At Haskoll we have been creating successful shopping centre designs for over 30 years. We are one of Europe’s leading architects in this fi eld. Creating and implementing a commercially successful shopping centre presents many challenges to the development team.

Understanding the fi ve major factors – location, access, tenant mix, pedestrian fl ow and environment – and the relationship between them in different circumstances is key to success.

Whether a regional mall or town centre, suburban fringe, local district centre or out of town location, knowledge of the existing retail hierarchy and how to respond to it is vital. The aim must be to identify the existing prime retail pitch and link in and strengthen or extend it, or create a new prime pitch with all the elements that make that possible.

We have achieved successful designs by combining our experience of the above principles with our fl air for architecture, interior design and delivery of the project. We are able to devise the most effi cient use of complex urban sites with many constraints and understand the priorities of developers, funders, operators and retailers.

Our experience negotiating complex planning consents and working with major contractors to implement large and small schemes in the UK and the world is proven by our track record which is illustrated in the following pages with some of our more recent projects.

THE ORACLE • READING

The Oracle development was designed to fi t within the existing urban fabric of Reading, Berkshire and to make a signifi cant contribution to this thriving town.

It has won awards as a retail and leisure town centre development. The vision, developed by Haskoll, was to create a public space defi ned by the River Kennet and the new buildings, to establish a sense of place which would be of lasting value for the people of Reading, from what was previously a run down and inaccessible area of the town.

Haskoll were architects from concept to completion for this 66,000m2 of retail development. Creating a strong shoppers’ environment that has acted as a focal point for a broad range of restaurant and leisure uses. These fully integrate into the retail offer so that both benefi t from their adjacency.

This now established centre has set a new standard and continues to win awards.

Haskoll had a clear vision to create a natural extension to the existing Golden Square Shopping Centre and town centre that responded to the original settlement pattern. Haskoll developed a clear hierarchy between the scale of the new buildings and the spaces in-between, forming an easily accessible, legible and attractive environment.

The existing centre was built in phases between 1974 and 1983 and represented the primary retail core of Warrington Town Centre. The new Golden Square Shopping Centre opened on 24 May 2007 providing 67,000m2 of new or refurbished retail space, catapulting Warrington into the top 40 of the UK’s retail hierarchy.

The re-launched centre includes a 10,700m2

Debenhams department store, 140 retail units and a brand new £5m adjoining transport interchange.

EDEN • HIGH WYCOMBE

The High Wycombe Town Centre extension is the fi rst development of this scale in 50 years in this area and has completely changed the town’s image since the Eden Shopping Centre was opened in March 2008.

Eden compromises of 77,000m2 of a retail led mixed use development. Construction started in October 2005 with contractor and client Brookfi eld Construction (UK) Ltd.

Haskoll was employed as implementing architects and lead consultants for the entire development, providing construction documentation as well as the coordination of other consultants and subcontractors - a signifi cant role which added greatly to the success of the scheme.

METROCENTRE • GATESHEAD

The new Red Mall at MetroCentre, Gateshead, opened fully let on 6th October 2004 providing 35,000m2 of new retail space, increasing the size of the centre to 170,000m2 making MetroCentre once again Europe’s largest covered shopping and leisure centre.

The new mall provided an opportunity to widen the retail mix allowing some existing retailers who were over trading to take larger fl agship stores and to introduce new retailers to the Centre. Included in the tenant line-up are an exciting range of 22 fashion and lifestyle stores and a fl agship 17,000m2 Debenhams department store.

Other key elements of the development proposals included a state-of-the-art Public Transport Interchange also designed by Haskoll, a shuttle bus service connecting neighbouring developments, the incorporation of ‘Centre Link’, a high speed bus service from Gateshead.

Haskoll was the concept and detail design architects, the interior designers and also responsible for incoming shop design coordination.

Waterfront shopping has been developed on land owned by Carlsberg, which was formerly the site of the Tuborg Brewery, located on the coast to the north of Copenhagen.

Waterfront is an integral part of a masterplan for the area which includes an offi ce development and new marina facilities.

Waterfront retail has been designed by Haskoll as consultants, in cooperation with Danish architects Vilhelm Lauritzen and forms an exclusive selection of shops and restaurants anchored by an H&M on two levels.

EuroPlaza shopping centre is situated to the North East of Beijing city centre near the prestigious Eurovillage residential area and the International Exhibition Centre. EuroPlaza is ideally sited to take advantage of both these developments.

Haskoll were the retail and shopping centre design consultants who were appointed to maximise the shopper environment and vertical layout.

The crisp linear lines of the north elevation face the exhibition centre while the south facade has been tiered to take account of the scale of the low rise residential developments.

The interior of the mall has been designed around the concept of Water and Earth, where natural materials have been used in a modern context throughout.

Situated in the wealthy suburb of Geneva, Manor Vésenaz is made up of a department store on two levels with a supermarket on the ground level with a small mall area and restaurant and café on the third level leading out onto an outside terrace.

The brief was to provide mall interior fi nishes that were vibrant and chic for the sophisticated local residents and to successfully integrate the supermarket and the department store.

Haskoll achieved this by introducing details and new materials; a Barrisol ceiling with integrated swivel lighting and circular ceiling features were used, a charcoal grey fl oor added urban chic, complimentary colours - red and green, were used on vertical surfaces to give the scheme a cutting edge.

Haskoll were the interior deisgn consultants working with the building and retailers’ architects.

The Haskoll role as architects and interior designers was to change the tired and outdated fi nishes of Eastgate shopping centre, changing the ambience to meet modern requirements, with a refreshed and enhanced environment by selective remodelling of void edges and the removal of outmoded fi nishes and signs.

In modernising and rejuvenating the mall environment the design aspiration was to make the shopping areas welcoming and friendly, to attract a wider range of shoppers and to underpin Eastgate’s commercial sustainability.

Haskoll also designed a new ‘Food Terrace’ on the upper level 1,300m2 with seating for 650 people. The ‘Food Terrace’ is arranged as a series of units along a ‘ribbon of light’ around a central seating area. It links seamlessly to the Welcome Lounge and award winning new sustainable public toilets and child care suite.

Overall the design re-invigorates the internal ambience of the Eastgate, positively changing the perception of the shopping centre to both customers and the retailers and providing a mall environment that is modern and long lasting.

CENTRE BOUJEAN • BIENNE

Haskoll designed this new out of town shopping centre complex incorporating a Carrefour Hypermarket, DIY store, shop units, restaurant and underground single level car parking for over 500 cars.

The centre was undertaken on behalf of Switzerland’s leading retail organisation, Maus Frères and is on a site adjacent to a light industrial zone where, among others, Rolex have their factory.

Haskoll produced the overall concept and worked with local architects Strassler and Storck and Gebert Liecht Schmid. Haskoll had responsibility for developing the site and mall layout, design concept, outline details and interior design. The local architects created the external architecture and executed the project on site with Haskoll monitoring the design.

AUSTRIAN CENTRE

Haskoll won an international competition to design a family orientated centre in Austria that includes shopping and recreational space.

This project includes a major extension and re-design of the existing retail layout, pedestrian fl ow, car parking, servicing, landscape as well as the interior and elevational design.

The design is a deliverable transformation that is an

economic, environmental and socially sustainable project, aiming to be a local and regional attraction.

Both, interior and exterior designs embrace the concept of connecting with the environment and is a contrast between the forms, colour and geometry found in nature.

Haskoll are the appointed concept and interiors architects working alongside a local delivery architect.

ST ANTOINE • VEVEY

Originally two department stores built in the 1970s – St Antoine Shopping Centre was created when the two were joined in 1984 forming a four storey centre with a central atrium. The Haskoll internal refurbishment was undertaken to win back customers and offset the commercial threat of a new adjacent centre.

The main entrance was to the side of the building, the pedestrian fl ow did not work, shopfront heights were very low, light levels inconsistent and all surfaces were outdated.

Circulation was improved by moving the central lift to the side of the mall and adding another along side. The main entrance was moved from the side of the building to the front façade. The shopping environment was radically improved by replacing all fi nishes with fresher, contemporary materials befi tting a modern, urban interior. Shopfront heights were increased, giving a stronger retail presence.

St Enoch is Scotland’s largest city centre shopping mall. The centre is being extended to improve links with the prime shopping location, Buchanan Street, to which it forms the major southern anchor.

The extensive glass roof makes St Enoch a unique shopping venue and presents major challenges in terms of controlling glare and solar heat gain as well as making artifi cial lighting effective.

The refurbishment takes advantage of the strong architectural form of the building and includes proposals to improve the retail presence and clarity of movement within the centre as well as replacing fl ooring, simplifying bulkheads and mall features and creating a classic, modern interior that will compliment the original architecture.

Haskoll’s involvement in this centre dates back to its construction more than 10 years ago where they acted as consultant. Recently it has undergone a transformation designed by Haskoll; the addition of a new mall and shop unit reconfi guration.

Haskoll proposed a strong concept for this reinvigoration; improving light levels, introducing ceiling panels and a profi led fi n around the top of the shop fronts, uniting the design and hiding ventilation panels above. A new colour scheme has also been chosen to refresh the centres image.

Haskoll were the Design Architects for the dramatic changes to the ambience of the Seedamm Center by creating a new visual identity that unifi es the individual parts of the shopping areas; making it welcoming, friendly, varied and commercially sustainable.

The internal environment was refreshed with entirely new mall fi nishes. A coherent shopping experience with a clear, modern identity and a timeless quality was created.

Externally, all the facades were redesigned to rectify the failing cladding system of the original design. The entrances were updated allowing easy identifi cation of each entry point. They presented a major opportunity to punctuate, modernise and enliven the existing blank facades and promote greater retail presence.

Parts of the centre were successfully remodelled to unite disengaged areas.The new design provides the Seedamm Center with a new expression that is modern but timeless and created an attractive new image and re-invigorated the internal and external ambience positively changing the perception of the shopping centre.

The Haskoll design was implemented by Feusi + Partners, the local architects.

Within Droitwich Spa Town Centre Haskoll have created proposals for a 2.6 hectare site that enhances and strengthens the retail and leisure function.

The modern design takes it references and inspiration from the site’s history. Organised over fi ve levels with retail development, leisure facilities, restaurants and cafés on a sloping site, the Haskoll proposal uses the location to extend the existing shopping centre, already refurbished by Haskoll, and reconnect different areas of the town.

ELDON SQUARE • NEWCASTLE

Newcastle’s prime existing shopping centre redevelopment, the works include: the relocation of an existing bus station, a new mall under the existing, extensions to existing units, demolishing parts and redeveloping.

The development is being delivered as a design and build contract with Haskoll as the contractor’s implementation architect. As Sir Robert McAlpine’s Architect and Lead Consultant, Haskoll are responsible for producing comprehensive and coordinated packages) of information.

Completed in several phases and designed by two different architectural fi rms, Phase III has a gross internal fl oor area of 49,000m2, 27 retails units, including Debenhams and Tesco Metro and was completed February 2010.

A small town in Burgundy, Tournus, near Dijon, is the proposed location of a new Outlet Centre.

Tournus already has a claim to fame which is likely to tempt travellers to make this their break. The town’s many restaurants boast more Michelin stars per head of population than any other town or city in France.

The Tournus project will provide 13,000m2 of retail space, comprising 60 units and a 1,200 space car park. The Haskoll design will refl ect the strong regional vernacular and therefore fully integrate into the local environment.

1. Emmen Center

Haskoll designed an additional third level of retail at the existing roof level, adding a dramatic new roof with a light and dynamic new supporting structure. New mall voids were created to allow natural light to penetrate the scheme. All interior fi nishes were replaced; new ceramic fl oor laid over existing, new balustrades and bulkheads, new ceilings and lights, new signage and graphics. The external elevations were partially reclad and the creation of a civic space and new entrance features. ICSC Finalist

2. Beechwood Place - Cheltenham

Haskoll’s fi rst phase of remodelling includes the car park, shop mobility and control room, then the refreshment of all fi nishes. The fi rst fl oor area will also be increased by spanning the existing void to create a larger retail unit. New food units are created at ground fl oor by infi lling a current sunken garden. Phase II focuses on the redevelopment of the main entrance which is completely reconfi gured with new double height shopfronts on the high street.

Working with Scandinavian developer/investors Steen & Strøm, Haskoll are developing proposals for updating, enhancing and extending six existing retail schemes in edge of town locations.

4. HolmenSenter

The development of a neighbourhood masterplan including harbourside, shopping centre, sports centre, residential and boatyard. Working with Norwegian architects, local land owners and Steen & Strøm. Immediate major remodelling, refurbishment of the existing centre has been completed as the fi rst phase.
