For all those living in Townhouses in Taman Sri Hartamas; Gerald Lee has been exploringthe issuing of Strata Titles over the last year and now feels that he has found a cost effective

way forward. Please read the details in the Newsletter and act accordingly.

The SHRA Committee continue to meet up to progress the activities of the association. It ispleasing to see that the level of incidents continues to drop after reaching a peak in February

2010. in the last quarter only one incident was reported.

Cessation of work on Palazzio led to a drop in people moving through the area and a reduc-tion in reports. However the continued decline should be attributed to changes made in theactivities of the Security team as well as the closure of some additional roads during thenight. A number of non-members comment that they would only join the Association whenreal results are seen. The Committee believe that the facts speak for themselves (as can beseen from the charts on pages 2) and we would like to think that those who have been re-

luctant to join will do so now.

We continue to work with very limited resources and things can only improve further withmore Members. We are currently trying to secure security cabins (at no cost to residents)

to replace the umbrellas to give a more professional image.

We also continue to liaise with various authorities in keeping the area tidy and attractive.This remains a challenge, not because the work is neglected but more because people con-

tinue to have little respect for residents by dropping rubbish anywhere.

As a reminderwe are coming up to Chinese New year this month and historically we haveseen a spike in break-ins. We would advise residents to be more vigilant during this time so

as not to spoil their enjoyment of the holidays.

As an additional reminderThe Committee is in its last three months of service. A numberof us have been on the committee for a number of years as a result of a lack of alternativecandidates. The AGM will be due around the end of March and it would be pleasing for all if

we achieve a better attendance than in previous years as well as others who are prepared toserve the SHRA.

Our thanks go to Petronas for their pro-active approach to the work they have done and

their donation to supporting the SHRA.

We are fortunate to have both a Basketball court and a new Futsal Court in the Park at Jalan 1/3. They

both have good lighting so can be used at night. We have been granted the right to manage these courtsby DBKL and because of this we are able to offer very competitive rates. They are available for rental

on the following terms:

Basketball Court:: Evening use only is at RM20 per hour

Futsal Court: Day use is at RM15 per hour and Evening use is at RM20 per hour.

IMPORTANT NOTICE regarding the collection of household refuse

Alam Flora have recently undertaken the provision of new Household Waste Bins and

these are available for every house in Taman Sri Hartamas. For those of you who missed

the delivery you can claim your new bin by contacting Alam Flora on 1-800-887472 and

arranging an alternative delivery date. You will need to be present at your house to regis-ter the receipt of your new bin.

Possibility of new Security Cabins

As reported in the Presidents Message section we are

hoping to acquire a number of new Pondoks. We do not

have the funds to purchase these ourselves and are hop-

ing that we can get other support for their provision. We

hope that, if successful in getting the support, they will

provide an improved image of security in our area and

go towards further reducing security risks.

Dear Owner,

Over the past months I mentioned that we would be moving to the next stage to make a Block Application for the Strata Ti-tles for the Town Houses in Taman Sri Hartamas. After many meetings and discussions with the Authorities, I have acquired

sufficient knowledge of a safe approach to proceed with confidence with the Block Application.

We, the owners of the Town Houses have waited more than 25 years for the strata titles. The developer went bust, the ad-ministrative paper work was lacking and incomplete, there was little or no follow-up by parties involved, and eventually the

files ended up at the Insolvency Office and stayed there for a long time.

I gather that many owners have employed professional services to attain their Town House Strata Titles, some spending more

than RM15,000, but sadly none in Taman Sri Hartamas have got their Strata Title for their Town House. It was a long drawncostly process, coupled with frustration and a great deal of time and effort was spent too, all to no avail.

Due to the in availability of the Strata Titles, the selling prices are depressed by 10-15%, disadvantaging the seller and also, it

has been posing a challenge to the buyer when it comes to financing the purchase. Cancelled S&Ps and delays were common.

With a Strata Title, market value of the Town Houses would appreciate by 10% at the least, according to several Real EstateAgents and can be sold with ease and with much less hassle. Therefore, it is best we proceed without delay, with this Block

Application for our benefit.

Join a Block application:

By you joining me in this Block Application for the Strata Title, all you need to do is provide the basic documents and pay theapplication and processing fees. I shall move it forward with professional support to the point of completion, where the StrataTitle will be released by the Relevant Authorities. You will not be faced with the tedious process of liaising with several parties

and dealing with several of the authorities through out the application process.

The following is the brief of the process and Scope of work :

To carry out the as built survey of the existing building

To prepare the as built plan and endorse the building as built plan

To submit the as built building plan to the authorities for approval

To demarcate the lot boundary and verify the existing building position

To prepare the Strata Title (SP Plan based on the as built building plan)

To calculate and table the share unit for each of the unit owner

To compile the necessary document and submit to authority for the strata title application

To liaise with Land Authority and Survey Department for the approval of SP plan

To prepare the final Strata Title Plan after the SP plan has been approved by authorities

To submit the final Strata Title plans to authorities for approval.

The Application and processing fee per Town House will be finalized once we know the numbers of Town Houses that arejoining this Block Application. The fees will be payable in advance to the Professional Company. This fee is based on guide lines

of Lembaga Jurukur Tanah

The fee you pay will be deposited with Lembaga Jurukur Tanah who keeps it in trust and shall only be drawn progressivelyby the Professional Company with the approval of the Trustee, as the Block Application progresses. This is to ensure the fees

are used exclusively for this Block Application and complies with Lembaga Jurukur Tanah guide lines.

The final transfer fee for the Strata Title to be transferred from the developer to the Owner of the Town House will only beknown at the end of the process (as a lawyer has to be engaged to do the transfer). It is therefore out of our control at this

point in time. However I will make every effort with the Insolvency Office to have it reduced in consideration of this BlockApplication.

This Block Application is envisaged to be completed within 12 to18 months from the start date of the process. I urge you not

to miss this long awaited opportunity to get your Strata Title after waiting for 25 years.

Please do complete the attached form and return to me by the 31st January 2012. A meeting will follow to explain to those

confirming their interest in joining this Block Application.
