Make Myself at HoMe

Ihave a new favorite block in downtown Santa Bar-bara. Coming home from the beach last weekend, I saw an open-house sign on Bath Street. Happy to spend a bit more time out in the sunshine, and easily swayed from my intended

errands, I made a detour around the block to discover not one, nor two, but three for-sale signs on the little cul-de-sac formed where West de la Guerra Street meets the freeway beyond Castillo Street. Two of the signs hung in front of handsome, vintage-style condo-minium complexes, but one sign stood in front of a beautiful, gray-and-white, single-story craftsman home. The front door stood wide open, with flags and balloons draw-ing attention. There was no question which house was open and available to view.

The house at 408 West de la Guerra is a single-family home that is unique in a num-ber of ways. First, and most notably, it is brand-new. Built in 2016, it is a craftsman in style and appearance but with all new con-struction. In Santa Barbara, the novelty of a brand-spanking-new home located smack-dab in the heart of downtown is rare. To get State Street convenience, one almost always has to adopt a lovingly used, hand-me-down home. Conversely, any brand-new residence will almost certainly necessitate a drive to get downtown. Whether one considers the bull’s-eye of Santa Barbara’s map to be the Courthouse Sunken Gardens, the dolphin fountain at Stearns Wharf, or somewhere in between, you’re not going to find much in the way of new construction within the city limits, much less within a quick walk to City Hall.

The layout of this house is also noteworthy and quite different from the ranch-style homes of the Brady

Bunch era. Baby boomers will remember the floor plan of many ’70s California tract homes, with the kids’ bed-rooms on one side, the parents’ wing on the other, and common entertaining space in the center. The place at

408 De la Guerra has a more linear layout. The living room, dining room, and kitchen take center stage, com-bined as one great room in the very front of the house. These rooms compose a warm, welcoming space. Walls of windows let the sunlight stream in, the wide front porch extends the living room footprint, and a huge fireplace anchors one entire wall. The gourmet kitchen sports Viking appliances and a big center island, with a breakfast bar that’s sure to be a gathering place for meal preparation and conversation, as well as simply dining.

From the great room, a long hallway extends straight back, with the bedrooms and baths branching off from this main artery. When I was in St. Louis recently, a house with a similar layout was referred to as a “four back.” In my Gaucho days, we called some of the houses on Del Playa “bowling alleys,” in deference to their long, narrow footprint. This shape works for this home. Each of the three bedrooms has its own attached en suite bathroom, lending privacy and versatility for various family or extended-family living situations.

Walking through the back of the house — either exiting out French doors off the back bedroom, or a side door onto a patio next to the long, paved driveway— one encounters a large two-car garage. The sight of a

brand-new garage is rare indeed in Santa Barbara and creates a beautiful clean slate of possibilities, whether you want to actu-ally house cars in it or use it as a workshop, studio, or craft space—or whatever your hobbies and lifestyle desire.

Beyond the garage is a completely detached fourth bedroom with another half bath and its own fenced yard and patio. Ideal imagined uses for this space would be a yoga studio or gym, a teenager’s private quarters, or a perfectly separate yet right-at-home office.

All of the rooms have gleaming wal-nut floors and high, vaulted ceilings with wooden ceiling fans. There’s a bright, beachy, vacation-home feeling through-out, emphasized when sunlight pours in through the plentiful wood-framed windows.

No matter who is lucky enough to claim this wonderful new home, the location provides walk-ability to restaurants, theaters, the summer outdoor movies at the Courthouse, and a front-row seat for Fiesta. It’s less than a mile to the beach and only two blocks to Paseo Nuevo and the grocery store.

Best of all is the block itself. As I left the open house to get back on track with my slightly delayed errands, kids were playing basketball in a hoop set up on the cul-de-sac, and a neighbor pushed a baby stroller down the street. Towering palm trees flank grand Victorians across the way, and a beautifully restored craftsman waits right around the corner. It’s a neighborhood with a mixture of rentals and proudly owned single-family res-idences. In every case, these are people who appreciate being in the heart of downtown Santa Barbara, where errand destinations and distractions both abound.

Ein my building career, I became a fan of passive solar systems, attracted

by their simplicity and modest cost. The five basic tenets of passive solar Eby their simplicity and modest cost. while putting utility rooms, bathrooms, closets, and hallways on the north side.�Add extra glazing on the south side and almost none on the north side.�Calculate the roof overhang to shade south-facing windows in summer but

to let in the sun’s heat during winter months.�Incorporate interior thermal mass to soak up solar heat gain coming through

windows.

The evolution of super-insulated, super-tight buildings since the 1970s has challenged these principles:

�Because today’s buildings with tight shells need little heat or cooling, orientation is no longer an issue. (In a well-designed house, the energy required for space heating is often less than that required for domestic hot water.)

�Similarly, there is now no energy bonus from placing habitable rooms on the south side. Locate these rooms where the views, function, and aesthetics are most desirable.

�Windows are expensive. Adding extra �Windows are expensive. Adding extra �south-facing windows today does not justify the cost; the heat gathered is too little to warrant the extra expenditure. Investing in other energy-saving measures yields a better return.

�Experience has taught that it is impossible to design a roof overhang that lets the sun in when wanted and keeps it out when unwanted.

�Thermal mass is expensive and often interferes with occupant comfort by being slow to heat up when heat is wanted or to cool off when it is not.

Do these limitations mean passive solar design is dead? As originally conceived, yes. But with modifications, the approach still has merit:

�Disregard the long east-west axis prescription, the extra south-side glazing, and the restrictive guidelines on locating habitable room.

�Manage sun control with exterior motorized moveable awnings (relatively inexpensive) instead of fixed roof overhangs for easy adjusting any time of the day or season of the year.

�Select high-performance, high-solar-gain glazing for south-side windows.�Add an extra layer of drywall to walls and ceilings for effective, inexpensive

thermal mass.�And, of course, the house still needs to be air-tight and well-insulated.

Passive systems are primarily focused on gaining heat. Thus, it is advisable to bal-ance this leaning with attention to natural cooling. Arrange for prevailing breezes to flow through habitable rooms. Size and location of inlet and outlet openings can actually speed up and enhance the cooling effect of air movement. Opening up a home in the cool morning hours can drop the inside temperature by several degrees and charge the thermal mass with coolness, contrary to our normal concept of it as a heat sink.

ocated in Santa Barbara’s Riviera, this grand mansion was one of the first built in what was once known as Hawley Heights, named after the business-man who first developed the area into a residential neighborhood.

In the fall of 1886, Walter Hawley arrived in Santa Barbara from the San Francisco Bay Area and acquired several land holdings from the estate of Colonel W.W. Hollister, who had died the year before. One of Hawley’s intentions was to develop the open hills east of Mission Santa Barbara into residential lots. Hawley’s improvements to the hills included planting trees, installing sewers, laying out streets, and installing two bridges. By 1887, the Southern Pacific Railroad brought northbound service from Los Angeles, signaling a land boom in Santa Barbara and Hawley’s uptown enclave.

Elizabeth Lamb was the wife of a solicitor (aka attorney) in Norwich, England, and became widowed when the youngest of her three children was a babe in arms. Upon her husband’s passing, she immigrated to Duluth, Minnesota, where she mar-ried wealthy retired gentleman E.M. Beckman in the mid-1880s. At that time, Santa Barbara was a favorite locale for wealthy retirees from the Midwest to winter, and upon their arrival to the area, the Beckmans immediately fell in love with Santa Bar-bara. By 1886, they decided to become permanent townspeople in the community.

Built in 1887, their home was designed with magnificent cabinetry, wood panel-ing, and ornate marble fireplaces on the inside, while the outside grounds main-tained a carriage house with stables and a roomy hayloft. The outbuilding, seen in the far right in the archive photograph, was later converted into a private resi-dence at 1615 Loma Street, a road which did not exist at the time the mansion was

built on Grand Avenue. The Beckmans maintained the estate until E.M. Beckman’s passing around the turn of the century, when the estate was sold.

Around 1915, the residence was extensively renovated by one of the most glam-orous film actresses of the silent era orous film actresses of the silent era orous film actresses of the silent era— who was under contract by Santa Barbara’s Flying A Studio — Mary Miles Minter and her Broadway actress mother, Charlotte Shelby. Together, the mother/daughter duo stripped the Victorian gingerbread trimmings—including its bay windows, the lovely tower, the finials, and ridgepole decorations—and converted it into its current French-inspired appearance. In 1921, rancher E.L. Patterson bought the residence and lived there until about 1927. After that time, a series of tenants occupied the mansion, including a sorority in the 1950s.

Today, most of the fireplaces are still intact, but the beautiful woodwork the mansion was noted for has been remodeled or painted over. The stone wall fronting Grand Avenue, built by Italian artisans, is still maintained. In the archive photo, the area where Elizabeth Beckman stands has since been replaced with a flat-roofed, street-level garage. The garage’s rooftop patio and the many windows from the residence still offer the magnificent ocean and city views that are the trademark of the Riviera.
