Welcome to Peel’s Corporate Responsibility

Report, a responsible and sustainable approach

to growth and development has always been,

and always will be, at the heart of our

operations. We have always looked to the

longer term, seeing potential and being

prepared to invest to realise that potential. We

hope we have added value and economic

prosperity to the areas where we have invested

and we take great pride in the quality of our

developments and the opportunities that

they bring.

This report covers our commitment to

excellence on social and environmental issues,

both in areas of national significance such as

our proactive approach to renewable energy

and low carbon growth, or simply through the

efforts of our employees to raise money for

charities close to their hearts.

Peel is as much about what we stand for as

what we do, we are about creating sustainable

excellence, taking the long term view, future

proofing our investments, leaving a positive

legacy. In addition to the employment, facilities

and infrastructure we have provided over the

last 40 years, we feel we have also added to the

social and environmental landscape. Peel is

more than a corporate entity, there is an

emotional attachment to what we do.

This report is in part an outline of the current

added value Peel brings to the communities

where we operate and also an insight into the

future sustainable economic, environmental and

social legacy we wish to bring to any community

in which we invest.

Underlying Peel’s long term approach and vision

for its investments is a commitment to providing

opportunities.

Opportunities for employment, for improved

shopping, leisure or recreational facilities,

opportunities for an improved quality of life.

However, this can only be achieved by working in

close partnership with others.

Local communities, regeneration agencies,

and local authorities have a depth of knowledge

central to designing and delivering workable

solutions. The knowledge and experience of our

partners is of critical importance in maximising

our impacts and providing the most relevant

package of benefits and opportunities.

Atlantic Gateway is a current example of

the excellence Peel are looking to create.

Comprising over 50 projects covering

commercial, environmental and social schemes,

spanning the corridor of opportunity that exists

between Liverpool and Manchester and engaging

a wide variety of regional stakeholders in the

process. Projects ranging from MediaCityUK in

Salford to Wirral Waters and Liverpool Waters in

Merseyside offer help to provide a blueprint for

future growth and the future proofing of regional

prosperity.

MediaCityUK

With phase 1 now complete, the studios

operational, and a growing number of people and

businesses now residing at MediaCityUK we are

well on course for delivering a media hub of

worldwide significance which also inspires and

engages the local community.

We are immensely proud that during the

development phase 23% of the spend (£111m.)

went to small contractors in Salford. £257m went

into Greater Manchester’s SME economy and of

the 1,500 people who have worked there so far,

50% have been local. This has been achieved by

a collaborative approach and our partners,

including the local authority and our main

contractor Bovis Lend Lease, could not have

been more proactive on this agenda.

Glasgow Harbour

This flagship waterfront development in Glasgow

is a partnership with Glasgow City Council and

the Scottish Government. The original site

encompassed 130 acres of derelict and isolated

shipyards and docklands, largely unoccupied

and with no public access. Peel has invested

£105m clearing and assembling the site creating

major improvements to public infrastructure,

developing 1,150 apartments, and breathing life

into this previously run down area. In addition to

the jobs the project has created over 30 acres of

green space has been opened up for public use,

including 1 mile of waterfront cycle and walk

ways.

Wirral Waters

Peel is delighted to have recently received

planning permission for Wirral Waters. Wirral

Waters is the largest urban regeneration project in

the UK representing an investment in the Wirral of

over £4.5 billion. The potential for the area over

the next 30 years is immense, with the prospect

of over 20,000 new jobs over that period.

In January 2011 David Cameron and Lord

Heseltine visited Wirral Waters, giving the scheme

their seal of approval.

Trigen at MediaCityUK –

MediaCityUK will be powered by a

state of the art trigeneration plant.

Trigen is a combined ‘heat and

power’ system that uses ‘waste’

heat from electricity generation for

heating and cooling, hence trigen

(Electricity, Heating and Cooling).

This system is 80% efficient

compared with conventional power

stations that are only approximately

36% efficient.

Central to our future plans and aspirations is a

commitment to reduce environmental impacts

and promote sustainable development and

sustainable economic growth. Peel Energy and

Peel Environmental are at the forefront of

delivering low carbon energy and resource

management for the UK, our projects include:-

Wind Power

Peel has an established track record in

developing wind farms. Our first wind farm

became operational in 1999 and our most recent

opened in 2009. Our operational wind farms

have the capacity to produce enough electricity

to power over 45,000 homes. Wind power

remains a key element of our commitment to

renewable energy and future opportunities are in

the development pipeline Including a 60MW

scheme in Frodsham Cheshire which has the

potential to deliver enough electricity to power

36,000 homes.

Biomass

Peel is developing a number of biomass projects

capable of using a variety of fuels from waste

wood from the forest industry, and "energy

crops", to wood from UK waste streams which

traditionally has been sent to landfill. With a

potential output of 20-30 MW for smaller-scale

plants and up to 300 MW for larger port

based plants.

A planning application has been submitted for

Barton Renewable Energy Plant on the banks of

the Manchester Ship Canal, which in addition to

producing enough energy to power 37,000

homes could also benefit from water borne

transport opportunities.

Carbon Capture and Storage (CCS)

Peel’s commitment to low carbon energy

generation includes a commitment to deliver

carbon capture and storage (CCS) on a

commercial scale.

CCS technology allows carbon to be captured

from energy production at power stations and

then transported and stored safely to prevent

it from entering the atmosphere.

Peel’s proposed CCS facility at Hunterston,

North Ayrshire, if approved, could meet the

needs of up to 3 million homes and ultimately

it would capture 90% of the carbon dioxide

produced by the plant!

Tidal and Hydro Power

Working in partnership with Public Sector

partners we have been investigating the

possibility of using the River Mersey for tidal

power generation. We are currently undertaking

more detailed work to bring forward a preferred

design option which will take into account

possible locations, likely power generation and

the wider environmental implications.

Peel is also exploring the feasibility of several

small scale hydro power schemes in the North

West region including on the Manchester Ship

Canal and River Mersey. A local university has

been engaged in this research process.

Refuse Derived Fuel

The proposed Ince Resource Recovery Park,

developed in partnership with Covanta, seeks

to utilise synergies between related aspects of

the waste management process and is an

excellent example of sustainable development.

The recovery park offers an integrated waste

management facility (IWMF) and an

Environmental Technologies Centre (ETC) as

well as a Refuse Derived Energy Power Plant

capable of producing energy from waste. As

well as benefiting from multi-modal access by

rail, water and road the proposals include large

areas of ecological mitigation, landscape

enhancement and a visitor and business centre.

Waste Management

Peel Ports is continuing to develop an excellent

opportunity to provide a waste management

facility at Hoo Island in the Medway Estuary, that

benefits a range of stakeholders by moving

waste primarily via water borne transport,

therefore reducing CO2 emissions significantly,

and wherever possible recycling and reusing the

waste products.

The plan is to provide an excellent waste

management facility and also to create

something unique to the Medway whilst being

sensitive to the Islands local context.

Renewable Energy Centre

Peel Environmental is part of an exciting

partnership with UK Coal and Science City York

for a proposed Renewable Energy Centre in

North Selby close to the City of York. Yorkshire

and Humber has world class research expertise

in Bio-renewables and the North Selby site will

provide a facility that will allow Bio-renewables

research to be tested on a commercial scale.

In addition to our business focused activity on the

environment Peel are delighted to support a number

of additional activities of environmental significance

within our land portfolio. In partnership with a range

of community led organisations long term

environmental benefits have been brought to a

number of the areas where we have invested and

continue to invest, these include;

Habitat Enhancement Plan (HEP)

The HEP was set up by Peel Energy to conserve,

restore and enhance wildlife habitats. Operational

since the Scout Moor wind farm first began to

generate electricity the total HEP fund available over

25 years will be £500,000.

Applications are evaluated by an independent panel

of experts and funding allocated to those projects

with the most potential to deliver habitat

enhancement. The projects have a strong focus on

rewetting the currently deteriorating blanket peat bog.

The benefits stretch well beyond the improvements

for wildlife with the blanket bog providing a major

‘carbon sink’ both for the UK and Western Europe.

Woolston Eyes

700 acres of Peel Land adjacent to the Manchester

Ship Canal, which provides an outstanding nature

reserve run by the Woolston Eyes Conservation

Group. Four separate ‘beds’ exist and between them

over 230 species of bird have been recorded at the

site.

Biomass Crop Research

On Peel land unsuitable for development we have

undertaken research, in partnership with Manchester

University, on growing potential biomass crops and

there suitability to different land types. Started on a

small scale three years ago, the project is generating

some very useful findings.

Peel as a highly successful company operating in

a number of energy intensive industries

recognises the requirement to not only advocate

projects of environmental excellence but also to

monitor and manage our own operational

impacts. We are committed to doing this and our

approach includes;

Sustainability Steering Group

The Sustainability Steering Group identifies best

practice across the company, investment

opportunities in new technologies, and builds

strategic environmental management into our day

to day processes. This is supported by the

production of a bi-monthly e-newsletter outlining

key environmental and social impacts circulated

to all our employees.

Energy Saving Investment

Peel continues to evaluate and invest in a range

of energy saving technologies and good practice

measures to improve our environmental

performance. Investment in improved control

systems, conveyors and energy efficient lighting

at Port Of Hunterston in Ayrshire is expected to

save over 1,000,000 kWh every year.

City of Salford Community Stadium

Remediation works at the site of City of Salford

Community Stadium targeted zero waste, with

the waste produced being used on site for

reprofiling, or crushed and used as part of the

build process. Discussions are under way with

BREEAM about using the build process as a blue

print for future stadia construction projects.

Carbon Trust Standard

The Group was delighted to achieve the coveted

Carbon Trust Standard during last year, the

world’s only independent certification for

organisations taking real action to cut their

energy emissions.

We have been investing in communities for over 40

years, from pioneering investments in Salford

Quays and Trafford Park to the recently opened

Gloucester Quays designer outlet and the exciting

plans for Glasgow Harbour. Often taking a lead to

achieve our vision we are committed to the

communities in which we invest, examples include;

Salford Quays

Before Peel made a substantial investment

on Salford Quays, commercial investment on

the Quays had been tentative. After our

investment, Salford Quays has continued

to flourish to the present day, when we find

ourselves again developing a landmark

media community of worldwide significance

that would have been impossible to imagine

20 years ago.

EventCity

EventCity adjacent to The Trafford Centre in

Trafford Park is another example of Peel’s vision

and commitment for the communities in which

we operate. Formerly a distribution depot, we are

looking to recycle this 27,000 sq metre facility into

a location to rival the NEC in Birmingham.

Although a long term vision EventCity has already

successfully hosted a major King Tutankhamun

exhibition using approx 5,000 sq metres of

floor space.

The Trafford Centre

Planned, developed and operated by Peel until the

recent sale to Capital Shopping Centres (CSC) in

exchange for shares in CSC, The Trafford Centre is

another example of vision, long term commitment,

and a lasting social legacy. A major tourist

attraction for the area The Trafford Centre employs

8,000 people directly, and many thousands more

indirectly, and provides a nexus of regional activity

around shopping, leisure and sport.

Gloucester Quays

The Gloucester Quays designer outlet opened

two years ago in the South West and continues

to build on our history of creative and innovative

investment. Gloucester Quays is a new business

combining leisure, shopping, tourism, recreation

and residential development.

The development has been built using the

existing heritage of the area, enhancing the

waterfront location and bringing it back into

public use. Added to this is the economic impact

of 2,000 new jobs and the further stimulation of

the regeneration of the City of Gloucester.

Glasgow Harbour

Currently under construction, Glasgow Harbour

is a 130 acre integrated development with an

investment value of over £1.2 billion. As part of

this project Peel has gifted land and put financial

support into the relocation of The Transport

Museum to the Glasgow Harbour development.

The museum will both architecturally, and as an

educational resource, rival any equivalent

development in Europe.

The social impacts of Peel go beyond the

positive impacts of employment and wealth

creation established by our investment and

development activities. Engaging with the

communities in which we operate is a key

element of our approach to sustainable

growth.

Manchester International Festival

Peel are delighted to be a Gold Corporate

Partner of the third Manchester International

Festival (MIF). The Festival is an excellent

opportunity for the region to engage with a

variety of arts and culture and it also links to

the aspirations that MediaCityUK holds for the

region, in championing innovation and

creativity.

Imperial War Museum North

A donation of £12.5 million to the Imperial

War Museum North in Trafford Park helped

facilitate it to come to fruition, providing the

area with a world class visitor attraction of

great historical significance housed in an

architectural masterpiece.

Broadoak High School

As part of the regeneration process in

Partington we donated £150,000 to Broadoak

High School to help in its aim of achieving

school of excellence status for its sporting

performance. In conjunction with Manchester

United and the Football Foundation we are

helping support the school in the development

of its facilities and curriculum activities.

The Bridgewater Way

Supporting and encouraging the public use of

waterways is also a key agenda for Peel. The

Bridgewater Way for example represents the

enhancement of up to 35 miles of canal side

for cycling, walking and community use.

This year represents the 250th anniversary of

the opening of the Bridgewater Canal and we

are celebrating this landmark with the

production of a commemorative medal. Almost

25 miles of the canal have been revitalised.

‘Dunnies’ Social Club

On land adjacent to Liverpool John Lennon

Airport we are working with the Speke

community and have helped to re-establish the

Dunlop Social Club, a centre of community

activity, in refurbished pub premises. The

purchase, refurbishment and subsequent

extension to the pub to meet requirements of

the Dunlop members has been achieved with

Peel support in excess of £750,000.

Manchester Children’s Hospital

Peel are proud to have supported the

Manchester Children’s Hospital appeal raising

in excess of £1.5 million over the last three

years. This commenced with a charitable

donation of £1 million to the hospital and was

supported by a range of fundraising activity

including the first ever swim of the Manchester

Ship Canal (some 36 miles), by James

Whittaker over two days. The swim raised in

excess of £150,000 and separately The

Trafford Centre raised over £100,000.

This year a children’s ward was opened using

Peel’s name and we were honoured to be at

the official opening.

The Atlantic Gateway vision is for a low

carbon, sustainable, economic growth zone of

international importance, second only to

London in a UK context. The proposition is for

no less than a sustainable economic revolution

spanning the Liverpool and Manchester City

Regions. The Atlantic Gateway vision can bring

a step change across economic, social and

environmental themes, through

transformational investment in transport

infrastructure, sustainable resources,

regeneration and property development. This

will not only bring major benefits for the focus

area, but can make a significant contribution to

rebalancing the national economy.

Peel is part of a Partnership Board created to

work across the partner Local Enterprise Areas

and determine priorities and actions to help

deliver the Atlantic Gateway vision.

A World Class SuperPort

The opportunity to realise for the first time the

complementary activities between the Port of

Liverpool and the Manchester Ship Canal. A

range of proposed ports at Wirral, Ince,

Warrington and Salford, would significantly

increase the opportunities to move freight by

water and reduce road congestion and the

associated carbon emissions. Linked to rail

and air transport this would provide a multi

modal transport infrastructure as part of a

regional SuperPort.

Complementary Waste and Energy Projects

A range of complementary waste and energy

projects including the growth of biomass

crops, a waste recovery park and a tidal power

project form part of our vision. These projects

offer the opportunity for not only resource

efficiency but the creation of renewable energy

on a nationally significant scale.

Peel is a principal private sector

delivery partner within Atlantic

Gateway. The Peel component

‘Ocean Gateway’ has the potential

to deliver:

• 145,000 jobs, triggering a

revolution in the manufacturing sector

by reducing supply chain costs

• 73,000 homes, to help attract

The 125 mile radius around Liverpool has the

largest concentration of distribution and

manufacturing activity in the whole of the UK

and could be supported by our key themes of a

transport and logistics ‘SuperPort’, sustainable

resources and communities and regeneration.

A Great Place to Live and Work

Atlantic Gateway provides an opportunity to

support investment in green infrastructure and

quality environments. Through connected

natural spaces, destinations, waterways and

other attractions, there is the opportunity to add

real value to the natural and tourism economies

of the area. This area of work is being delivered

through the ‘Adapting the Landscape’ strategy.

Peel is supporting the creation of a Community

Environment Fund to support the delivery of

Adapting the Landscape and to help engage

communities at a local level in the Atlantic

Gateway initiative.

Wirral Waters

Peel was delighted to receive planning

permission recently for Wirral Waters. Wirral

Waters is the largest urban regeneration project

in the UK representing an investment in the

Wirral of over £4.5 billion. The potential for the

area over the next 30 years is immense, with

the prospect of over 20,000 new jobs over

that period.

Atlantic Gateway covers a diversity of urban

areas, natural environments and transport

corridors between the cities of Liverpool and

Manchester.

It offers an outstanding opportunity to harness

the vibrant City Regions of Manchester and

Liverpool and develop the hinterlands between

them to place the Atlantic Gateway on an

international platform to attract and retain talent

and investment.

A variety of different approaches tailored to our

individual operating companies are used to

support, train and develop our people to

maximise both job performance and job

satisfaction.

A Manager’s Guide to help ensure consistency of

approach, Investors in People accreditation, and

the use of a number of nationally recognised

training programmes such as Apprenticeships,

Skills for Life and Train to Gain have all been

utilised to support employee development.

However, the role of our employees goes far

beyond the commercial success of Peel and

we are delighted with the role they play in our

partnership activities with community

organisations.

Ardgowan Hospice

Employees at our Clydeport operation worked

closely with staff at the Ardgowan Hospice to link

a visit of the QE2 to the port with raising money

for the outstanding work of the hospice. Over

£8,000 was collected and Clydeport then topped

this up to £10,000, establishing an excellent

partnership in the process.

Sparks

Peel is delighted to be working in partnership

with Sparks, the children’s medical research

charity. This exciting alliance will see The Peel

Group and Sparks working together to save and

change tiny lives throughout the North West.

Sparks is a unique children’s charity, funding

medical research into the prevention, treatment

and cure of all conditions and illnesses affecting

children, babies and expectant mothers.

The funds we raise together will leave a lasting

legacy in the North West, which will have a

positive impact on the health of mothers and

their babies now and in the future.

The Bupa Great Manchester 10k Run

Each year for the past 4 years a team of runners

from Peel Management Services have run the

The Bupa Great Manchester 10k to raise money

for charity. Interest and engagement with the run

has grown year on year.

Wear it Pink

Annually Peel Group offices also participate in

the Wear It Pink day for Breast Cancer

awareness, as well as activity for Red Nose day

and Comic Relief.
