and mild detergent. Allow the floor to dry thoroughly either with the fan running at full speed or wipe dry with a clean and dry mop head / cloth.

    Wall Tiles At Shower Area For joints that have stubborn stain, try using an old toothbrush with water to remove the stain.

    Clean regularly with a tile cleaner or fungicide or ammonia. Dry with a towel after each use and leave the curtain or doors open between showers.

Clean the tiled surface regularly to avoid the accumulation of dirt, which may cause abrasions to the tile surface. Provide doormats at the entrance of rooms to prevent dirt from being brought inside. Donts Wax the tiles. This will make dirt and stains adhere to the tile surface and make these dicult to remove. Use a metal brush or a scouring pad to clean the tiles. The rough material will scratch the tile surface and wear away the glaze reducing the protection for your floor surface and leading to the adherence of stains.

    Please test the colourfastness before using these two products by shaking the bottle and applying foam on a concealed surface. Wipe lightly with a white textile cloth. If the fabric bleeds or if the texture is aected (after drying), do not use.

    8. Electrical and Mechanical 8.1 Auto-gate Motor Arm/ Guide/ Lock Clear sand and grit from moving arms, rollers, guides, and locks on a monthly basis.

    Apply lubricanting oil regularly. is will smoothen the movement and impedes rainwater from rusting these parts.

    Control Panel Ensure the control panel cover is closed tightly at all times to prevent water seepage. Do not touch the components inside. Remote Controller Check the remote controllers batteries every three months and replace if necessary.

    Power Failure During a power failure, use the key to release the lock and open the gate manually.

    Actuator / Motor Seal Check the rubber seal of motor actuator is intact. Make sure these are no oil leakages.

    Check the gate alignment and adjust if mis-aligned. Do not allow anybody stand on the gate to avoid sagging of the gate and damages to the hinges.

    e bearings of the four hinges should be lubricated. is should be done every six months.

    8.2 Alarm System Sensors / Sirens Test all sensors (magnetic contact, vibration sensors and PIR motion detector) and sirens every 2 months. For details, please refer to the Alarm Users Manual.

    Control Panel To keep the control panel cover closed to ensure cleanliness of the control panel. Do not touch the component in the control panel. Passive Infra Red Detector (PIR) Do not place any heat emitting source next to the PIR Motion Detector.

    Power Down e following steps may be taken to power down the security alarm system in case of system malfunctions:

    PRECAUTIONS: 1. Your hands should not be wet. 2. Do not touch any other wires besides the battery terminal probes. 3. Do not touch the transformer or disconnect any wires from transformer. 4. Shut off your ELCB power before working on the alarm system.

    TOOLS: 1. Test pen or screw driver. 2. Some insulation tape e.g. PVC tape.

    STEPS: 1. Do not panic. 2. Reach for the alarm control box and open it using the key provided. 3. Disconnect one or both the battery terminal probes linked to the battery. 4. Using the screwdriver, unscrew the battery terminals.Take out the wires and quickly tape them with PVC tape at the exposed tips so as not to cause any shorting. 5. Tidy up and close the cabinet (system completely down now and wait for rectification works). Call supplier for any required assistance.

    8.3 Air-conditioners e lack of maintenance is one of the biggest reasons why air conditioners break down. Not only will you feel the discomfort and inconvenience of having your air conditioner unit not working, it will also consume higher energy and have a lower cooling capacity. In the worst scenario, it could pose a health hazard when fungus grows in the air conditioner.

    e performance of air conditioners begins with proper installation and commissioning. After that, regular and proper maintenance is necessary for the air conditioner to remain in peak condition.

    Installation and Commissioning When you engage a contractor to install the unit, you must ensure that the contractor checks the drainpipe to ensure there are no blockages or clogging. To check the drainpipe, pour water into the pipe and make sure the water flows out from the outlet, which is normally located at the parameter drain or floor trap.

    Always insist on taking a copy of the operation and maintenance manual, and also warranty card from the contractor or the supplier after installation. Read the manual carefully to fully understand the content. Keep the manual in a handy place for easy reference.

    Basic Maintenance It is easy to maintain an air conditioner. ere are two kinds of maintenance. e first is the basic maintenance that you can do on your own. It starts with washing the air filter yourself. Most, if not all split air conditioners come with air filters. e function of the air filter is to prevent dust in the room from sticking to the cooling coil.

    Cleaning of Air Filters Turn off the air-conditioner and switch off the mains. Open the front grill and remove the filters. Remove dirt using a vacuum cleaner, wash the back of the air filters with water (and mild household detergent, if necessary). Let the air filters dry thoroughly before reinstalling. Please make sure the word FRONT is facing you as you slide the air filters back into place. CAUTION - Do not use thinner, benzene, scouring powder or cloths soaked in caustic chemicals to wash the air conditioner.Cleaning must be done once every two weeks to ensure efficiency of air flow.

    Cleaning of Front Panel CAUTION - Check your user operation manual for instructions as design, installation and removal varies from different manufacturers. Raise the front panel to its full extent. Slide the two taps (left and right) to the UNLOCK position. Raise the front panel to a position slightly higher than horizontal and pull to remove. Remove dirt by vacuum cleaner and/or wash with wet piece of cloth. Leave it to dry before re-installing.

    Preventive Maintenance is kind of maintenance is best carried out by contractors. As the name implies, preventive maintenance is carried out to minimize breakdown and to make sure the air conditioner is in optimum running condition.

    Preventive maintenance is recommended at least once every year.

    ermostat Check the functionality of the thermostat and make sure the condenser does not cut in/off too often (i.e. every five minutes). When the thermostat does not function properly, the condenser will run endlessly and this will result in a shorter lifespan for the compressor motor.

    Drain Pipe Clear the drainpipe by using compressed air to avoid potential blockage. After this, run the air conditioner and check the drain pipe outlet (located in the drain or bathroom floor trap to make sure that water is draining.)

    Overhaul Service For old units, there is a high possibility that the coil and the blower fan may be clogged with dirt. is is especially if your house is located near the main road or construction area. e cooling capacity of the unit will drop significantly and the unit will be running inefficiently.

    In this case, the contractor has to do a chemical cleaning to remove the stubborn dirt. is is called an overhaul service. Overhaul service is carried out only when it is necessary. Nevertheless, the frequency of overhaul service can be minimized if we clean the air conditioner unit regularly.

    Some of the tips given below are quite easy to follow. For problems you cannot handle, call in the experts. Keep the contact number of your contractor handy. A copy of the manual always comes with the purchase of the air conditioner unit. Keep your copy in a safe place for easy reference.

    If the air conditioner does not cool eectively Check the temperature of the remote and make sure it is set correctly. Check the mode setting of the remote control. Make sure the intake or outlet vents of the outdoor unit is not obstructed and running smoothly. Check all windows and doors to ensure they are closed. Check the air lter. Clean the lter if it is dirty.

    If the air conditioner does not work Check the circuit breaker or air-con starter and reset it if it has tripped. Check the power switch in the air conditioner internal unit switch to make sure it is at I or ON.

    If water drips from internal air conditioner unit Check if the air-con drain pipe blocked. Check if the air-con drain pipe is properly connected to the conceal air-con drain pipe.

    If the room has a peculiar odour Check if there is stagnant water in the tray of the internal air-con unit. Check if there is any damp or wet carpet, furniture or clothing in the room. Ventilate the room 30 minutes to an hour per day.

    If the air conditioner unit does not respond to the remote control Check the battery in the remote control and change the battery if it is weak. Check the electrical supply and turn it ON. Check the air-con starter ( if any ) and make sure it is switched ON. If the unit has just been restarted, please wait three minutes before the air-con begins operation.

    8.4 Main Switchboards And ELCB Testing of ELCB Check workability of ELCB by pressing the red test button. It would trigger by turning off the whole circuit in the house.

    Lightning Violent lightning at night can trigger the same. Get up and turn off the Main Switch first, then turn on the ELCB next, then the Main Switch on again and the whole system should re-ignite the circuit in the house. Torch Light Always keep a portable torch light by the bedside and another in a kitchen cabinet.

    Our Advice Do not attempt to change the MCBs / switches in the electrical board. Please engage a qualified electrician to do the job. When in doubt, consult your regular electrician.

    8.5 External Switch Socket Outlet Point At Patio / Drive Way An external 13Amp switch socket outlet point is provided at your patio for your convenience when electricity supply is required to power your water jet or vacuum cleaner.

    is switch socket outlet is controlled by a single MCB that is labeled in the electrical Distribution Box. Always switch off the MCB when the switch socket outlet is not in use. is is to prevent misuse by the intruder.

    8.6 Automatic Motion Sensor Light Always leave the automatic motion sensors light (AMSL) on. e AMSL has a photocell that will cut off the lighting during daytime.

    8.7 Night Lighting Bright environment is one of the best deterrence against un-invited intrusion.

    During night, we recommend you to switch on a minimum of the following lights 1. Gatepost lights (2 nos.) 2. Main door entrance light / car porch light (1 nos. ) 3. Back / side yard lights ( 2 nos.)

    Use energy saving bulbs of 20 watts (equivalent to 100 watts output).

    8.8 Spare Bulbs

    Keep bulb free of dust at all times to obtain maximum lighting output. Avoid touching bare bulbs with your fingers, and use a clean, dry cloth to wipe away dust.

    Always keep a supply of spare bulbs in the house.

    A combination of warm and cold lighting lents a conducive environment.

    Always dispose of spare bulbs and breakables like glass, wrapped in newspaper, then a plastic bag before discarding.

    Discard fluorescent tubes with extra care to ensure it does not cut anyone as it contains mercury vapour, which is extremely dangerous.

    9. Infrastructure And Community Services 9.1 Street Lights Since early 2000, the maintenance work which include switching and repairing of faulty light, replacing damaged / knocked-down streetlight poles, is under the responsibility of the MBSA. Immediately report any streetlight that is faulty to MBSA - at Tel 5510 5811 or alternatively contact TNB at 15454 or 03-7955 7733. Please inform MBSA / TNB on the following particulars:

    a. Your name, address and contact telephone. b. Streetlight pole number (note: there is a pole number printed on the lower part of the street light pole by TNB for easy reference i.e. F1/1 1Y2) c. e location of the faulty streetlight (such as it is located in front of house No. 3, Jalan Pulau Angsa)

    9.2 Domestic Waste Collection Healthy waste disposal habits - put your waste into garbage bags and seal it tightly. Place it into the garbage bin with fitting lid. Do not hang your garbage bags on the fencing or place it out in the open. Never throw waste into the drain or stream.

    10. Home Renovation

    10.1 MBSA Approval If you intend to carry out any renovation that involves building structures, walls or plumbing, you are required to obtain approval from Building Department of MBSA. We suggest you seek professional advice such as from an Architect or any other competent professional.

    10.2 Renovation Deposit Residents who wish to carry out renovation work (carpentry, masonry or electrical) are required to complete an application form and pay to Sunway City Sdn Bhd, a deposit of RM 1,000.00 before the renovation work can be carried out. e deposit is meant to ensure that works by the contractor shall not cause inconvenience to others during and after the completion of all works. Full deposit will be refunded upon completion of works and clearing of all construction debris. Residents shall refer to the Deed of Mutual Covenants. Payment in the form of cheque shall made payable to Sunway City Sdn Bhd and delivered to the following address:

    e developer reserves the right to forfeit the deposit if the residents or contractors are found to have misbehaved and / or place their renovation debris on any part of the common property.

    10.3 Waste Disposal Do not store any waste material removed from the house onto the road or road shoulder especially on the grass, around the trees and on top of the drain cover. It is strongly suggested that you (or your contractor) hire a waste bin, which can be parked on the road shoulder next to your house for the disposal of waste.

    10.4 Structural And Plumbing Work If your renovation work requires hacking of structural elements of the building, please contact the Structural Engineer (refer to Project Information Section).

    If your renovation involves any change or addition to your existing plumbing work (such as discharge from washing machine, basin or sink), please ensure that all new discharge is connected to the sewer, by joining the new or altered plumbing to the existing floor traps, gully traps or manholes. Do not discharge any household water or waste particularly from sink into the your house drain or road side drain. All untreated household water and waste not only pollute our environment, any food waste will also attract cockroaches and rats to your house.
