Stay cool and save energy

Stay cool all summer long and save money with a few simple tips for the home:

Light up less

Replace your incandescent bulbs with LED or CFL to re-duce energy consumption and generate less heat.

Know how to set your thermostat

Set your air-conditioning to run on low speed as and when required — the optimum set point during the summer is 23 - 25°C. If you go away on holiday, leave it to run at a con-stant 28°C to minimise humidity in-doors.

Maintain your air-conditioning system properly

Filters should be cleaned at least once every three months by a professional maintenance company.

SBV COMMUNITY NEWS

Housekeeping is one of the most important functions in maintaining and enhancing the community. With this in mind, we have a troop of housekeeping staff dedicated to keeping the common areas of the community clean and ensuring the sustainability of the building. So our spring cleaning’ actually takes place ALL year round, not just in spring!

As well as cleaning the high traffic areas on a daily basis, there are other locations, which get a spring clean at set intervals throughout the year.

Pest Control

During the summer months it is expected that there might be higher pest move-ment, therefore the facility service provider has increased the number of the rodent

bait stations across the community.

The regular fogging for insects have been performed as well the staff of Brookfield Multiplex Services and their sub-contractors work day to day to maintain a high level of sanitation for both SBR and SBV, as this is vital to pest control in the area.

Benefits:

Reduces the amount of waste sent to landfills and incinerators.

Conserves natural resources such as wood, water, and minerals.

Prevents pollution by reducing the need to collect new raw materials.

Saves energy

Reduces greenhouse gas emissions that contribute to global climate change

TDIC have reviewed their Landscape Design Guidelines and the 3 plants listed be-low have been removed from the Successful Plant List under section 4.3.2 and no longer permitted within the community and your villa boundaries with immediate effect.

Conocarpus Erectus

Conocarpus Erectus varSericeus

Conocarpus Lancifolius

We do recommend the removal of all types of Damas tress to avoid any serious impact on your home, it’s value and it’s infrastructure. Below are some examples of the damage that the

Dames Tree can cause:

Root invasion of water tanks and pipes, causing physical damage to pipes.

Root invasion of swimming pools, causing physical damage to pipes, filters and seals.

Disturbance , cracking and subsidence to boundary wall foundations from

roots, requiring civil work repairs.

Blocking of drains, requiring extensive work to locate and remove root systems.

Excessive water bills due to Damas ‘taking’ potable water from tanks and pipes.

Nearby planting, grass, trees, flowers and shrubs dying off due to insufficient water.

Damas Trees ConocarpusSpecies Update to Landscape Design Guidelines –Saadiyat Beach Villas Damas is a common, fast growing species that is frequently used as a screening, hedge and shade tree through-out the U.A.E. A negative aspect of the species is that as it matures the roots can become extremely invasive , and frequently cause damage to surrounding infrastructure. This has been documented in other housing develop-ments in the U.A.E, and we wish to learn from these experiences.
